    Nice apartment to renovate and very convenient parking which is a winner. Love the colour pallet you chose for your apartment Palazzo Venturi with that mixture of old meets new which I think these days, people really want.

    It's a desirable property to renovate ...location, floor plan, parking, ground level, plumbing, electric. The renovation looks mostly cosmetic. Thank you 🎉

      First thing I would do is lose that wall between the kitchen and the dining room. You’d have to check with an architect, but it might even be possible to take out the hallway wall as well so when you walk in the apartment, it’s one big great room.
      That would really open things up and wouldn’t cost hardly anything to do. Then I would just put in a decent flooring throughout the apartment. We’re blessed here in southern Tuscany to have manufactures of real solid travertine flooring. Not like you used to see in banks in the 70s, but natural stone with all its imperfections. I would use that in the common areas and just put some oak in the bedroom. That would cost about €11,000 installed for everything. Then just a nice paint job on the walls, updated kitchen and bath. I think all in for €35-€40,000 you could have that place look brand new. Or brand new old depending on your tastes!

    I am from Tuscany but have lived in the State for 58 years. Now at 75 yrs old and widow, my kids all grown. Would love to move to Tuscany, to enjoy
    My old age back home.....
    I need one Bedr. But would like 2 Bedr. Nothing too big. Not many steps!

    I would say1960 w as when the terrazzo look was in. My mother and father had one installed in the dining room room. It also had largepieces of marble which my father got from wash stand tops which were chopped up.

    Nice spacious apartment!
    Having contemplated the floor plan and watched the walk through, here's what I'd do with it if I was buying it for myself.
    The first room where you enter would be my entrance hall/dining room. I don't like walking from the 'outside' (even if it's a communal hallway) straight into my living room, and this room would be a bit dark for me as my main living room. However, it would be great for dining in the evenings - great by candlelight! The large closet off to the side would be perfect for my coats, boots and general stuff.
    The 2 large rooms opening from the rear of the entrance room would be my living rooms - the one with the fireplace and most fully-exposed frescoes would be my everyday sitting room and the other one, in the corner of the floorplan, would be a library/snug. Both have better natural light than the entrance room.
    I'm one of those rare people who hate open-plan kitchens, so that would stay as it is, just re-fitted with up-cyled pieces bought from antique/salvage markets.
    The arrangement of the remaining rooms, opening off the corridor, would stay the same - 3 bedrooms and 2 bathrooms. I wouldn't sacrifice a bedroom to create 2 en-suite closets and bathrooms - for me a ratio of 2 bathrooms to 3 bedrooms is just fine. I know I'm going against the grain again, but I've lived very happily for 58 years without an en-suite, and armoires have always stored my clothes very satisfactorily.
    The price is fantastic!

    I really like what you've done with the place you own and rent out.
    Is the one you live in the same one you showed that lady doing the wall?
    That ground floor place would need a lot of work to make it really nice like yours.

      We live on a farm about 5 mins from town. We rent a house for now, a bit of irony…. Our rent for the house for the month is only 3 nights rent collected for one of the city rentals. Plus for our dogs it’s better.

    Here in the states, I live in Arkansas, rent for a 3 bedroom 2 bath is around $1800 - and up. My house - 4 bedroom, 4 bathroom, would be $2400 a month to rent..

      Here you can buy and pay off a 3/2 in 60 months paying $2000/mo. That’s the difference here. Twice as nice at half the price.

      Yeah…. I guess it’s kind of the same everywhere. And I don’t mean everywhere in Italy, I mean in the world. Desirable stuff has gone up a lot lately. But you can still find SUPER affordable properties here in Tuscany even.
      I’m trying to get with a new agency group near here so I can start showing nice apartments in Tuscany under €100,000. They really do exist. They won’t be in the historic center of Montepulciano, but close by.

    In the apartment for sale, when you exited the bathroom there was a small step up and a door. Was that to the outside or where does that door go? Love your videos on Montepulciano as it brings back my memories of when I was there. I love seeing places where I have been and recognize.

      It was just a little closet with a couple of bags of concrete and the water heater. It was dark and I didn’t think worth showing.

    I know some of those million $ listings have quite a bit of land & sometimes vineyards. I've been looking at listings for over 2 years.

      I’ll go back today and see! I know that Vino Nobile designated land is selling for about €150,000 per Hector. Also, the multiple Chano designated grape land is selling for about €20-€25,000 per Hector.

      But that is very localized in the most popular hsitoric centers like Lucca, Montepulciano, Siena etc. I have a new video out next weekend about the places that are right next door to big famous places that are soooo inexpensive. I mean like 2500 sq ft houses for $150,000! Don't worry there are always more deals. But Yeah, things have really jumped since 2020.

      Yep sounds about right. I’m guessing the last full-time resident there fixed it up when they moved in and lived there most of their life and is now passed and left it to family who’s gonna finally sell it after letting it sit for years. They probably decided they either didn’t want to spend or don’t have the money it will take to fix it up. If you live somewhere your whole life from adulthood, the way everyone here lives to be 80 or 90 years old, early 1960s would be about right.

      Well number one they are stone mostly so they would never be painted…. I mean… 🤷🏼‍♂️
      Most are solid. The town I live in, Montepulciano has many many hundreds of buildings all made of stone and I can’t think of any in the whole town that are just falling down. Could some of them be power washed to bring back some of the original luster of the materials used…? Sure. And sometimes they are. But I think most people look at it as a patina of time not a big negative.

      I imagine people that want to live part time and make some money the rest? Or that want a business here? Or that don’t mind being lonely for 6 weeks out of the year cause that’s about all you get without tourists around.
      Italy gets like 50 million a year. They be everywhere.

      Watch my video coming up about pricing in Italy. There are apartments in better condition for 1/4 price 10km away…. BUT they aren’t in this town. It’s like why an apt in Manhattan is $3M and one in Camden, NJ is only $100K…. Location.
