    I recently moved out of Grand Avenue Condo complex in Pattaya Thailand and I have been asked by many subscribers to review the place. So that what I will do. Give an honest review of the complex and living in Pattaya in general. Hopefully it doesn’t sound too much like a rant.
    My name is Brian but everyone calls me Greeny. I retired in January of 2020 after working 30 years in my field. I didn’t want to work so long that I would be too old to enjoy my retirement. After living in Michigan my whole life I decided I wanted to retire somewhere warm, somewhere exotic. I sampled a ton of places in the Caribbean, Panama, Colombia, Turkey but set my sights on Thailand. I spent most of the winter of 2020 exploring Thailand then ......you know what happened. IT!!!
    So I had to catch one of the last flights and come home. Now I’m back.
    Why am I making videos? I need a hobby. I feel if I don’t do anything creative my mind may melt. I can also easily go back and reminisce by watching the videos. If anyone else enjoys them then that is a plus.

    Don't be sorry for giving an honest review. It was very helpful. Currently I live in a guesthouse. I've just started looking at condos to rent. Grand Ave. was one of them. Based on your experience you've saved me from wasting my time. I've lived in Pattaya for 18 years finding a good solid condo isn't as easy as some think. The elevator, air conditioning and issues you've had aren't all that uncommon. So thank you very much for an informative review. I've seen other reviews for condos where the presenter has been blowing smoke up the viewer's ass. So an honest opinion is much appreciated.

      For a month it’s way better than a hotel. Just hope you get a comfortable Bed. That is random.

    Revisiting this one as well. I'm pretty sure I'll do the same thing as you - I'll spend my month in Grande Ave but then I think Im heading over to Jomtein and getting one of the beach view, hi-rise condos. I've always preferred the low key life over in Jomtein.

    My condo is at the bottom of a Soi off Thap Phraya Road and is as quiet as a graveyard at night - and during the day - because there is no traffic. I can walk to Jomtien in 10 minutes (or get there in 1-2 minutes on the baht bus), can stroll down to Pratmanak in 10 minutes, or can wander down to Pattaya proper in 20 minutes (I do a lot of walking), or it just takes 5 minutes on the baht bus. I have a great gym and two fantastic swimming pools, and the development is surrounded by restaurants. I bought off-plan, was one of the very first to buy, and deliberately chose a unit not facing the pool! I made that mistake in Hong Kong!

    Heya Greeny, I can't believe it's been 6 months! I started watching when you were in quarantine. If I had to choose I'd be in Jomtien or Baan Saen however you spell it. I am moving there to retire in September but I am staying around Phuket like Rawai or Kamala or my other favorite Samui, I haven't decided yet. Thanks for your videos I hope to see you on a beach one day

    Thanks Greeny! Don’t be sorry, keep it real. You are not the first person I have heard mention poor construction/issues that should not be with a newer building regarding Grand Avenue. As someone who is interested in buying a condo in Thailand I would much prefer the truth over someone blowing smoke up my ass.

    These honest reviews are great..really helps us know the real whereabouts of the place.. I have really been thinking to buy a condo at the base on second road..but in long term I know definitely that’s gonna suck!!

      Agreed - an honest review is usually best in regards to a place to stay. I just watched 3 other u tubers on my subscribe list and luv all of them, but they have never posted a vdo in which their meal or trip etc wasnt the greatest thing ever. I enjoy their vdo for entertainment sake, but in terms of adding anything they do on my “to do” list, usually don’t as I’m not sure they’re giving a honest review

    Have another beer and tell us what you really think ! Actually I like hearing your honest opinion. Not always wine and roses. Moving to Thailand is on my radar , was planning on sometime this fall , at least for a 3 to 4 month trial run, before deciding if I want something longer. Holiday somewhere is different than living there . Pattaya being a perfect example of that.

    Appreciate the honesty Greeny, keeping it real. Hope the positives are outweighing any negatives in your new place. I'm guessing it would be best to just do a month lease in a new place to see how it is. Then if it's good, go again for 3 or 6.

    I find that over time the little things can become big things and very annoying, I completely understand your feelings.     Great review of the Grand.
    Like you, I lived there for six months March until the end August 2020
    I understand all your frustrations, i experienced them too.
    Especially the one about the lifts.
    I was stuck in one between floors for 30 minutes.
    In the several months I was there I saw other people stuck in them too.
    The pool maintenance was a bit suspect too.
    I sometimes looked out my 6 floor A Block condo and the pool was a hideous green(y) (sorry) colour.
    The one great thing about the Grand has to be the location!
    It's perfect for everything.
    I hope to move to Bangkok at the end of the year.
    Although I'd like a house on the coast too, perhaps Bangsaray, although I do enjoy Hua Hin. I've been there many times.
    I've got plenty of time to think and look around, I'll be retiring then.
    Thanks for your, candid views Greeny, good luck in your new surroundings.

      Hi Greeny, that’s interesting. I was due to retire in LoS in November but because of the pandemic/lockdown my plans are on hold until things become clearer. I’m lucky, I bought a 2 bed 2 bath condo in Jomtien in 2007 and I really like it. It has 105 m2. It’s taken a few years but I’ve got it how I like it and will make it my home when I can.
      Forgive the pun but the grass is always greener on the other side but I’m interested on how your plans aren’t what you’d hoped. The news in the west is depressing at the moment which is one of the reasons I can’t wait to leave, I never watch western news in Thailand which is why I walk around happy.
      Wish you well my friend, but remember so many farangs would love to be there, alcohol or not 👍

    It's easy to get caught up in the new ones of a brand new condo.. Shiny new appliances etc. Having lived in several places My 1st 3 questions are water pressure? Internet? And how close is the nearest Costco. Where did you end up purchasing your condo?

      About 5200. A little pricey but you get what you pay for. Complex is ten years old but like brand new.

      All the buildings seem to have different companies hard wired in. Mine here is 3bb. 500mbps. Pretty good.

    Greeny I appreciate your honesty. This is why I follow your channel. I am not a bar guy so I don't think Pattaya is good for me but it looks relaxing now. I live on Lake Erie and I understand wanting to swim in clean water. Fortunate for you that your bum gun did not break as you were using it. Lol !! That would have been a video !!     Thanks for the review of Grande Avenue. It was one condo I was considering mainly for location if I were to move to Pattaya. I have stayed in a few condos at Jomtien Beach in AirBnBs for about a week at a time to get an idea of what they were like. I know Pattaya better than Jomtien and there are several restaurants there I really like, while I haven't found any restaurants in Jomtien that are as good as my favorite restaurants in Pattaya. However, your comment about how hot the condo was reminded me that there is a major difference between being on the Beach Road and anywhere inland in Pattaya. It is easier to find condos in Jomtien that get a reasonably good sea breeze than in Pattaya. That can turn out to be quite important for comfort over time.

    Don't trash GA and Pattaya the much. You met your lady while living at the GA. Would it have happened if you were an hour south in Rayong, Chantaburi or wherever you are now? And now, living with your lady, there is no need to prowl around and you can happily live out in the boondocks.

      We have a place in GA that we use as a holiday home. We live in Bkk and use GA about 10 days a month.
      My impressions thus far after 12 months is that it is ok. There are a lot worse in Pattaya.
      I am a civil engineer and have some observations on the quality of construction. However, I have seen similar problems in a lot of condo buildings in Pattaya. The key is how well managed the condo building is. In terms of location, security, quality of fixtures and fittings it is ok. Security, thus far seems to keep a handle on things. It will be interesting to see how things go when Pattaya opens up again. E.g can they control the number of airbnb type short term tenants.

    Jomptein or wonagmatt beach are very clean in pack tourists time in Pattaya or bangseng a lovely place as well . Seen grand ave on video some nice apartments there . Good choice for walking John

    Hey Greeny, good vlog, I agree the best part for grande avenue is location and newness of unit, but I think of Disney when I see it- not ideal for long term rental. Not sure why you are upset at the end....its behind you now dude so let it go and move on. All the best to you sir.

    I look at it as a positive review and not negative you are being honest . I would have been pissed also if I moved to a new apartment and my AC didn’t work microwave and especially internet . You expect those to work especially in a new apartment. I had those experiences like you in but in other countries. So don’t beat yourself up for no reason. My question where do you live now? I am still waiting for the ASQ quarantine to end . That is pure crap to do especially when I am vaccinated. So I will wait . Hope to meet you soon

      Just learn it online, on TH-cam. You don't need to go to any university to learn a language. When you are in Thailand just communicate to locals in Thai and they will talk back in Thai, then you will know whether your Thai skill is correct or wrong

    That pretty much sums it up for me. Go into town for a night or two, have a nice dinner with your lady, drinks, good hotel, do some shopping and then get the fu%k out. Thanks for sharing certainly gives me some insight. I think best for me to do a short term rental, 3-6 months, travel and find an area I like, then move there. Have a good one! rb

    I've been waiting for this video when you mentioned it awhile ago. I agree with your assessment of the central area. If I was to stay in central pattaya, it would only be for the first 3 - 6 months just to get acclimated to an area im familiar with....but once those tourists come back, its going to be super crowded with party people. I prefer jomtien much more or the area where you live now looks really good I think you've made some great decisions in your place to live.

    It seems that living in Downtown Pattaya would be better if your target location is closer to Beach Road. At least you would not be so locked inside a cramped area and have an ocean breeze. Wongamat is good but a bit too far from the action... Hard decisions. Thanks for the review... Now I will avoid pools that are surrounded by buildings.

    And yes if you had a temperature or they say you had a temperature they might drag your ass to a hospital, put you in ICU start charging you out the ass and then you would find out if your COVID insurance was good and valid or not. A dozen days in a crappy little isolated hospital room quarantined. I have only heard of a few stories where they actually dragged a farang off to the hospital if they tested positive. Not sure if I heard what they would do if a temperature was the issue

    Good review. He is listing many of the things you will find with Thai construction. Of course they buy cheap stuff. They install it poorly. They do not maintain anything. All those new places should be looked at with a very critical eye. Water pressure the same on all floors? Good luck. And if you have problems that actually come from other units like leakage, noise, etc.. And this was all without any neighbor issues. I could never recommend buying there.

      @@grahamjohnson4702 You got that right. I have been going there since 2004. 15 trips so far. I almost bought back in 2005. USD to baht was still at 40. 1 Million baht place would have cost only 30,000 all included. In the long run, considering all that I spent on hotels, I barely would have broken even if I went a few more times than I did. And that is assuming no special maintenance, or damage, or other issues that may have cropped up. Also, when I go to Thailand I move around, go to different cities, provinces, Khorat, Phuket, Bandkok, Ko Samet, Sukhothai, etc. and while there I had to pay for those hotels, so in a way it would be like paying for two places at the same time. I am also sure I would have gone to Thailand and stayed a few more times and probably stayed longer than I did if I had not bought the place. While fun, yes, but in the long run that would have hurt my bottom line, because I would have turned down work and engineering contracts back in the USA to hang out in Thailand! Now just waiting for COVID policies to settle out a bit. Missing the place and can and am willing to put up with ASQ and all that stuff except I hate paperwork, a month process trying to coordinate things etc. Right Now I am on a contract in upstate New York in Syracuse and I love this time of year. As Fall wanes and the cold starts, I will go back home to Florida and maybe by then hit up Thailand

      @@grahamjohnson4702 You know its funny. I am an engineer. When I am in Thailand I do enjoy watching the Thai TV channels. I pick up a few more words by context or sound. One channel I come across often is some sort of technology teaching course channel. I have seen them show presentations and lecture on how vapor compression refrigeration works, jet turbines, and other things. I do wonder if there are any standards for anything over there such as the EU, UK or USA have, such as Electrical codes, plumbing codes, etc. Of course with brown envelopes such things are rarely enforced, or penalized if not followed. But I wonder if all these buildings, many of which are foreign owned or backed follow any standards? Who would know? Even things like electrical outlets so many feet apart in a condo or a house are enforced in the USA because the idea is to limit crazy use of extension chords, or to help limit the number of outlets and hopefully the current that a breaker line is carrying

      @@gkprivate433 Electricity isn't grounded in Thailand I've seen wall sockets blow up on several occasions. I've been in condos where all the electrical outlets are on one side of the room and not a one on the other side. TIT.

    Thank you for the insightful video on Pattaya. As a chronic bitcher myself, I welcome your critical evaluation. BTW. this video's audio signal is right channel only - no sound on left. Your two videos before this one are either stereo or dual mono, but sound is present in both channels (I just listened). You might need to toggle an audio setting on your editing software...

    Good review of Grand Avenue. That condo is made for sex tourist and sexpats. Fun in the beginning but it gets old after. Location is good for convenience since everything is around there. But you spend much more money there also. Costs are higher too. Further away cheaper it get. That's why many end up on East Pattaya or in Issan or North and North East.
    Good that you got out early. You'll live longer.

    the thing I could never understand about people relocating to a beach/water front area and choose to stay in a place that has zero view is just mind boggling.... finance aside of course. so when greeny talked about wanting the full and easy access to the beach, and yet choosing to stay in that "jail" like environment (well, maybe that's a bit harsh, but the mono-toned cookie cutters are just too much, especially for a retiree), especially coming from america, (not saying america is holier than everyone else, it's just in america typically we got more open spaces) just blew my mind away.... (this is basing on the fact that greeny just spent a lot of money purchased the condo his is living in.... this suggested greeny isn't budget constrained)
    anyway, Greeny, not trying to criticize you, just doesn't understand your decision. at least you have learned that it's not only in america that has shitty construction jobs, thailand has it too. but as you have said, you didn't own that place. and you are out of there. your new place looked much better.

      You nailed it mate the key is stay about 10 year max move to the next big thing move on when start to look tired . Location and near new it’s a great place depends on funds I would say . You spend a lot of Time in your condo in Thailand especially in day you want some class
      Hilton you would last about 4 days on same money maybe 3 so guys you do get bang for your buck

      My wife always has concerns. That is life! Life here in Malaysia is continual gov restrictions! At least you can go out to dine. I think of getting the thai retirement visa as mm2h is a good program in malaysia, but there are so many restrictions in Malaysia. Lived in China for ten years. I think Malaysia gets more and more like China every day. Have a good one.

    Oh Im sorry listen the Avenue is not as great as everybody said. That support my idea that many of the new building are no good quality and without much planing also irregular manegement team. I usually check that the Air-com unit are as close as possible to the outside engine, and also need to be in taller position than the engine unit to be able to through the condensation water outside, no inside the condo.

    My friend just took a 1 bedroom condo in the BASE he got really good deal 7,000 baht he took a 1 year lease at that price, I like the BASE it’s small but good for holiday partying for a month but I could live there no problem
