    As a born and raised Calgarian, I felt proud of being a Canadian and a Calgarian. This video was great . I find that if you practice patience, you can learn to deal with the growing pains of the people moving here. When I was born, Calgary had 310,000 people.

      Unfortunately we are getting alot of illegals here who have criminal records via USA and abroad. I aided with CPS In our neighborhood as we had 2 professional criminal gangs shack up here in the past 2 years, not Canadian citizens! And now with the housing shortage we have 9-12 people living in 900-1500 sq ft homes. Read the story about the house explosion recently. Increase in violence at Ctrain stations, increased homelessness is a concern and the handgun traffic from the US is increasing. Even our park has homeless tents now.
      I've been here for decades. The past 5 years our neighborhoods have seriously suffered. Our mayor has gotta go! And so with Trudeau.

      I think this is a good look at the city. There are some amazing vibrant communities that offer unique experiences. As well, the rental market is extremely challenging for those who can’t afford to buy. That is becoming a barrier to entry and people coming here should be aware of that.

    Amazing video and absolutely on point! I moved out to Calgary last month from Ontario and I'm already certain I'm never moving back :D! You're definitely right when saying it's not for everyone but the fast-paced lifestyle of Toronto was not for me. I am originally from Grenada, a very small Island in the Caribbean and Calgary is the perfect balance of a big city with a small-town vibe. I can't wait to explore more! Also...almost every part of the city is within a 20-30min drive and the Rockies in your backyard is just breathtaking!!

Working as a real estate agent in Toronto is impossible with over 30,000 agents in the city. I love Calgary, but this is a very rosy picture…. It’s all these things you mention if compared to Vancouver, Montreal or Toronto…. But for most people, the surge of people moving there and increase in investing parties from outside AB have really increased cost of living, unemployment is one of the highest in the country, and many of the small city benefits are not really existent any longer.

    • @BradMcCallum
      @BradMcCallum  10 หลายเดือนก่อน

      Since we released the video five months ago some things have definitely changed - but unfortunately it’s not got a lot better elsewhere either, so although the advantage isn’t as strong, in many ways it’s still got an edge over those major markets, but you’re right - it’s not the same as it was.

    The rentals for the two bedroom condo in Calgary costs around 2000-4000, which it was 1200- 1800 two years ago. Now it is not affordable anymore. The average house price is around 600 k. If you work in the oil & gas industry, your salaries are above 100 k , you can afford 600 k above houses. If you work in the other industries, you do not earn 100 k. When the oil price drops, you lost the jobs in that industry. the homeless and crime rates hike in downtown area.

    Great video Brad! I just released a video on my channel with a very similar title, but about moving to Lethbridge. Yours definitely has mine beat on the production value tho! 4:58 you used a stat from 2022 but detached homes in Calgary have increased over 100k this year alone. Do you think we will see this trend continue?

    • @BradMcCallum
      @BradMcCallum  ปีที่แล้ว

      I believe so! I'll leave it up to you to decide if that's a good or bad thing. There is just a higher demand for the life/real estate that Alberta has to offer because of our provinces affordability. As long as the demand remains higher than the pull of higher interest rates on pricing, I think we'll see appreciation.

    I had lived in Calgary from 2007 through 2012. When the oil & gas boom had stopped and the oil projects closed down, I lost my job at and decided to leave the city for a job in another province. If I hadn't lost my job at that time, I would have never left Calgary which is until these days my favorite city in Canada. Finding a rental home has always been and is a major challenge there. Also, finding a job in Calgary without a car is not an option.

    Thanks Brad. Have a question for you. 3 years ago my Dad gave me $500k to pay off the house (Calgary), now that it is about $650k. What should I do: doing nothing and enjoy the debt-free, keep the house and waiting for higher price in the future, sell the house and invest in something, or something else. Please give me some advice.
    Wish you all the best.

    • @BradMcCallum
      @BradMcCallum  ปีที่แล้ว +8

      Thanks for your comment - without fully knowing your situation, I'm limited in my advice - but here's what I'd consider if I were you. Let's say you chose to sell... what would you do with the money? Stocks look risky - and the outlook is generally bearish - with an expectation that the US could enter recession or might already been in it. So I wouldn't invest there. You could take the money and put it in a GIC or money market fund and receive 5% on your money - but there are some concern around the banks and liquidity - so it means that this isn't a totally risk free approach either. Right now, around the world, people with money are seeking safe assets, and there are few places to find them. Personally, if I were you - I'd hold your house. I believe Calgary market will continue to appreciate due to low supply and high demand - and you're insulated from bank issues somewhat, and you don't have to worry about stock volatility. There is no SURE thing. Even just selling and buying again has expenses. I'd either ride it out, or leverage it to buy rentals. There is strong demand for rentals here. Be conservative though with whatever you decide!
