    Bahadurgarh aur nazdik hai airport or gurgaon ke,rohtak bhi near hai...end-user kaha se aayenge

    sector 34 where godrej is located, this project is surrounded by HSIIDC industrial parks. Lots of industries are surrounding godej and eldeco project. Normal AQI level is going to be atleast 1000+. So investor who already invest here, wont be able to sell. End users will have to live inside a gas chamber. I am from sonipat, my request is to stay away from such projects. I suggest every one to invest in main residential sectors like sector 7,6,18,19 where no industries are near by and entire zone was created as residential zone. Please see the master plan of entire city before investing. Dealers are getting commission from builders they will ruin your hard earned money for their commission. Dont fall in their traps.

      But how do you know about all these.. im considering eldeco Amor to invest in plots can you advise ..will I be able to resell it after 3 years with appreciation as thr r industries nearby

      Eldeco,godrej,dlf sell their products with future prices..eldeco amor is selling plots around 90+ psy. You will be getting a payment plan to pay this.but current price of entire city is around 70k psy not 90k. Godrej investors before 2 years back are not able to sell their units..and ask yourself that will you buy eldeco amor plots @ more than 1 lakh psy after 3 years to build your house. If you would like to then buy this otherwise no.

      Industries in other sectors nearby are 320 and 330 type means light and extensive industry. This is the same as Udyog Vihar in Gurgaon.
      No intention to influence your buying decision. But I wanted to share the exact fact.

      False statement "not a proper residential".

    All new builders like eldeco amaya,godrej,mansha are not in proper residential zone as per master plan. only Neoliv,TDI,parsvanath,omaxe,sector 5,6,7 are location where you should invest. Old builders has occupied main locations, new builders are comming on useless locations.

      @@Voice-is-enuf industries for any kind is not suitable near residential areas. my point was that these new builders are developing land wherever they got. They are not developing township ,they are developing small societies . it is hard to develop/provide separate facilities like STP plant,power houses/water source/sewage system and many more. Govt wont be able to address so so many small scale societies in a city. it is also hard to connect all such small societies if there is no proper master plan. HSVP/omaxe/parsvnath/TDI these township has a meaning because they were developed to hold thousands of families , these township can easily connected and govt can provide basic amenities to thousand families at same time. BUT societies like eldeco county (23 acre),amaya,PP,godrej,HERO,mansha/rishika and many more, who will cater these societies ? Now they are providing borewell water,tanker sewages,generator electricity.once the builder will handover them completely, govt won't be able to support these. Fault is inside town planning deptt. Such small scale societies should not allowed in a city.

      @@Voice-is-enuf may be you are a broker so you mind with your business only. but I want my city to be perfect as chandigarh where everything is working perfectly under govt control not under builder control. small builders will make their money with the help of broker and earn their profits and exit. Their soul is not connected with city, their soul is connected with money only.
