    Cooling measures have not brought about a reversal of the price trend. Even the latest most severe cooling measures, HDB resale have still continued to rise - 16 consecutive quarters to date. The 15 month cooling measure has brought about distortion in the rental market too.

    There were at least 8 private property en bloc sites each in 2021 and 2022. These people have gotten their proceeds and waited out their 15 months, so, charge they go into HDB resale. Private properties are launching at more than $2k psf, even in far flung places pricing out many, including those who en bloc'd. The government will have to step in before this becomes a political issue.

    5 years ago 47 sqm BTO two room at admiralty 6 level unit cost 126k under single scheme, now for similar size and level unit at Tenggah, it is 206k
    Jumped by nearly 100k within such short period for a two-room BTO!!

    So long it is for own stay, all Singaporeans should be allowed to buy a hdb - resale or bto. The middle or middle upper income Singaporeans who own a EC or a small condo are squeezed the hardest because of the 15 month wait and high resale HDB prices (comparable to EC resale prices even). Resale and new condos are sometimes not an option for this group of people due to very high entry prices and a very shaky employment market still.

    The expected price increases of hdb resales was prophcised when I heard new rules of plus and prime with 10 yrs mop announcement in aug 2023, 7 months ago.
    Why I could see it coming bc the plus prime rules would stop the supply of new resales flats into the market on whole island.
    Especially the plus condition of which w kill the supply of flats near mrt and central market community regardless whether it is outskirt estate .
    MND although is addressing the lottery effect in plus prime estates. But young peoples who wanted to choose their own locations would trade-off for the shorter lease yrs of reslaes with BTO.
    Not to mention that no waiting times for resales compare to the BTO 4 yr of buiding +10 yrs lockdown.

    HDB units don't topple like those in countries plagued by earthquakes. Low crime rates and efficient government, everyone knows it's good value for money. Cheap cheap cheap, to be frank. No one can extort the wise government.

    Unaffordable just demand GOV to give more grant… right hand pass left hand is still our own hands…
    SG land so expensive but foreigners can afford buy like nobody business. Can’t be the lower it gets the lesser they buy right? Those PRs waiting to buy our HDB will really be celebrating and rushing to buy if HDB crash.
    Malaysia so big they also can't tahan land kena buyout by outsiders not to say SG.

    The 15 month bar for condo seller to buy 5 room HDB drove up prices of 4 room flats. Now the owners of 5 room HDB flats would want a sell price much higher that price of 4 room. So in effect the gahmen policies have driven up the prices of 5 room even more cos now 4 rooms can command higher premium than before the requirement was introduced.

    All new 5 room Bto price in most mature estate are price starting at 7++k. These are price according to resale market price. Either way Gov huat big big..

    Of course HDB resale will go up. For how long had HDB remain stagnsnt and decline whilst private property surge ahead ? what does this mean ? It means HDB had been undervalue for over 10 years! Part of the probkem is the stupidity is driven by Property gurus who keep on telling people that HDB will continue to depreciate to Zero value ! Now that argument does not make sense as private 99 LH property also will have zero value if the land lease runs out and the application of lease extension also gets rejected especially government will be abkevto get even more revenue by rebising the landvwith new 99 LH status or revised the land with higher plot ratio!!
    The other main reason is the private property mortage rate 4.5% versus much lower HDB mortgage rate of 2.5%. The differential of 2% makes a lot of difference in terms of monthly payment.
    Finally, if HDB price goes up, how will it impact the land price ? Overall land price will increase. Who will benefit the most on land sale ? just imagine, if HDB price eventually goes to zero, it means 80% of the household will be very unhappy.
    Finally, which property gives the best rental yield ? HDB or private?

    I remember resales flat used to subject to 3 years mop. When resale price went up . Hdb changed policy doesn’t allow private condo owner to buy resale hdb n also increase resale mop to 5 years. Perhaps hdb can impose same restrictions on those current resale n bto flat yet to reach mop near amenities (plus flat category) to same plus flats restrictions. By doing so it will moderate the rate of increase of hdb resale flat n also indirectly moderate private property price as will be less hdb upgrader pricing effect on comdo

    Will hdb resale flats plunge in the next few years with abundance of new bto flats completion soon? What will happen the next few years, economic downturn and many retrenchment in the workforce especially geopolitics in Asia and Asean regions? The declining population and with abundance supply of bto soon i foresee property prices will be badly hit.

    Those who already own a home want home prices to go up, those who havent own a home wants prices affordable. The fact that bto prices are tied to resale prices, makes it impossible to satisfy both groups at the same time. The only way to solve this problem, is a complete separation between BTO and resale. A suggestion would be to disallow HDB to be sold in the resale market, and only allowed to be sold back to the government. Government can then price it accordingly and affordably, to resell it out to the public. This allows the goverment absolute control over HDB prices. The only question here is, will PAP be willing to lose votes for doing this

      Impossible to sell back to government as an idea just to keep flats buyer happy, those who already own flats are more powerful, older in 30s, 40s, 50s and in more numbers than those without flats. Flat owners will vote out the government if they even think about your stupid idea.

      @@norman6499 And that is precisely why we are seeing what we see today. HDB is a hot potato being passed down generation after generation till it eventually explodes. The profits that were made from previous generation, we are currently paying for it. Any profits that we now make, will be paid by the future generation. What alternative brilliant solutions do you have apart from my stupid idea?

    The HDB resale price will not come down if gov keep on taking 25000 immigrants every year. This is the only main reason. 好像“庞氏”!

    Hdb flats are meant for citizens to have a roof to stay and raise a family. Now, it seems the hdb resale price has risen too rapidly. No wonder many citizens prefer to stay single and, in the long run, bad for Singapore economic growth. The authorities have failed badly in controlling the hdb price. Many people, especially locals, are thinking of migrating to other countries. Bad for Singapore.

      ⁠@@geekroute U r saying that those replacements (India, Vietnam China n others) will b buying the HDB for millions of dollars for the same reason those Singaporean r leaving Sg, that’s bad for ordinary citizens will b priced out for most can’t afford million dollar HDBs.
      To me, no government housing should be in the million dollars range, the gov might as well sell that for themselves ,at least the profits can b used for infrastructures….or more subsidies to the citizens…
      I think overall the government screw up with all those cooling measures that r not working for property prices kept on going up…then again Sg is unique ,small island, stable government, good economically ,lack of land, n it attracts lots of foreign buyers.
      Singaporean r screwed one way or another unless u r filthy rich….like Nr Loo😂😂

    It will be higher also because soon the prime flat cannot be purchased by the higher income so the smaller stock of prime assets which they can buy will cause price to be higher.
    Everytime i heard people complaint price too high but when they sell, do they sell at reasonable price or will they offer at prime prices?
    I actually think is more because of the tales of 2 halves in singapore. A lot more higher income to buy them off the ones that wish to profit from their property. Nothing surprising

    Hdb prices had been stagnant for about 10 years,
    while during those 10 years,
    average salary has gone up dramatically ,
    so HDB flats for past 10 years was a terrible investment .
    So its not surprising that HDB flat prices are finally rising after 10 long years
    of going nowhere .

    It’s a vicious circle..HDB to Condo or Landed then sell ,wait for 15 months n back to HDB paying more than a million dollars for it, makes sense,isn’t it?
    I think it’s the Sg gov’s fault for putting in the 15 months restriction hence the herd is released at the same time n out bidding themselves for choice HDB flats over a million $$$.
    No HDB flat is worth over a million $$ with decaying lease n I bet those buyers r not the 90% ordinary Singaporeans that bought HDB, those r the millionaires that are spoiling the HDB resale market.
    If these crazy people willing to pay millions of dollars for HDB, of course prices will keep on increasing…
    The Sg gov should allow singles to buy BTO n HDB , there is definitely something wrong that after MOP, one can sell for $300-$500K profits, who r these buyers?
    I would close the decoupling loop holes (just for tax purpose) unless those PAP MPs r doing it for their own property investments

      @@juniorjr5328 not that easy…unless it’s enbloc. What’s the gov going to do when they buy back these flats? Government housing is supposed to b affordable , so build to rent, building it for 300-500K n let the speculators pocket $300-$400K after MOP?

    Hdb flats have been artificially suppressed for 10 years ,
    and prices have been prevented from rising up for 10 years,
    due to non stop cooling measures,
    causing prices to be stagnant for 10 years,
    and causing Hdb flats to become the world's worst ever performing asset for past 10 years.
    During these 10 years, average salary had gone up so dramatically ,
    while Hdb flat prices remain stagnant for 10 years until recently .
    So just like a spring that has been artificially compressed for 10 years,
    when the spring is released, of course the spring will bounce up.
    The many cooling measures also result in very few high leverage buyers,
    which result in a very stable property market with almost no weak property holders .
