    FINALLY happy to share the second update to the new House/Studio build! This is a tour of the existing place before we actually begin construction. The fun part starts now as we begin to pick the materials, style and overall look of how everything will come together. I created this as a great memory for the future since this is my parents house and a house that I grew up in. Happy to hear all your guys feedback, suggestions, ideas and feel free to ask any questions as we move through this process!

      I work for a construction company where we build custom luxury homes and I cannot recommend strongly enough raising the ceiling height. The cost up front is always challenging to swallow, but the return on investment is beyond worth it!

    I live in an equally expensive Canadian city and it is SO worth it to underpin the basement!
    People say 'they'll do it later' but after renos are done, you won't want to do anymore renos for YEARS!
    In a way, it will be cheaper and faster to do it now, and it will add so much value.
    Great job on this and all your videos!

    I also live in toronto, build homes and am a big car guy, if your pouring new slab to turn your car port to a proper garage, get plumbing put in the garage (drain) so you can wash the car in there/ winter slush will melt and go down the drain!

    Yes it will be well worth spending to get the ceiling height. We live in my childhood home (80s build) and did a reno recently. It was well worth getting the work done, and we have a young family so it was an experience too lol (newborn during no kitchen). since you will be living in it for some time... no regrets and as you said once it's done it will be harder to get it done after

    I would underpin. We recently reno'd our Toronto Semi and I regret not underpinning. The benefits go beyond the additional height.
    You'll also get a new main drain and your slab will also be brand new and levelled making the flooring that much better.

    Amazing work!! My brother and I just finished building a house in Vancouver, similar square footage. One thing that we didn’t think of was storage space. Having a linen closet upstairs and some of the newer places not have laundry on the top floor as oppose to the bottom. Excited to see the type of tech you put in. One super neat idea is putting wireless charge capability under your counter tops so when you put your phone down it’ll start charging automatically.

    Biggest recommendation would be the same company for all faucets, the finish is always slightly different from various companies

    I would definitely spend the $40K to underpin the basement. If you don’t, you will eventually regret it. I’m 5’1” and I’d still want the higher ceilings. For someone your height it’s a no brainer.

    I recommend doing lifetime hardwood flooring we spent around $10,000 doing our house and that and it’s been fabulous and for windows you do want to do double paned windows it will save you tons of money on heating and cooling costs

    This might be a little late but figured I would give my opinion. I am a residential real estate appraiser and absolutely would add the extra 2ft to the basement. That is a huge selling point for the future and is also something I would definitely take into account if I was appraising your house. The extra ceiling height adds value for sure. But keep in mind, cost does not always equal value.

    I’m sure you already considered this but why are you going with engineered hardwood instead of Luxury Vinyl Plank flooring? Main difference being that vinyl tends to hold up better when you have a dog. You may want to look into it if you don’t want to have your nice engineered damaged!
    Also - you may want to look into porcelain for your counter top material. It’s tends to be more heat resistant than quartz (assuming you are going with quartz) and requires less maintenance especially if the counters are in a sun filled room.

    Dude - underpin it 100%. If you're going to live there for as long as it sounds, you'll thank yourself that you did and $40K will be a drop in the bucket after all those years once ROI kicks in.

      @@KarlConrad not sure what regulation for fire pits in yards are but personally I would salvage the stones from old fireplace and somehow find a way to utilize them in the yard. Maybe build a fire pit as homage to the old fireplace.

    If the value of the house is over a million dollars, & raising the hight of the lower floor is $40K, then it's a no brainer. That's 4%, or less of the homes value. The question isn't should you do it or not; it's if you have access to another $40K or not. If you can afford it, then you know what the answer is. It will be better for you, & better when you go to sell. The math speaks for itself.

    You should definitely do what you need to do to the basement now. Construction after the fact while you live in a house stinks and it will make a difference when you resell.

    I would raise the basement roof. You appear to be as tall as I am and there's no way you'd even be able to do jumping jacks without taking your head off. For a good exercise space I would raise the roof.
