I completely agree with you! I lived in the 19th en face des Buttes Chaumont and loved it. My metro was Laumière and the bus 75. Really great! Then I lived in the 13th for another 5 years near rue Corvisart! Loved that one too! So central to everything and within walking distance to Latin Quarter. My point is that the 19th and 13th have great areas but like you said, stay away from train tracks and shady parts of these areas.
My greatest concern is how to recover from all these economic and global troubles and stay afloat especially with the political power tussle going on in US.
Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. When she was talking about Gare du Nord and Gare de l'Est she mistakenly stopped short of naming the area west of Barbès including Anvers and Pigalle whose moral decay is absolutely "dégoûtant!". The Moulin Rouge is a pathetic parody of its former appeal and you'll notice that there is only one spot of land of about 10 square metres where it's possible to get a decent picture of it and every picture that you'll see in adverts is from this spot. Also, the neighborhood around Gare St. Lazare is quite seedy. She needs to update her list!
I went to Chateau Rouge one night to eat at a restaurant. When I came out quite late - aaaaah, ever seen the Kurt Russell film 'Escape from New York' ..!!!!? And the restaurant was filthy and didn't have running water in the bathroom.......In Paris????
