    Hey Mario, I think it would be great a video that could discuss the pros and cons of bank loan (new products offered by the banks that covers the full debit not only the first 20%) vs realkredit loan and the changes of loan terms (from variable to fix and vice versa). Cheers

      I rather not have a bank loan as it's quite expensive, and what type of loan it will depend on what type of risk you prefer to have

    Great video - all your materials about housing market in DK are so helpful! :) I have a question: if you have lived in DK for 7 years and have permanent residency and own a property: what happens if you decide to move away for 2-3 years for career opportunity with aim to come back after projects ends? Can you keep your house for unlimited period after moving away or can you be forced to sell it / lose your permanent residency if you de-register ? Thanks

    Do you think it makes sense to put a bigger down payment of 25-30% since the interest rates are still not that low and that would also allow for lower monthly payments?

    Hi Mario, I have been told that there are loans were you can choose to pay interest only at the beginning and later on the loan. Could you make a video explaining the different types of loans to buy a house in DK, and what would you suggest. Thanks!

    I'm wondering why you say that the "off the market" listings are usually better deals? That's something I've also heard.
    I don't get what would be the benefit for real estate agencies to have listings off the market and sell at a lower price?
    Their interest is to sell as fast and as high as possible right? So giving less visibility is kind of counter intuitive to me.

      Many sellers also prefer to keep the properties offline, for multiple reasons. If it's a sought-after property or place and the agencies have enough buyers around they can move things faster.

    How is buying a new property if you already own one? Isn’t that an issue with the max amount you can borrow? Is the bank ok to lend you that much for short term?

      Banks will make the mortgage conditional you sell your current place after max 1 year

      you would need to pay a amount up front like 25% of the price or something like that..
      they cant borrow you it all
      and you need to be able to pay back within 3 years
      the max amount is decided by the value of the old house when it is sold and you have paid what you owe.
      and your payment from your job (and the payment of 25% up front)
      they dont give away stuff you cant pay back

    In Denmark its the wind there make the weather cold, btw have you ever been on the island Bornholm ?? to see somthing totaly diffrent to the rest of Denmark ( you youtubers there talk about Denmark alwayes forget island Bornholm )

      Para mi depende de cuanta hipoteca saquen - por 2-3 millones quizás iría por variable pero por más iría fixed por el tail risk

    You have to live in Denmark in order to buy a house here. If you're a foreigner, you can not.

      Yes you can. If you're EU you can. If you're not EU you can apply for (an easy to get) permit. Summer houses is more complicated.

    Hi its very annoying to have music in the background of the video. Especially for people with hearing disability very difficult to understand your english with south american accent. I believe its not possible to disable the music as a viewer. So please do not include it in future videos.

    taxes are set from how many live in the kommune
    so copenhagen it makes little sense no matter if you rent or buy
    you get much more in other parts of the country
    in copenhagen you work to have a place to live.
    in other parts of the country you work to live
    im so happy i dont live there anymore
    i get the same and more for under 1/10 of the tax now
    doesent make much difference in cph if you buy or rent
    you give 10 x as much as anywhere else in the rest of the country
    and get less
    search bolig bobbel if you think your money is save in cph when it comes to houses
    the marked came close to crashing very few years ago
    and you could easy loose 1/3 of the value in a year or 2
    it happened not long ago
    i made plenty in a short period in cph, and now is not the time to invest
    the reason i was able to make alot is because i got something right before the marked became stable after the crash in 2010
    the house i sold is up a million sense 2020 and its not going up 1 mil the next 4 year
    (it will be 6-10% and after tax that is nothing... tax would be around 100.000kr per year today)
    sense 2010 it is up 4 millions thanks to the crises in 2010 and the house marked that was going bananas right before the tax change in copenhagen this year
    and that scenario wont play out again, we are back to normal now
