That seems like a contrived example. Say, Peter borrowed 95% of the money in 2011 for 30 years, i.e. 1.9 million. Assuming equal principal repayments, he still has approx. 1.5 million of debt in 2017. After selling the apartment for 4 million, he would have 2.5 million for the downpayment (and it's without any transaction costs). How would he be able to borrow the remaining 5 million without a massive improvement of his cashflow? Am I missing something?

I've personally experienced the challenges of maintaining a healthy work-life balance at DTU, particularly when dealing with demanding research projects and teaching responsibilities.
Agree on most of it Mario. The social aspect and weather are the reasons why I am moving back to Argentina after 3 years living here. "Danish people are humble" - From my perspective, and generally speaking (as I also met very nice people here) Danes are the most arrogant people in this world, mostly unpolite and cold. I have seen people in perfect conditions not letting sit on the public transport to pregnant women and elders. The irony with this so-well managed country is that you have limited freedom - everything is controlled and regulated. For some might be very practical, as most of the things work really good here. In my case, it is suffocating. I even had public institution telling me at what time I should put my son to sleep. There are no grey zones, not even a small one; or you comply or you are fine

Dang the taxes are genuinely brutal. I wish there was a system that had good safety nets but like investment gains weren’t taxed heavily and not much income tax. If governments were genuinely run efficiently there would be no need for such high taxation in some countries. Im not sure about Denmark tho.

Thanks for the video. We are in similar situation with our 18month old, I speak Finnish and my husband Spanish, we live in north Switzerland so they hear German and Swiss German outside. We are really struggling with what to speak between us, currently we speak Spanish and English as we always have, and we watch tv shows in English (original languages). Thinking whether we should just do Spanish and try to forget about English? Our toddler only speaks 6-7 words still, and all in Spanish currently. The switch feels very difficult, because we have been speaking English between us for so long.
and I speak Finnish with the toddler, so he is exposed currently to 5 languages if you count the Swiss German as well. He understands, but doesn’t say any words in other languages… currently planning a month long trip to Finland to give him a language “bath” with my family.
If you're strict with the one-parent one-language and keep to three languages it went very smooth for us, but no TV in a fourth language at least for us
You have mentioned about Aktiesparekonto many times. If one has approx 100k for eg lying around, would it make sense to max out Akt in one shot, or stagger it through some months/years?

These happiness rankings would be better if they were separated based on whether you lived there the whole life or moved there for any reason. Because not everyone stays or moves voluntarily, and that can give a better perspective.

My experience with Danes: Keep an open mind and adapt to local rules. You may have expectations about sex, but hold on to your emotions for a while.
I could accept that ridicolous taxation if public trasportation and taxis were cheap and well developed. However its expensive as F and excluding major cities its very poorly developed. I live in a city of 55.000. with public transport it takes me 2,5 hours to work but with car only 30 minutes.
About the taxation. I think that it s a matter of working conditions. If you are in Copenaghen and you have chosen a high burden of fixed costs, then you get that 39 % or 40 % of your payroll looks heavy. But it looks heavier as heavier is the expectation of your company to results. If you increase responsibility and expect higher salary for working 45 hours or 50 hours weekly, you are going to be unsatisfied by taxes. It is the job that you got that offer less than what you should get. I agree that taxation does not support the worker which can do more, the extra mile, the extra care. This is a general European issue of not rewarding the more productive share of workforce. At the same time, you can find a company that does not ask you much extraordinary work, and you aim to use those 37 h as best as you can. My incentive is then doing as much in 37 h than doing extra in 45 because I am not paid 100% or 200 % for extra hour

I felt it and was confused why this country is among the happiest index. Country is good just for a visit not for a long time . Tax ++ weather++ hygge is not for everyone and come on this is 2024 I don’t think it works same as old days since world is moving fast and our needs and wants also update with global situations ++ accessibility for developed countries standards is not that great ++ I don’t feel that people get much benefits from what they give to the government. But freedom is great and sometimes its too much . no point of learn Danish and settle for what ? Many says it’s because of what they receive when they get sick and old. Before we get old we must live and we must secure something for ourselves before we get old. I love Denmark but just for a visit.

I think and have observed that many are not that happy. Many seem to have an unconscious pressure that everything needs to be “hygge” and in harmony and instead of carrying out a conflict and truely resolving it, they pretend everything is hygge. This results into the situation that many take problems home and keep it for themselves unable to cope with it. It results in my observation in lack of performance in the job or even to illness and mental problems that require a psychologist or even worse lead to burn out. And behind the hygge scenes at work there is a lot of sneakiness and mean talk. Not sure if that is higher than elsewhere/other countries, but it does not seem to be far less. So no Danes seem not to be happier than people in other countries. Or what is your view?

@@riccardodanmark6099 Sure. By average I mean that most Danes don't have to be in the top 5% in earnings or have a fancy car to feel happy. And Danes really hate bragging, so if we are happy we don't "shout it from the rooftops". And Danes a unhappy too - maybe just not as unhappy as most other nationalities.
@@Mittigibbs by following your thought, if 95 % of income distribution is “happy” - let s say not unsatisfied with the balance in which they are - it would mean that the standard quality of life, the general welfare, the way of life is better than what other people in other countries report with the same question. So the 95% says that many things which are not good in other countries, here are good apparently. I would say that Danes have a not average life like the rest of 500 millions in EU28. So it is more attractive for the not-top-5% to have a Danish lifestyle, or not? Their “average” is quite higher than what people get in Italy, as the place I know most. There, “the country is for the average-person as the one that make less-as-possible his her slogan”. Do you think in this sense or something else? Just curious

Been 2 years in DK (Aarhus), never invested. I am 36, with a 3 yr old and a wife who’s also earning, so we are saving one salary since 1 year. Almost 200k in savings. Where do I start? Can you make a video around the process? Plus we have that in Danske bank and Inheard from my colleagues recently about Bank Fees that Danske charges…it’s apparently a lot, and there are some better options out there, do you have any video related to that?

Been living in Aarhus since 2 years, work in one of the biggest companies of Denmark, wife also works in the same company, have a 3 year old, and I just never “got time” to think about these things (and your other videos). Now we are thinking of whether it’ll be worth to move to Copenhagen? My wife’s boss will agree immediately as they are based there, but I have my entire team based in Aarhus. Plus the rents are expensive in CPH, my boys schooling is something to figure out, and honestly I have grown into Aarhus as a cozy city, Copenhagen sometimes feel a bit overwhelming. Having said that we come from Asia and have lived in a big city there all my life! So would you think it could be a good deal for us to consider the Cph shift early 2025? I have leased a Tesla for 3 years so will have a car.

How would expat get free education? I remember finding one for my wife in Aarhus last year and they said we have to pay full fees!? Anything I am missing?

All of this is spot on.
People can complain about the registration tax. I live in australia, you have to pay registration fees every year, which on average is 1000$ a year, meaning over a span of an adult life of 60 years, and changing cars every 10 years, itll cost you around 80,000$, we dont have great public transportation and our infrastructure is car centric, every household has like a minimum of 2 cars, since thats the only way of getting around

In cph women approach with their eyes, if they look at you and smile you can go and talk to them with 99% win rate. Besides this, I can relate to everything Mario said, except that in my personal experience I found that danes like to keep friends and dating separate, hence you more often than not go on one-on-one dates.
Hey Mario, thanks for the informative video and suggestion! I'm about to relocate to Denmark for work and I already have a pretty sizable ETF portfolio on Degiro. Do you recommend to cash out the existing portfolio and re-invest the cashed out amount into an ASK, max it out and put the rest into the Månedsopsparing? Or would you keep the existing portfolio invested with the existing broker and start investing your new danish income through a danish broker like the ones you mentioned?

Sorry but ur salery values are way way off ... The normal dane only makes about 23 - 30.000 danish kr ( 3000 - 4000 ) euro each month before paying to the goverment .. The 40K + jobs is only for the highly paided people or specialists in some kind off fields..
In Copenhagen highly paid people make at least 80K+

" Aka 40.000 or more every month , but u must remember that in Denmark there are more than just the 40% tax ... Wokrers union : 8% Normal tax: 38 - 42% depending on your monthly income Top taxes: 15% adding to the normal tax rates And in 2024 the top taxe rate off the 15% will bee added once u make more than 640.108 danish kr per yeah.

Hey I have a question about Denmark tax math. Let's say we have 3 years. Year 1 we have 100k shares each is 1 dkk it went up to 2 dkk at this year. Profit is 100k dkk, so we pay 17k dkk as taxes. Year 2 100k shares price went down from 2dkk to 1dkk. Profit is zero, taxes are 0, right? Year 3, 100k shares went up again from 1dkk to 2dkk. Profit is 100k dkk, so we pay 17k dkk again, right? Sounds like investing is risky af in Denmark. Because market can go crazy sometimes. Real profit is 100k dkk, but we've paid the 17% tax on it twice.

The stuff about Jante's Law is misleading. Denmark is almost the freest economy in the world, it is extremely business-friendly and it is very easy to lay off workers.
There are some business friendly angles in Denmark for sure (e.g., easy of layoffs), but it's terrible for entrepreneurs with the taxation on unrealized gains

I see mixed "i will call them opinions for now". Some say yes, some say no but some say yes but. I wonder do you know anything about it.
Yes you can buy and rent, but only if you're legally resident in Denmark
