    In term of size it also take in account the outside walls, which means that the sicker the wall the bigger the advertised size which is a bigger impact for houses and town houses.

    Just to clarify - your balcony/terrace is far from always included in "tinglyst areal". Also, seller can run into problems if they advertise the BBR in stead of "tinglyst areal".

    Great Info as always. Have you considered doing a video on Projektsalg apartments, pitfalls, benefits etc?

      Thanks! I sell a deep dive report on Projects - the link is here: marioscian.podia.com/project-apartment (Use code TH-cam for 50 kr. off). That's the best resource I've prepared on the topic :) Cheers

    Hey Mario, thanks for this info. Your videos r stacked with lots if vital info. U mentioned talking to banks beforehand. Do you insinuate I should register myself in as many banks as possible because right now I am with Danske bank.

      Thanks! You don't need to "register" with any bank to negotiate - just reach out as a prospective client 😀

    Good information. But there is some strange recurrent "clapping" noise in the sound file.

      Is it? Maybe it's the music track playing in the background?

    Hey Mario, great video as always. About the link to your lawyer, I can't see it in the video description.

    hi Mario, your video is very helpful! Just watched all of them.
    The list price of an ejerlejlighed in Hellerup is 2.595 million.
    Do you think it is a good deal with an offer price of 2.4 million?

    • @MarioScianHQ
      @MarioScianHQ  2 ปีที่แล้ว +1

      Thanks for watching! It's hard to say with so little context. Maybe 2.595 is already a killer deal, or maybe 2.4 is not at all... Will depend on the price for similar properties in a similar area :)

    Hi mario, how much does it cost to buy a property in dk? Like for example, I am planning to buy an apartment worth 2m and will give 5% dp worth 100,000. Do you think 250,000 is enough to buy an apartment + all the expenses like getting a lawyer, insurance, tax etc?

    • @MarioScianHQ
      @MarioScianHQ  ปีที่แล้ว

      You can check prices in boligsiden.dk

    Mario, I want to ask you this; is it really possible for a person that works on a non highly qualified position to buy an apartment in KBH, even if it is small? Like, what happens if you work in a warehouse and you make just arround 140kr per hour? Is buying still an option? Grazie !

    • @MarioScianHQ
      @MarioScianHQ  2 ปีที่แล้ว

      Yes, it should be possible. Check out my bank meeting video :) If you bring a decent downpayment and show job stability (even if at a lower pay) it should work. Some banks might say no but others will say yes.

    Hi Mario, thanks for the video. Recently found your channel and binged almost all your videos. I have one question, you often say that renting is more expensive then then buying, by this do you mean when you have a no repayment load only or not? Does that also include the ejerudgift? Thanks and keep up the good work :)

    • @MarioScianHQ
      @MarioScianHQ  2 ปีที่แล้ว

      I include everything. If you've an interest-only loan it's almost always cheaper. If you've repayments, it can be higher cost cashflow-wise to own at the beginning (few years) but not more after that. But that higher cost are savings (i.e. you build equity) vs literally just paying rent.
