  • Join Site Inspections as we embark on a rainy day inspection in Williams town, Victoria. We were hired by the homeowner to check the builder's work after they issued a lock up payment invoice.
    Our experienced inspectors, including the renowned Tik Tok Inspector, uncovered a number of non-compliant items related to roofing issues, defects, and safety. Specifically, we found issues with the roofing that did not meet compliance standards, as well as defects in the overall construction that needed to be addressed. In addition, we found incomplete cladding works that were not up to standard, potentially causing further issues down the line.

    These gutters that are non-compliant are on every house I see... How can the plumbers not know the rules?? They all should be fined as well as to come back and fix the jobs

      the plumbers generally dont install the sump the roofers do the plumbers just connect the pipes

    if these sumps with the slot overflow are incorrect why are they commonly fitted to all the buildings you inspect, they must be readily available from the suppliers of guttering why is it so?

      @@Siteinspections maybe educate the manufacturers of those non compliant overflow rainheads. Cause I bet builders just get on the phone and order them and assume the supplier wouldn't be supplying noncompliant product.

    What a state. Unsafe scaffolding , shoddy workmanship and allowing water ingress that will not only soak the interior but will create mould damp and smells. Builder needs to be pulled over the coals for this.

      Have you ever done roofing?.. this is actually a pretty good job. I wouldn’t call it shoddy workmanship at all..
      this guy doesn’t really know what his talking about when it comes to
      Roofing.
      What he said about the apron flashings is incorrect. The aprons are clearly installed over a rib and into the pan, not shoddy. He just is confused because he doesn’t really understand what’s going on underneath, because his not a roofer.
      A few cappings been 40mm instead of 50mm is really not a big deal. Same as the rainhead side overflows. He pointed out that some instalment methods are not “deemed-to-satisfy” but this does not mean it doesn’t meat the performance requirements.
      Performance requirements can be met with the deemed-to-satisfy instalment method or a performance solution. A performance solution can be met by expert judgment from a qualified and experienced person.
      Don’t be fooled by the confidence this guy says “not complaint” because this guy has clearly no expertise in roofing. He just reads a few deemed-to-satisfy instalment methods and thinks that, that’s the only way it can be done. Which as I’ve just explained above there are other ways to reach performance requirements other than the deemed-to-satisfy instalment methods. And sometimes they actually have done the correct deemed-to-satisfy instalment methods and this guy just doesn’t know what his looking at, as he proved by saying the apron flashing is incorrect.

      It’s not about everything being done perfect. It’s a back and forth until enough is corrected and put on notice so the builder learns for future builds and the standard continually improves. Critical safety related non-compliance and damage creating defects are the important part. As well as giving the owners the information needed to proceed as they see fit or letting the Gov chase it up

      ​@@GameFuMasterunfortunately just because someone calls himself a tradie it doesn't make it so, I rember we got an influx of Irishmen a few years ago, they all claimed to be carpenters (must've been told we had a shortage so write that on the visa application) but half of them couldn't even drive in a nail with a hammer

    Again you are saying the apron flashing needs to go fully into the tray when the regulation you show says into full tray.
    It only needs to cover one rib.

    How are architects supposed to build up to frank Lloyd wright’s standards with a building inspector like you coming around pointing out the fact that water isn’t supposed to be stored on the roof. If you knew anything about architecture it should be that a house isn’t worth squat unless the freakin roof leaks….

    Why are you saying the apron flashings are not complying? The extract says apron must fall into full pan?? And they clearly are falling into the pan? You can see it is lapped over the rib and falling into the full pan? There’s literally no difference between the one you said is compliant and the ones you said are not complaint. The “complaint” one is just wider than the others because the sheets landed further away from parapet?
    There’s a few tiny little things you could knit pick on this job but all in all it’s a good job.
    The internal downpipes on the sumps are obviously going to be installed so saying that the sump is running into a pool in the house is stupid. Roof plumbers always complete jobs in 3 stages. The sheets, the cappings and then the downpipes. And internal downpipes are often done by plumbers not roof plumber. It’s unfortunate that it rained before they could get there to install them but these things happen (especially in Melbourne).. it’s very misleading, for people who don’t work in construction, for you to say “they have the sump draining into a pool inside”. Timber and slabs get wet all the time in construction, as long as it’s dried out before the gyprock is installed it really doesn’t matter.
    I would also like to point out that just because something is not installed by the deemed-to-satisfy instalment method does not mean it cant reach the performance requirements. A performance requirement can be met with either a deemed-to-satisfy or a performance solution or a combo of both. And a performance solution can be met with “expert judgment” from an expert who has the qualifications and experience to determine whether a Performance Solution reaches the performance requirements.
    So every time you say it is not “deemed-to-satisfy” does not mean that it is not reaching the performance requirements!
    I would also like to point out that Australian standard change almost every year and the change a lot in roofing. What was complaint last year can now be called non-complaint this year, but it doesn’t mean you have to go replace everything that was built last year! And it doesn’t mean these will leak. It’s just improving on what is already a high standard. Australian standards are the highest standards in the world and that’s not me exaggerating, that’s a fact. Just because a capping is 40 mm instead of 50mm doesn’t make it a bad job! A few cappings missing wind breakers are not a big deal!
    This is still a good job in my opinion and sometimes your videos are borderline slander. I think any roofer watching this would agree with me.
    The biggest problem I could see was the safety risk with that one plank across the opening. That should be a serious scare for the builder and fixed immediately.
