O vs WPC: Which REIT is the Best Dividend Stock?

  • In today’s video we’re gonna be comparing two different real estate investment trusts, which are Realty Income and W. P. Carey. These are stocks that I talk about on a regular basis on this channel and I am a shareholder of both. These companies are powerhouses within the REIT sector, which has really seen an increase of inflows during this period of high inflation. And the honest truth is you can’t go wrong with either pick, both companies have been excellent performers. If you’re wondering maybe which one should receive the most attention in your portfolio, we’re gonna look at a wide range of different metrics and financials and compare both companies. We’ll also determine which one might be the best depending on what you’re looking for in your dividend portfolio.
    First up we have W. P. Carey, ticker WPC. This REIT ranks among the largest net lease REITs with an enterprise value of approximately $18 billion and a diversified portfolio of commercial real estate that includes 1,428 net lease properties. W. P. Carey’s strategy includes owning properties that they deem as being operationally critical, which includes self-storage properties, government offices and K-12 schools. For nearly five decades, the company has invested in high-quality single-tenant industrial, warehouse, office, retail and self-storage properties subject to long-term net leases with built-in rent escalators. A large portion of their real estate is located outside the U.S. with roughly 34.9% being located in Europe and other continents.
    Then we have Realty Income, ticker O, which is a REIT that’s also known as the monthly dividend company. For more than 52 years Realty Income has paid monthly dividends to shareholders, with 100 consecutive quarterly increases. Since being publicly listed on the New York Stock Exchange, this company has provided a compound annual total return of 14.4%. They’ve also been able to provide a 4.4% compound annual dividend growth rate since being on the exchange. Realty Income invests in a wide range of different industries including grocery, dollar and convenience stores as well as restaurants and drug stores.

    for me, O works better because i’m retired and it pays monthly. however, those that invest in WPC will surely see some price growth next year because many large ETFs will add WPC once it becomes a dividend aristocrat

      I did own both, but opted for WPC, as O seemed to reach mid 70's and then drop back to low 60's. WPC does have the better yield.
      I may have to buy back into O again under $60.

    I'm a very concentrated investor but sometimes there is value in adding a small new position. It isn't for diversification. Focusing on something new provides a productive distraction from overthinking what you already own. It allows you and your portfolio to breathe a little bit

      I have 55k in a well diversified portfolio in stock and digital assets which has grown by 3x in the past 7 months with compounding, venturing doesn’t necessarily boil down to funds but you also have to be informed, be patient and back it up with good guidance.

      @@maureensmiths6798 My consultant is "Laura Estelle Dealy" I found her on a CNBC interview where she was featured and reached out to her afterwards. She has since provide entry and exit points on the securities I focus on. You can look her up if you care supervision. I basically follow her trade pattern and haven’t regretted doing so

      If you're in it for the Long haul, treat investing like buying Gas. Buy only the good stuff. Buy regularly despite the price. And know over time it's sure to go up. Lol

    Love your content brah. You throw out strong arguments of your investing style with facts and honest opinions to back them up. I do similar to what you do as part of my overall portfolio and you have helped me with some of those facets. Ya kinda talked me into a certain position for instance, albeit it's very risky to me. I'll keep that bit at half a percent of my overall portfolio for now. It's the canary in my mine.

      Have this at the back of your mind. there are good days and there are bad days it’s a zero sum game,
      However always follow the tips ,save and invest wisely and make sure to diversify investments so when another is down the other is up. you can do so by getting an experienced firm whose platform has diverse investment choices to choose from. By doing this you give little room for regrets and perhaps gain more.

      Great tips, Generally diversification is a kind factor Don’t put your eggs in one basket. pragmatically I have been into all of this for some time,though I won’t say I have made or lost some fortune.     I've always been more attracted to WPC's property and geographic mix. I've owned it for close to a decade and add during pessimism and market selloffs.

      @@diehfks12 heck naw. I sold after the cut. After further research, determined REITs consistently dilute share value, and never buyback shares. I prefer companies that shrink their float...not constantly add to it.

      Not really, very, very simple explanation: each property from wpc is worth more and thats it, not really hard since realty incomes properties are very small and cheap

      W. P. Carey’s portfolio includes a lot of industrial real estate (26.5% of the portfolio) and warehouse real estate (24.1% of the portfolio). While the absolute number of properties W. P. Carey owns is far fewer than Realty Income, those two types of properties in particular take up a lot of square feet.
      (And those above percentages are slightly out of date as W. P. Carey just three days ago purchased another 11 industrial properties covering 2.3 million square feet in total.)
      Realty Income owns industrial real estate as well (13.3% of the portfolio), as well as some large retail properties such as Walmart. However, Realty Income has a particular focus on convenience stores, drug stores, dollar stores, restaurants and such - types of properties that are (of course) much smaller than industrial and warehouse properties.

    My biggest financial mistake was being only 12 years ago during the 2008 financial crisis and nowhere near prepared enough to scoop up some cheap stocks and real estate maybe

    Enjoy your Videos, I had a career in storage REITS and am an avid REIT investor. One correction, earnings per share(eps) includes depreciation. FFO EXCLUDES depreciation. It makes sense when you think about it. Buildings tend to appreciate in value over time not depreciate. Also, REITS are more often valued on cash flow(FFO) rather than on the physical value of the property.

      @@mattjcrane want to buy it at a pullback. I also like NSA and bought it. Storage is an excellent business to invest in. My largest positions are in single family rental homes and trailer parks. SUI and AMH have very bright futures.

    DB, I started dividend investing about 2 month ago based on what you recommended, I also bought into ZIM and some other higher risk stuff, currently in this down market I’m up 5% total. I’m happy with the derversification from my other equities that don’t pay dividends.

      Glad I picked up ABR earlier this year. Of course would have been nice to buy @$10.10 bottom, but got close to that. Nice 34% gain and of course DRIPPING every share divvy.

    I own $O Realty Income over WPC. Both top notch REITS. But, I prefer the monthly payout & O's track record. For the dividend portion of my portfolio, I pair $O with DIVO & JEPI. I've been happy with this combo. Thoughts/comments?

    O and WPC both have lower yields than inflation and they both pay more than their EPS. I do not see any positive sides to either of these.

    O is my favorite of the two. I don’t like WPC heavy international exposure. It’s hard enough keeping up with us markets I don’t like the idea of more charts and studying to do to keep up with international markets

    VOC is up 92% ytd (16% dividend yield). SJT is up 77% ytd (15.5% dividend yield). SBR is up 109% ytd. (9% dividend yield)
    If you invested in the worst performing one of these in January until now you'd be beating inflation by over 65%.
    Perhaps this might be something to consider discussing 🤔

    I moved my O funds into AMT when it dropped below $200. O is great, but I couldn't miss out on AMT and everything else I had I wanted to keep.
