Hi Matt, lively vid, i live in 28 university ave. East on rent . Woukd love to own my home but i am a substitute teacher and i get rwgular work but my job is not considered as a permanent job. Can u help? I am oaying a rent of 1290 CAD. My email zitamende12. @gmail.com
Its so helpful to see the difference in pricing. I'm not sure renting is stress free though ;) You then have the stress of waiting on your landlord to get things fixed. BUT I know what you mean..there is definitely more responsibility with owning then renting.
This is very useful info for new migrants, lots of people may come on work permits if they want to buy a property they will have to pay 15% tax, this is good information. Thank you.
Moving to Waterloo Canada from Arizona. I know I should have my head examined, but I have no job in Arizona :( Can you advise me where to look for rental listings? Are there any good web sites?
neal stoughton hey, thanks for watching the video! There are a few options for you - A) realtor.ca will have any and all properties that are listed through a real estate brokerage. I also have a system that mirrors MLS if you’d like any assistance in locating something. B) I like kijiji.ca for any privately listed rentals. It seems that no matter which other sites a property is listed on, landlords still post their listings on kijiji as well. Hope this helps!
It does. Thanks for the information. For those posted on realtor.ca, what are the standard terms for the agents? That is, how are they compensated on rentals?
Dinesh S hey, thanks for the question. If you fail to make payments or default on your loan, then yes, your home can be repossessed and then sold by the bank/lender. You would still be entitled to any profit made on the sale after the arrears are settled. Should you find yourself in a position that you cannot afford the home you’re in, you could consider borrowing from family, refinancing your home, or selling your home. Alternatively, there is insurance that could help you in such situations. Hope this helps!

Great explanation, Matt

Renting costs are just through the roof all over the place! You're right, into someone else's pocket.
Yes they do. Up right now.

neal stoughton there aren’t really “standard terms” but typically the owner of the unit will offer up half to a full month’s rent in commission
