This home is unfortunately a miss by blue heron. 9 foot ceilings and a shocking 8 foot ceiling on the upstairs is criminal for a $10M home. 8 foot ceilings will immediately make the house feel like a 40 year old tract home - I don’t think even starter home new construction builds 8 foot ceilings these days. Can’t imagine any buyer in that price point willing to compromise on that when they can get 14 foot ceilings for a similar 2 story home. Blue heron should have built a 6000-6500sqft single story home on this lot…would’ve felt far more luxurious and befitting for a luxury custom home. It’s a mostly flat 0.7 acre lot with ground floor strip views, it’s more than big enough for a single story
Hey. Honestly, I'm a big BLUE HERON fan, but I'm upset that they didn't include fireplaces in the Primary and other rooms. BLUE Heron Please don't start skimping like other builders have. You are asking 9million for this home so make it a 9 million dollar home. IJS

Usually, these expensive modern homes remind me of a convention center. This one, while still not a home in my view, I could see as a larger family getaway. It has several unique features.
Actually like this version of their homes.... need elevator and I've seen a theater like this in Tennessee but the house had little privacy... Nice they have it.... as long as there is radiant heated flooring on the main level I am good on the fire places... LOL
Big fan of your videos watch them every week , I also like Blue Heron homes but it seems like they are cutting corners by taking features out and using cheaper materials . I don't know if would buy a new Blue heron homes because i think they are cutting back on quality . The last few homes like cheaper and not as inice as the older ones it's a shame
I love Blue Heron homes but I can tell you from personal experience, those glass bathrooms directly off the master are a nightmare! All of the noise echoes into the bedroom. Never mind the blaring lights. You hear every trip to the bathroom in the middle of the night. There’s no sleeping in because your partners early morning shower wakes you right up. I get why they do it, it’s beautiful and fun to have the view but they are super impractical and annoying when you live with it day to day.

For $10M this home is lacking. All bedrooms should be ensuite, no elevator?? The service kitchen should have a cooktop and oven. When you cater the whole reason is to have no one in the regular kitchen. Blue Heron seems to be really cutting corners. A $10M home should not have the entry met immediately by stairs and a kitchen. That's how every tract home is. Huge miss Brian-on these homes can I suggest you show the home from the entry in so you can see what sort of first impression a home gets. For big $ that first impression is important. On these luxury home I'd like to see that. It's important
Solid criticism.. But could you help me understand a bit more? Do you mean cut to a b-roll shot as though YOU were entering in the property? Instead of coming in focused on ME and then starting? Ironically I usually film that entrance for b-roll / social media. Just never thought to try and USE that footage from the onset. But I love the advice!

Could be an amazing great room, pool view, strip or Mountain View. In homes of this price that's a big deal. Entries, foyers and great rooms make a statement. ( and I know it's possible some of these homes done have that). We enjoy your content.
Love the floorplan, but the lack of certain features is disappointing for the price point. No solar shades, no refrigerator in the movie theater kitchen, no fireplace in the master, etc. It feels unfinished or like the base model of a tract home.
No no no, must be two dishwashers per kitchen, otherwise nice house. Also two laundry rooms with main laundry room to have two sets washer/dryers for it to be a ten million dollar house. Larger garage for multiple vehicle parking too.
YES, but, 3-buts,1) all that loose rock, it is blue herons signature but 2) steps, inside and outside and 3) no elevator. i am in a wheelchair, me and steps do not go together. i look at some of these homes in vegas and think about moving there, except fot the buts. i am 65 and do not want to spend the next three years building.

Still happens, just expensive and tends to be expensive to maintain... But BH certainly will provide an elevator / cavity upon request!
