I have a theory with what was happening in the boiler room: Maybe a little kid grabbed onto Colby, like it was scared and it wanted to have Colby protect it. But when he freaked out, all the little kids saw how scared Sam and Colby were and that scared them; seeing the adults so scared making them even more scared to the point where they just ran away
That makes a lot of sense cuz if the kids were as young as they were saying they were if you see a adult you are trusting and try to get help from get scared that’s just gonna make them more scared.

Here is my theory. The principal left you guys because it was protecting its students and staff, it was doing its job. Colbys shirt got pulled back because a little kid was trying to warn him, trying to have him leave with the rest of the spirits. Whatever is in that boiler room is nothing good and should not be messed with. I would never go in there, and I’m always down for a good spooky encounter. The longer you are in there and the more you mess with it, the more pissed off and aggressive it’s gonna get. The boiler room isn’t safe.

Honestly, when Sam was talking to whoever was in the principle's office with the bell, and it kept saying it was trying to warn them of something, but not of anything in the school, I just couldn't shake the feeling that Sam might still have an attachment or something. Especially with the last video where they did the preliminary estes method to get a feel for the school, and it said, "I never left." That's what Sally keeps telling Sam everywhere that they go. It's really weird, but it's giving me weird vibes. I wouldn't be surprised if the other spirits in the school don't like Sam's attachment, and so they're indignant to that and not to Sam and Colby themselves.

Wait, that would make sense. If you think about it, Sam is shorter and doesn't have any (visible) tattoos. He's more likely to look like (an older) student to someone like The Principle. Colly, on the other hand, is taller and covered in tattoos, something you wouldn't see on a student. This could make The Principle dislike him!
