A very instructive video, thank you. As soon as I learned about the HOA fee, I got lost. The beauty of HOA fee is that it can be increased indefinitely and arbitrarily, and if you can't afford it...
I left DC in 2013, moved to Delaware. Kept my DC pay, purchased a home for $95k 3bd, 2.5ba, garage, rowhome downtown. $5 Amtrak home to visit family. Move NOW!!
I know someone who lives here: the monthy maintenance fees and like $1400k per month and went from like $395 in the mid 2000s to NOW $1400k per month. The maintenance fees go up every year and ppl have a very hard time selling their apartments bec of the horrific monthly maintenance fees…
Thanks, very informative. Co ops aren’t for me, going in front of a board, to live there. Sounds like Jim Crow rules to blacks out (probably how co ops got started). 2nd sounds like a job interview but you’re buying This is a Hard Pass!!!
Wait, I’m so confused. Aren’t these the co-ops that’s on Emerson and New Hampshire Ave., NE. When did they start calling that the Petworth area that is the Fort Totten area? I’m only 47 years old and been in DC my whole life other than leaving for college and starting my career. My cousin went to the elementary school around the corner Rudolph elementary that is now Latin. They actually still live in one of the units there. Their grandparents used to own the laundromat across the street decades ago……just so confused ??? My mom also owned a building on the other side of New Hampshire Ave. next to the Mini Mart. The building was on first Street, but right next Mini Mart on New Hampshire Ave.
One of the main reasons why I will not move back to DC is because of those radiators and wall AC units😅 the cost is too high to still have the building regulated by radiator heat. I am so sorry. Central AC and heat is always the move when you’re purchasing because the heat is regulated by the owners of the building and some of these places and you can’t just turn the heat on yourself.

Honestly, this is such a POS-small place. It's pathetically small for almost 200K. People move out of DC and get more value for your money. Even the security of the building is a joke. SMH
Quite an interesting take there . Because someone will buy an asset that you wouldn’t buy or have a different opinion about makes them stupid and lazy? Ahh i see.

I like the layout or this unit. I know exactly where this property is and was always curious what they looked like inside. Thanks for showcasing
You’re welcome.

@@BashirBadruDMVRealtor You can come too 😂 Or at least get licensed here so you can get them situated. Ijs 🤷🏽♀️😂
lol I am all about the city life. Delaware might be a lil too slow paced for me 😬
@@BashirBadruDMVRealtor Downtown is thriving. Wilmington's population was 70k last time I checked. At least come visit 😂
@@BigCrossVita I worked in Wilmington for about 5 years, until 1995. It's not for everyone. Now I'm in the DMV.

This was a very informative video! I am looking to buy in the next few years and thank you for breaking down what a coop is in layman terms 👏🏾👏🏾👏🏾
glad it was helpful 🙂
This is a pretty good size for a 1bd wow!

Lol yup.. that why it isn’t for everyone
This is a really nice home
👍
They don't give square foot for co-op, you are buying shares in the building
when you say they don't give square foot, what exactly do you mean?

yea thats the tail end of Petworth. once you cross new hampshire avenue, you are in Fort totten.
HOA fee is insane
it covers all the utilities and annual property taxes

I feel you on the struggle with those old-school radiators and wall AC units. Central AC is definitely the way to go for comfort and convenience!
Beautiful but zero closet space.
Why buy this over condo?
Lower barrier to entry

Nope! It’s cheap for a reason.
CO-OPS are usually cheaper
Just buy a real condo
There’s a certain section of the population that cant afford. Co-op’s present a more affordable alternative.
Nothing nice 🤷🏾😮😅
