Being a Maryland girl, I like to come home to peace and quiet along with some space. Besides, I can't imagine walking from store to store carrying bags. Also, I haven't been on a subway in years.
I’m a real estate agent in SC, and just helped a client get a home with 5 beds, 3 baths and 2,300 sq ft for under $295k. This is the norm. I got to start doing videos like this lol
I'm choosing location every time. Single woman with no kids. Don't need or want to decorate a big house for one person. I like the ability to just hop on a train and go where I need to go quickly. Or be walking distance from restaurants and bars, etc.
I like DC a lot but too many fees and no Parking . I got 2 cars & a motorcycle. Atleast have adequate parking for one car. Germantown nice but to far , so maybe Silver Spring or Largo would suffice .
Same, but the lack of closet/storage space is concerning with these condos. Ex.The pantry doubles for the front door closet, the bedroom closet is not a walk in or even step in, there's no linen closet, & the washer/dryer combo is in the kitchen instead of a closet. I live in a lofted studio, so I've learned that creating appealing storage can be costly.
Everyone thinks it’s so great in dc. They pay us shit a lot of the good house that’s newly renovated still has rats and roaches the crime is bad and they don’t pay you enough to afford anything. From someone who lives here I would stay down south too
300k+ to stay in the hood . Is crazy . Granted DC is great if you have money to blow just to invest . But living there is crazy, parking is rarely free ( condo or Apt extra 250-350 a month) speed cameras every where 100 min even if u only going 12mph ova da limit, Crime & influx of stolen cars . All it really has to offer convenience & night life .

I understand location is a huge part but $300,000 for 500 ft.² apartment is disgusting and idiotic purchase. They’re trying to convince you that it’s about the location and yet you’re still paying exorbitant pricing of something that’s not even in their control you’re paying an extra $150k-$200k to subsidize a $30 Lyft ride make it make sense. Plus, think to yourself businesses rise, and fall all the time half of these places weren’t even here 20 years ago
Team DC for me. I currently live in the South and having space is nice, but having an active lifestyle is even better for me. I am a divorced middle aged active woman and have family in that area. This has me ready to pack my bags lol. Only downside is the HOA fee that can change at any time.
DC is great for having an active lifestyle. Totally get the concern about HOA fees, but IF ..the building is managed well, they don’t typically change as much as people think.
I'm originally a new yorker..so..commuting I'm used to..more importantly to me would be to have space in my home ..location is secondary to me..🤷🏾♂️😉..so..it would be Maryland for me👏🏾👍🏾
I’m actually more curious of the areas closer to PG county rather than MOCO. I feel like areas along the blue and green line offer some commutability while also being more affordable than dc.

Those basement places in dc worry me with flooding. Those places up in Germantown are very spacious but that commute on 270 is no joke. I’m still team md 💯
yea, the commute can be tough during rush hour, but its tolerable during non-rush hour times. about 30 mins depending on what part of DC one would be traveling to.
I just sold my house and downsized from a 4 bedroom in PG County. Theres nothing out there! Crime is bad. No shopping. I can back to Virginia and now rent. You did a good job finding these places! Germantown is too far from the city but some might line that.
I use to live in Waldorf, ❤ the area moving back up there soon. But DC is convenient if you want that, but you get more for your money living in Maryland and also just a little more money to.
I'm old enough to recall lots re: those DC neighborhoods (and I'll leave it at that); I also remember when Germantown was SUPER rural and more insular. THANK YOU for including walkability scores, sound/noise considerations, and spacing truths. I also like that you didn't do the thing that a lot of agents do: offer WILDLY different properties and pretend that they're comparable. Given who you appear to be? It wouldn't be wrong for you to include something along the lines of "comfortable in your skin" or "who will your kids go to school with" assessments (and maybe you have; your channel just arrived in my feed). I'll keep an eye on your channel; I like your smarts re: using this platform.
For those basement apartments, turn off the overhead light to evaluate how much natural light you’re really getting. I’ve lived in two basement apartments and the lack of natural light can be a bummer.
Currently living in one now and this statement is right on time. Depressing. Can’t wait to move. The overhead lighting was definitely misleading…we need natural light
Kennedy St location is less than 30 mins from Fort Totten walking. Get your steps in y'all or rent a scooter if you're in a hurry. Brightwood is one of DC's best neighborhoods, shouts out to Bashir!
German town is too far. I'm thinking about commuting into DC for work for 1 hour each way daily or coming into DC for entertainment purposes . The drive will be a nightmare, then there will be no parking or very expensive parking. So the MD condos are out and none of the DC apartments will work. Need to save for more house within 5 mins to a metro stop.

I live just north of Baltimore (Parkville) and paid 280 for a single family home, front and back yard, on a side street, back yard is woods so only neighbors on sides. Detached garage, 4 car driveway. No HOA. Not walkable at all but sheesh, doesn’t everyone pretty much have a car anyway? Granted, this was 2022. I’m sure my property is up a lot now. I know, different strokes for different folks.

I used HPAP in Dc and got my home in 2024. HPAP was brutal but I went through it. Took from November 2023 -February 2024 to close. Got my house in Fairfax Village DC condo community on the border of MD. 2 bedroom 1 bath. Home was $300k, got it at $270k
I attended Woodrow Wilson High School in Friendship Heights during the 1980s while living in Brightwood, so this video experience was nostalgic. I have lived in NYC since the early 1990s and want to return to the DMV after 30 years. I would choose D.C. over Maryland any day. Chocolate City!
I watch your stuff a lot and I'm currently looking for jobs in DC (federal worker for years). It seems like condo prices are starting to crater in the city right now. Also, what do you think about VA loans for condos in DC? Do you notice a lot of issues or not?
@@jr-wv4qw yes condo prices in DC have been softening and have seen less demand since the pandemic due to remote work becoming a huge thing- folks no longer “needing” to live in DC to be close to work and are opting for more space out in the suburbs. And using VA loans to purchase condos work just fine. Unless the condo community has high delinquency rates ( too many residents behind on their HOA dues) then financing might get tricky.
Why Germantown? Would have been nice to compare $300k in DC vs. Baltimore. Compare city to city versus city to suburbs. But it is a no for me for any of the options. Wouldn't be willing to compromise on any of those options.
When you compare the locations can you at least drive to the nearest shopping area from the un walkable unit please . So I can a clear vision. I’m thinking about moving from California in a couple of years .

The Condos in DC will probably see more appreciation than the Germantown condos due to the upcoming developments in the DC Neighborhoods. Not much going on in Germantown.
There's a video on YT about what $750K can get you in all 5 boros of NYC. That first apt is ten times better than anything in that video and it's half the price.
My first apartment had that set up. It was HEAVEN in my 24 year old eyes... I'd rather have it in the kitchen than have to lug clothes to the laundromat, or worse, a community laundry area where everyone has access... Factors like stolen clothes and assault are eliminated from the equation.
I'll put it this way- In PG County, totally renovated move in ready 3-4 bed ,2-3 bath single family detached homes start at around 400k, depending of what part of PG County, prices for this type of home might start at 450k to 475k. Anything under 400k for this type of home in PG county will require some work. On the other hand, Fully renovated townhouses in PG County start at around 350k. Again, Depending on what part of PG County, they might start at 375k- 400k. Anything under 300k for a townhouse on average will require some renovation. Now, IN DC, fully renovated rowhouses start around 400k and fully renovated single family detached homes start at around 500k. These are mostly going to be homes "east of the river"(neighborhoods in Southeast DC). There might be some exceptions here and there to everything I just mentioned above, however, this is generally the standard.

Yikes. I downsized as an empty nester to 2400 sq ft for $259,000 . No way I’d pay $300,000 for those closet homes. Guess I’m stuck in the south.

I live in MD and got a 2015 build 4br 4ba 2 car garage townhouse for $330,000. 2.25% annual rate, and I'm never letting this house go.

The HOA fees typically need a vote from all of the home owner’s for an increase, they just can’t increase the fees for no good reason.

Nope. The price is always $400k-500k. No matter how far out you go. The houses just get slightly larger.

Update: The prices for the other two condos in the same building on Kennedy Street, DC, were recently reduced to $285,000 and $295,000.
Those high ceiling going to run up your electric bill, in summer and winter. You’ll ultimately being paying more for that place in maintenance.

$300k will get you a cot and a public restroom in Alexandria and Arlington. You'll hate the commute if you have to move farther out.
