The ashok nandavanam project , ashok Metrovanam in Madhavaram is okay for investment, lots of other options available if you are looking purely for investment. However, for own use its great, especially if you want it in that area.

Yelagiri is more of a vacation market. If you are planning to buy to live, go ahead. As an investment, I would not reccomend unless you live in a 50km radius from there, eg vaniyambadi

Personally don't like the area . Some promoters have tried approching me, but we have not taken on any projects there as we don't believe in the location and also dont have too much confidence on the plot promoters.
Hello Shabeer. Sorry I missed your comment and could not reply sooner. Panchayat approvals do not exist for land ! They have no power to grant approvals for layouts. Look for a DTCP or CMDA approved land.
@@shabeerhussain88 I don't know exactly what the status of Pearl Beach is. However, it is an old layout and many other people in the layout may have already applied for regularisation. This means that you may also be able to regularise your plot after you buy it. Better to ask the seller to do the regularisation before buying, or better yet, get in touch with a real estate agent who specialises in pearl beach and other similar projects.
