The need to have rent coming in probably means people don't screen as well. Screening is critical, although I know a landlord that did serious due diligence when screening and still got burned on rent payments being on time.

I play a different "game" i invest in property that doesnt initially give me cashflow... then see inflation be a thing and the value of the dollar go down and then my cashflow goes up and my property value goes up... i just dont cash flow initially, but im ok with that; i dont have to have instant gratification.

So for dividend ETF’s, generally… I don’t need cash flow immediately but would like gains long term. 10+ years. To assist with retiring early… my naive question is: should I invest into non-dividend ETF’s etc then at some point in the future work on the switch over of a portion of my portfolio over? Admittedly I haven’t done the math and only initially learning about the dividends. I get it, cash flow… but also if I’m going to reinvest anyway if I did that… am I just looking at a tax bomb every year I need to take care of with current salary?

A lesser known purpose of generating adequate passive income, is the ability and freedom to leverage your time for essential needs such as caring forelderly parents or child with special needs, full time.
I understand that talking about real estate as an investment/asset is a very touchy subject like talking about religion or politics but here I go 😮. It’s essentially not an asset/investment unless EVERYTHING goes right. If only a couple of things go wrong like maintenance issues or tenants deciding not to pay (due to sudden unemployment , health issues etc) you will be screwed big time. If you like real estate and have good luck well, more power to you and hope you create wealth. I’m a homeowner, but I’ve never considered my home an asset nor an investment. It’s only a place I need for shelter which needs constant maintenance(that’s if you don’t want it to crumble on top of you or your tenants) taxes paid, and insurance paid every month.

Online surveys from a reputable market research vendor is not a scam or going to give you viruses. I work in the market research industry, more so the focus group and qualitative side of that. It sure isn’t passive income but at the same time, you can earn good cash for your time/insights.
