    Awesome review. Good price, good location, good environment. Poor access, weird structural design (especially room2).. thumbs up for the owner to start investing out of the norm property.

    I live in damansara damai, so I know this area very well. This is a no no property due to extremely poor access. Only one road in and out with multiple traffic lights cannibalizing each other. A traffic jam disaster during peak hour. Unless you work on your own or retiree who can escape peak hour, then it is ok for you. That is why no one want to rent in that place. Just near by, Armanee Condo also suffers from the same problem. A 2000sqf condo only rent for 1500. The maintenance fee alone is close to 600.

      Sorry to hear that...however every where also jam...even far from rawang. The environment is good to stay. Jam? Just try to manage your time then is ok.
      The vale partly furnished unit rented rm 2000++

      @@javenlow8428 if you can manage your time, like you don't have to meet with the peak hour rush, then it is ok. Otherwise, not advisable. No doubt everywhere in KL is jam. But some place is worse than the others, some may reach the level of unbearable. Some is bad due to poor design (in the case of the Vale, one long access road with multiple traffic lights cannibalizing each other).

      Unfortunately Yus is right because my words might carry an impact to the sales of the project. Not all developers currently can handle the truth hahahaha.
      But I foresee the market is getting there where we'll learn to be more transparent and customer centric.
      Anyway, maybe some developers will see this and invite me:)

    So many new properties in Malaysia. With so many new properties in Malaysia. There are more empty properties now. And properties in Malaysia is still expensive

    Quite high vacancy rate as observed, I assume there should be a lot of investor units around. Hopefully these units would be occupied soonest. Under maintenance is so much obvious but town house concept is a bit outdated these days.

    looks very rundown. agree with this project being an ownstay project but i think with so few people staying around, won't it bee eerie at night, surrounded by the forest. also, maybe can compare N'Dira Sierra 12 (i personally thinks IOI make good townhouses)

    Can't really see which part of the 2nd floor is shared though. Also kinda weird when you know at the other half of the second floor lives some stranger, or unoccupied. Just weird lol

      Hasics just a place to park their money, property prices can only go down as far as the purchase price, so the money is safe

      @@afiqarman990 I've been studying the subsale market a bit, most of the properties I visited are below purchase price. With so many new projects ongoing, I don't see how their money is safe with old properties badly maintained.

      @@pollosuling9753 those should be properties launched during peak of the property boom. Those launched earlier are quite safe and the owners have already made significant gains (paper gains if not sold)

    The layout design is pretty much similar to my primer garden town villa at cahaya spk. I thought its the same developer but its not. I can say my house design is well thought than this one. No annoying beam or weird zigzag.townhouse prices has been dipping too . Any idea why?

      It's most probably the awareness of townhouse and the facilities. Townhouse is sandwiched in between apartments and terrace house and the design for the internal layout has not been great until these few years where they cracked the location of the staircase.
      Also because at the same price, they get to opt for terrace house further away and that segment has always been the "ideal family" home for Malaysians.
      Anyway, thanks for sharing your thoughts yea:)

      Yea, that unfortunate for the neighbours but great for the owner. If you can look past all the dirt and messy landscape, you're actually buying a great property at a discounted price because it's not well presented.
      A fresh coat of paint, with lights installed and some gardening... This house will look super awesome:)

    3. Size
    Cons:
    1. Access
    2. Maintenance
    3. Design.
    I think there is 1 unit which is an Upper unit where the sizes is bigger, on auction. Around same price as this. Corner unit. Should have better lighting than this unit as its corner and Upper unit.

      I've played badminton in Lakeville few months back and I kinda like that place. However, I will need clarification on what you mean "great buy" ? Is it great rental return? Or great place to start a family?

      @@iherng in both aspects. I recently got married. And looking at an affordable place to start a family. At the same time, looking at future prospects, in 5 to 8 years in which, I could sell or rent off as live progress on.
