Thanks for a great tour. What I love about this apt. is the windows are not floor to ceiling. There is a waist high bar across each window. Helps to soothe my fear of tripping and crashing thru a windown. Great job, guys.
Thanks Matt! That's not the first time I've heard that when it comes to floor-to-ceiling windows. The arc of 60 windows in the living room is pretty spectacular and I'm happy it worked on screen. Thanks for watching and keep letting us know what you think of our videos and what you would like to see in the future.
Hudson Yards is the Canary Wharf (London) of NY - technically it's NY but it's not. 1/3 off of the asking price is the fair value of this PH considering the location and having a pillar in your main view in almost every room.
Hello my friend --hoping to see this on your twitch stream soon. I look forward to being your agent when you are ready. Do you know of any properties that I should tour in Germany?
I have a great Brooklyn Heights townhouse coming up from 1850 so keep your eyes out for that, and a few others that I shot and will be going on my second channel. Good to know people don't just like the super unique international properties. I love all that NYC has to offer too
@philipwellsrealestate I thought you gave a very polished presentation, and I appreciate that you dressed up. If someone is selling me something priced in the tens of millions, I expect you to dress the part.
For those that expressed astonishment as to the pricing, I actually don’t think it’s outrageous in the scheme of NYC Real estate. This is provided they can never block that river view. And I do think the place is pretty spectacular and view is astonishing. While I do agree the staging was very tastefully done, I constantly laugh at these modern pieces like that couch with nearly no back cushion - especially for my two back surgeries and 6’ 2” frame.
@@philipwellsrealestate *snorting with laughter - will do Philip and keep up the great work, your vlogs are nice, as is the communication with your camera man.
You can check the closet size on the floorplan- there is a huge one we didn’t show on the top floor. Usually new development doesn’t finish out the closets and expects the new buyer to do them, but it can usually be negotiated to be finished out to their specifications.
There are even some hotel towers with nearly that height. You feel like living in the sky and if you like views this is great. So just try one and you will experience this...
There isn't any in the unit, but the building has the Skytop which you can see a bit of footage in towards the end. The building is right on the High Line and Hudson River Park nearby, but if you want private outdoor space this isn't the one for you.

My sentiment exactly. That's the only downfall to me. Other than that it's beautiful
I think because the Hudson Yards area doesn't have much "buzz" yet, so not a lot of places to go to eat, have coffee, etc. It's more desolate than originally expected. The views also don't have a focal point. Past the Hudson, there's nothing out there.
I think that was correct a few years ago, but it's actually really coming along as a neighborhood. The retail and restaurant space is filling up, and the office space is renting for the highest prices in the city. Tenants include Warner Media, Wells Fargo, Accenture, JPMorgan Chase, Amazon, J.F. Lehman & Company, Milbank, Liberty Mutual, Meta... and all these businesses bring demand for restaurants, retail and housing. We plan on doing a video where we feature it more, we just didn't want this one to go on too long. 35 Hudson Yards is selling briskly, there were 3 contracts in the Olshan Report this week (Manhattan sales >$4M) media.realplusonline.com/webreports/2501160ee3de85.htm
Nice enough if it were on a ground floor. Too much glass , too much glare and too much height and apparently no balcony and no way to get outside except that ground latch 13:07 . I can see it used for rent so how much is a monthly rent?
Good video but your video shots need some work. A roll there is to many level changes mid shot, and you're shooting to low. The camera a lot of the time is low to mid chest and then gets tilted upwards for a higher shot instead of keeping the camera straight and physically raising the camera. Tilt shots can be effective in showing height in a room but not in A Roll while you're tracking. Would also recommend a wider camera lens, it looks a bit awkward on screen when you get too close and you're half in the shot, half out of it. All that said though the more you shoot the more you'll improve, keep up the great work and providing awesome properties.
I appreciate the notes Kyle. We're trying to make each video 1% better than the last and feedback helps. Sounds like you've spent some time behind the camera. By the way, what lens would you recommend? I'll be curious to see what you think of your next one that is coming out in the next week or two.
Please slow the videegraphy down. Give each shown shot, view etc. much more time for the viewer to adore and properly look at. You change angles, views too fast and too much
Is there another channel that you think we should model? We are trying to keep it moving and interesting, and we also are trying to optimize for television. I'm curious what device you are watching on. Thanks for letting us know your experience.
Good question -- A walking tour like this is tricky to film because of all the lighting adjustments needed, so we plan our route to try to keep the lighting as consistent as possible. Especially in a place this bright, the background can be blown out and then the hallways can seem overly dark (or so I'm told by my crew) so we have to be careful about door reveals and any time the ISO would have a big adjustment. Tommy could answer much better, but hope this satisfies your curiosity a bit.
21 milion for this ?, i am never going to pay even 2 million for this, i would love to buy 20 dollars castle or a big house in scotland or in europe, f.ak this NY life and monopoly of real estate dealers
These hyperpriced skyscraper properties always look disappointing to normal people, because normal people like you and I evaluate a house as a place to live. But this isn't a place to live, it's an instrument for making extremely large amounts of cash easier to manage and move around. It just happens to have the shape of a house.
Lots of poor person takes here lmao if you have this money you can live anywhere, most likely this will be a second home to someone who lives abroad but wants an American passport, you are not worried about “where the work is” 😂😂😂😂😂

Imagine getting this downtown Kuala Lumpur or a major city in Thailand like Phuket or Pattaya or Tokyo for a 2/10's of this price with more safety features, better quality of life, better food, nicer people. Come on America we can do better. 🙄🥱

Cracks me up they call it’s an APARTMENT. that word is just synonymous with a living space that is ANYTHING BUT Luxurious
"Apartment" is a bit of an undersell, but "unit" doesn't work either, and "Residence" sounds a bit over-the-top to me.

Really enjoyed this more calm and laid-back viewing, Thank you!
Furniture is very gaudy and superfluous.
indubitably audacious and perplexing to that extent
Skipping closets is a no-no, especially on the Master Suite. Big closets are one of the biggest signs of luxury, especially in a penthouse.
I'll make sure to film them next time
This apartment looks like a hotel
I wonder what the heating bill is in the winter and the electric bill is for summer

Gee, what's the common monthly charges ? For this beauty.
The Ccs are $16,819, but the taxes are only $182! There is a tax abatement in place

@@philipwellsrealestate thast's $17K a month to live in a place that you own. does that thought ever happen between anyone's ears?
@willbmcl bro u could never afford this so why are u commenting on it?
Not showing the primary closet tells me it's small and not a finished closet. That's a problem for the price
You can check the closet size on the floorplan- there is a huge one we didn’t show on the top floor. Usually new development doesn’t finish out the closets and expects the new buyer to do them, but it can usually be negotiated to be finished out to their specifications.

Exposed hinges on doors for such value omg. Hinges on such a white doors must be concealed.

Things in Manhattan tend to rent for about $4,000 per million of value, so this would rent for somewhere in the 75,000-95,000/month range.
