    Michael I swear you've been such a help to me the last few weeks when I've been frantically watching all of your videos for help and guidance! So pleased I can say I've received my mortgage offer today and can now watch all of your videos around solicitor and conveyancing videos! Thanks a lot!

    The solicitor will be the biggest obstacle in the conveyancing procedure. I bought my first flat 40 years ago and required a mortgage. I am presently buying a flat with no chain and it is a cash buy and yet it is taking as long as it did 40 years ago despite email, and places like land registry being on line along with the turn around for the local authority searches averaging about 12 days.
    Why is it necessary to have two solicitors this is not an adversarial matter but just transferring ownership of a property from one person to another. I watched a program on France where a British buyer was buying a chateau and both parties were using the same solicitor but somehow that is beyond us in the UK. Once you instruct a solicitor in this country you will find that they take a vow of silence and requests for updates go unanswered and that has been my experience with several solicitors over my 40 years of moving from one place to another.

      Great point and totally agree. The whole process could do with an overhaul, but don’t think that will ever happen

    Thank you for your video which you explain the process clearly and which I have found to be so helpful in what seems a long wait for each stage in buying and selling a home. We have a chain of 4 and I do understand there can be holdups along the way but it’s good to hear what is involved in all this. I look forward in watching more of your videos.

    If you’re buying in Scotland Scots law applies and process is different and terminology differs.

    Thanks for this, very helpful. What sort of average timeframe does it take the conveyencer to go through the resuts of the searches? Appreciate this is likely to vary depending on what crops up, but if theres no major issues?

      This is normally done over the phone verbally between the two solicitors

    5:00 that point of signing all the paperwork and paying the deposit was like 1 month ago from me and since then, it has been more of less total silence. and here i am waiting for god knows what.

    We have no chain and our solicitor has taken over 4 weeks and has not even acknowledged us or kept us to date on nothing!! We are first time buyers and my partner is a solicitor, though we understand that the stamp duty deadline was a few days ago there has been weeks with no emails, no text phone calls nothing. Every time we call preferably every 2 weeks we are reaching the assistant who takes a message and says you’ll receive a phone call. Still nothing, our seller is getting impatient, any tips ???

      Do you mean sales memo? This is a document the estate agent normally provides to all parties informing them of the sale

    It is possible to do your own conveyancing if you are competent. Hiring a solicitor is NOT mandatory. Vendor is NOT a “posh” term, it’s French and means seller!

    As far as I know it’s not mandatory to use a solicitor to purchase a home. But mortgage lenders tend to deal with solicitors.

      No just one of them, conveyancer is just the name of a property solicitor really

      Yes in my option 100%, otherwise there is a massive conflict of interest

    It is not mandatory to use a solicitor, it is mostly required by many banks but otherwise it is not mandatory.

    UK house buying takes so long, no wonder people start looking at other houses and sales fall through. Process is way too slow

    Wow...wish i found your videos earlier, mh solicitor is rubbish (excuse my language). Would i be able to change solicitors once the process has started ie. is money paid to them and local searches started or so they claim. they are not updating me at all just silence, is that typical of solicitors?

      Yes you can change, you may have to pay for the searches again however and would need to inform your mortgage lender

      Hi Emily, it is usually right at the end of the process a few days before you exchange/complete. If you are doing a separate exchange and complete they sometimes want 10% on exchange and remainder afterwards.

      Yes you will have to ensure new job still meets with the lenders criteria

      Depends who you are with, for example Metro Bank take around 3-4 months

    Hi, I bought a house in England about 4 years ago I would like to know if I buy some plants for example thuja and put them in front of my house for privacy and buy another shed make a small renovation do I need to let my mortgage lender know about this? Am doing this for my comfort. If so, Do I need to ask for permission or just to let them know what am doing so for them to know the value of my house and do it without consequences? I will sell this house in future if you can answer please let me know I would pay for this information. Thank you!

    Hi Michael,
    Great video. We just received an email from our solicitor saying that we can buy old searches at £150 from vendors solicitors as they did searches recently. I presume it is because the sellers have part exchanged their house with a new one from Taylor Wimpey, and TW have done the searches to accept the part exchange? We were also offered to carry out new searches at £245.
    Would the old searches be fine?

      I don't see any reason why not tbh, maybe just ask the same question to your solicitor (I am assuming you are using your own independent solicitor not someone that has been recommended by a third party i.e estate agent or the developer?

    Hi Michael -First time buyer here, currently at the start of the conveyancing stage. The mortgage application is currently going through and we’ve yet to pay the solicitor, so at the min no searches etc have been carried out. So we do pay now, or do we wait until the mortgage offer?
