We lived in Malden for ~7 years (starting in 2014) was a great place to buy a first home at the time; we got a two family and it was a great place for us. With ~60% of the population renting there are a lot of multifamily stock in the City. When we had kids as they approach K we had to start thinking about schools and other pandemic driven changes ultimately brought us to acquire a home in Wellesley. But Malden is a great community and the formerly economically depressed downtown particularly has been completely rebuilt with luxury apartments (think rooftop salt-water pools) and retail in the last few years. The downtown has also become a gaming district with escape the room, Boda Borg (Swedish questing), ect.
To hear you use the words stable and Malden together seems strange, given that they have completely re-built the entire downtown in the last few years. Malden is one of the more exciting communities in the greater metro area, especialy in terms of potential and change, IMHO. I think if someone was wanting a single family home in that area they should also look in Melrose and Medford as well.
Interesting fact, you wont find many (hardly any) condos in Malden. Especially none built since ~1970.
Also I didn't hear you mention that it has 2x Orange line stops!
    Nice Video!

Thank you for your feedback! You're right I should have mentioned the orange line, I should've talked more about it because it makes Malden much easier for commuting compared to Melrose or Wakefield that don't have easy T access into the city.

I own a condo in Malden, and you’re right that there don’t seem to be any new condos here. My building was built in 1979, and my unit was very dated when I bought it (from the grown-up children of an old lady who was the original owner). The proximity to the subway was one of the main reasons I picked Malden, since I have worked in Boston since finishing college in 2004.

It is, just don't try to get into maby trouble, you even won't get arrested for small things but don't test it out.
