      I missed 500' of Verde Riverfront, about 2 miles of I-17 and just south of Montezuma's Castle. I was wondering if it flooded this year. ($100K for 8 1/2 acres).

    Those mobile homes are in parks. You need to pay space rent forever.

      Not true! I found mobile homes with no HOA and own land.. I found mobile home parks with own land.. no land lease.. gotta look.

      @@JThomp365 Where. Example please. I get notification on mobile home parks and all of them have been pay to park. None where you buy your own lot. At most parks the rent is high and price increases every year. They also may sell the park and your asked to move or the lot rent is raised to more then you can afford. Plus these homes are very expensive to move if you can even move them.

    Apache junction trailer living ....
    You don't own the land...only the trailer. You have to still pay rent on the land which cant be $1000. A month... And they can boot you anytime the land owners want to. Be cautious

    I turn 63 tomorrow and I was born and raised in Mammoth, with San Manuel and Oracle close by. When the mine shut down, San Manuel houses were being sold very reasonable. The homes were built in the mid-50's by Del Webb. I lived there for about a year for work. Nice area and home prices seemed good. Moved to Coolidge for government work and we never had any problems living there. Nice community and you have Casa Grande close by to shop. Casa Grande has grown tremendously since I moved to the White Mountains. I am retired now and decided to change to the mountains. I lived there for almost 30 years. Really liked the area. Florence is very nice and quiet. Great job on these videos!

    Problems with mobile homes is the lot fees which can be expensive. Yes, you can find Parks with cheaper lot fees, but those are [probably not where one wants to live.

    In the 42 years that I've lived in Arizona, I have lived all over the valley. Peoria Glendale sunnyslope, Sun City Scottsdale Mesa Arcadia Tempe casa grande, North Phoenix West Phoenix. And most recently Apache junction and now Gold Canyon. Apache junction has always gotten a bad rap but up until I moved to Gold Canyon, Apache junction has been my favorite place. I had a perfect view of the front of the superstition mountains. I wouldn't have moved if I wasn't a renter and had no choice. And I'm sure glad that I moved to Gold Canyon. that move brought me even closer to the superstitions. And tons more wildlife. The javelina travel on their path through my yard every night. Like clockwork and sometimes I leave them a little treat. I've been exploring the mountains weekly but the heat is coming & that will come to an end for a few months. Every year I tell myself though, I can't take another summer, it's just getting too hot for me. I love Arizona so much I don't ever want to leave So within the next two to three years I'd imagine I'm going to be moving North towards Flagstaff Prescott area. Arizona is so beautiful October through May. June through September I'm in hermit mode and you only see me at night, except to go to work.❤️🏜️🌵❤️🌵🏜️❤️

    The mines in Safford and Morenci are always hiring but in the affordable price points we are lacking inventory for buying and renting alike. That being said, it’s a great place to live.

    Thank you for showing Bisbee I grew up there in the 60s and 70s when the mines where still running. it was a good place to live. I visited Bisbee 7 yrs ago and couldnt believe how expensive everything was.

    Enjoy these videos! Common sense says to personally visit and thoroughly explore a town before buying. Yuma is an example: there are some really nice, newer neighborhoods. However, these homes are now in the mid $350Ks and above. In some cases, unfortunately, they might be next door to run down trailer parks or older homes that haven't seen any maintenance for years and their yards would put a junk yard to shame. That there are no "big" companies in Yuma that provide decent wages is holding this area back from growth. An influx of Californian's is driving up home prices above where they should be for this kind of town. BTW (and this is just my personal opinion), unlike many Arizona towns, Yuma lacks charm and personality. Also, you'll fit in better if you are fluent in Spanish. Winters are comfortable; summers brutal!

    I live in South Florida. When it rains, it floods. Yon can see some of the house foundations sinking. When the tide comes in, and especially a king tide more flooding. I was up on the West Coast of Florida above Clearwater, in Springhill. I was driving in some back areas over Easter Weekend. The trees were being ripped out, the 2 lane road is now a 4 lane highway, and nothing but concrete and asphalt. So many subdivisions going up. The Gulf side of Florida is quickly being paved. Ft Meyers is being built up and Sarasota the same. Miami is filthy and gross. I can’t wait to move out of Florida!! Overcrowded and nothing but concrete. Red Tide on the Gulf all the time, and east coast beaches are dirty

    I live in Coolidge. It's booming. Huge developments being voted in now. Zoning changes, we're selling lots of homes. I love it here. Good folks, salt of the earth. Ive lived in Scottsdale and FTN HILLS.

    We’re in Cordes Lakes where homes are dirt cheap. It’s quiet, cool in the summer and right on the Interstate 17 and SR 69 to Prescott.

    Been living in Pasco county Florida 35 years now retired and tired of living in the same house was looking at Show low area looking to buy land 20 40 Acres and maybe a camper to live in and build a bunker out where no one is 15 miles to nearest town, then go South maybe Yuma, after 35 years living of in a shoebox, only kidding a nice house but I need plenty of room now, thanks great video

    I can't believe you're mentioning Sun City and I'm not hearing you mention Youngtown. I live in Youngtown and luckily when I looked to buy a house in 2017 a coworker who was raised here suggested I take a look here and boy and my glad I did close enough to the city in the middle of everything and not expensive at all

    I grew up in Sunnyslope in the late sixties and seventies, was safe lazy living back then. Sunnyslope High one of the highest rated schools in the valley (still is).

    Although I like mobile homes, people have to remember that the payment on a $60K mobile home is on top of $600+/month space rent and that space rent doesn't include any home exterior maintenance or utilities. Space rent is only for the land and the narrow little roads. In addition, you can be evicted if the park is sold (or they don't like you) - and Arizona's state and local governments are very opposed to affordable housing, so you probably won't be able to just move your mobile home to a different park.
    Arizona, any way you slice it, is still unaffordable for many. Homes in respectable cities and towns in places like southern Illinois, Kansas, and Ohio are a lot less expensive and often have lower taxes.

    I've got 40 crappy acres around St Johns in Elk Valley at around 5,000 feet. I've seen it twice in about 20 years. The last time was in '12. it's time to go check it out again.
    The HOA type fee is about $200.00 and the taxes are about $150.00; it's paid off and I do get offer letters from time to time.

      @@LivinginArizona When I first purchased it, it was to write off the interest in the old days. I'm still not sure if I'll do anything with it. When I first purchased it, there were several houses going in. The last time, I only saw one home and I heard a fire went through the area.
      I live in Havasu, so it's a long ride to get there - usually on a motorcycle.

    Sun City homes are in are 55+ communities for the most part. Once in awhile you can find a mobile home park where you own your lot, but most places only lease their lots.

    I live in Quartzsite full time.6yrs now .have a grounded home on a acre. I love the heat i am a Wisconsinit .go packers go lol.yes winter snowbirds keep this town alive.the town is growing slowly. Taxes are affordable.

    I like mobile homes, but just remember, there's almost always space rent on top of that loan payment. It's a more affordable option, though.

    Baby Boomers Rule! I was born in Safford, AZ and raised in AZ. I live in a very small Mormon community in NE AZ very safe. We are non Mormon. We have deer in the backyard, coyotes and antelopes. My favorite place in AZ would be in Greer, AZ. Also we are not far from rim country. Love fishing at Woods Canyon also White Mountains would be Greer, & Big Lake. Due to the ski resort "Sunrise" Show Low traffic is crazy all year long. My son had a home built in Flagstaff about 7 years ago with quite a bit of land for $300,000 that he sold for over twice as much to make a job transfer to Buckeye. The house he bought was less than that so he had plenty to pay off so debts and build a pool. TFS 👍

    I live in that square "far east". Bought my property, 2.06 acres for $1500 in 2013. Property has a mix of Ponderosa and aligator juniper. Best decision I ever made. I have to haul my water in to my tank but it's easy access.
    Can't disclose the exact location of where I live due to fear of California infiltration. Hope you understand.

    As someone who lives 7 miles from the border, there’s a lot of human trafficking not to mention pick up drivers from Phoenix and Tucson who risk driving 100+mph. Luckily, when they get caught it’s a felony. For you to say living near the border is no risk is inaccurate, lots of trafficking and not women/children. Sierra Vista is growing, and is a very nice place to live and low key. The quality of life that Sierra Vista offers is nice to raise your kids. The weather is nice but we do have winters so it can be a bit too cold but nothing like living in the northern states. Sierra Vista elevation is 4694. Hereford is really nice place to consider as well.

      AZ used to be part of Mexico and the closer to the border you live the more that influence is still experienced. Just a fact that one should be aware of. For some, that is So. AZ's charm.

    If your a retiree.. don't forget about medical services...the further you get away from the major metros, the less choices you will find. Rent for a year to see if it works for you.

    lol moral of the story, if you want cheap housing you're going to have to live on the outskirts of town or in the middle of nowhere. I mean look at those Apache Junction trailers.....yea they're 60k but it's a 2bed/2bath and not even 600 sq ft!!! That's the size of a 1 bedroom apartment inside all the big cities!!! ha ha ha ha
    My mom bought a house during Covid in Maricopa and then sold it 2 years later, and within less then 1 year the value of the home had already dropped by $50,000 so she came out lucky with the profit she made.

    the retires are the baby boomers , that are called Hoosiers ... I'm 70 and you missed the time of the boomers, doubt you will ever see the in your older years, try to hang out with these Hoosiers, sometime there mostly from small towns like NH, WV, OH , KY, TEN, southern states. they are very friendly and down to earth, like to just have a good time. I think you would really enjoying visiting some southern states,

"Don't tread on me" means don't force your lifestyle on everyone else by passing laws that force others to kowtow to your wants.       Havasu has an easygoing vibe like the New Jersey beachfront in the early 1980's. The Colorado river there is like a beachfront. But the water is a little cold so you can swim but it's about half the time in the water and its very clear water.

      I moved from East County (rural Lakeside) after 25 years. I miss the view & weather, but not much else. Even SD County is going down the tubes---The Marxists are taking over.

    Sun City, is a 55+ years community ONLY. No one under 55, can live there. They can visit but no, its a retirement community.
