Since we originally recorded this interview Nathan has helped multiple other parks and so many other sellers and buyers. I do not believe this park manager required Nathan to get approved, which is typically not common. Most parks will want the residents and investors to become approved to live there. With regards to Nathan registering the home, I do not believe he registered both of them. With that said registering the homes is typically the right way to move forward so that you are listed on the chain of title. This is assuming you are flipping the home and want to be on the chain of title. If the goal was simply to wholesale the property the Nathan would not want to register this in his own name. There are pros and cons to both of these strategies. Wholesaling the property typically means you will not put any money for repairs. Model year 2000, 4 br 2 bath, double wide, with very little repairs for $1,500.00? I'm calling BS!!! In my area (suburbs of Chicago) I have looked in a 60 mile range and those homes are starting at 30-45k minimum, at least at the time of this posting.🤦♂️

Even then I was questioning if the park manager was trying to put Nathan into a bad situation for where exactly the catch was. I understand that you know very little about myself or Nathan. However just because you do not believe something does not make it BS. I have no idea how many real estate videos are faked on TH-cam so I can understand that you may be cynical. I'm quite cynical as well and suspicious of things until I learn more. However you seem very upset in your comment. Everything on this case study and all the other ones on this channel are the honest and heartfelt words of the investor/members that I interview and work with. Nathan has busted his butt, is in uncomfortable situations regularly, and sacrifices his time with this family so he may find deals and attract sellers. Whether you believe his words or not doesn't change the fact it happened, and will happen again. Just because you are not able to find similar deals you're happy with in your area of Chicago doesn't mean that projecting your results onto others does not make it reality. However I will admit that $1500 for a 2000 doublewide with all appliances and CHA is a smoking deal in almost anywhere in the country. I'm working with folks around the suburbs of Chicago who are negotiating even newer homes for purchase prices $3500 to $5000. I mention this to encourage you to keep pushing forward. I wish nothing but the best for you moving forward. I hope you are able to find profitable deals that you are very happy and comfortable with.
Hi John,so in Florida you have to have a mobile home dealers license and in order for me to get the license they are telling me I have to have a physical location for dealership,is there any way around this?I would really appreciate your help.I want to purchase your course but if I have to get a location in order for me to get lic I don't know if I can do it please help

You are definitely right that the state of Florida wants you to have a dealers license or broker's license in order to make a profit with mobile homes that are considered personal property. There are a couple individuals I am working with in Florida that do have their dealer and brokers license. Concerning the brokers license, there should not be the need for a lot of any type. However and office to display signage may be required. In two scenarios we have successfully negotiated and convinced the license underwriter to accept and believe that we will not be holding any physical properties. We will only be dealing with in pre-existing mobile home communities and mobile homes located on their own private land. We have not and will not be storing mobile homes. Again, this is only happened twice within the state that I know of. Not sure if this helps and answers your question however I do hope it points you in the right direction. For the first deal did he apply to the park . And with the title he didn't register it correct because he sold it
