    You can convert a mobile home manufactured home Etc. into real property by removing the wheels and attaching it to the land on a permanent foundation hurricane straps Etc.
    Not in a park because you do not own the land and you cannot do this with anything built from 1976 or older

    Oh my...very interesting show. I really wish though that there wasn't so much generalisations included regarding manufactured homes. They are affordable homes, that are not a waste of money if bought "new from the dealer". Wow...I speak from the perspective of someone who has watched for 40 plus years as thousands of people were enabled to become homeowners in Vermont and New Hampshire because of my hardworking father, a "dealer". Homes never sell for a few thousand dollars here in parks or on land. Try 100k plus for a double wide home in a park. We have parks too. We have residents who have happily lived in their homes for decades. Not all people want to "get out of their home". They live in their homes, as part of communities that they are proud of. What is happening in Texas is not the reality in the entire United States.

      Hi there I am seeing the show for the first time 4 years after it was first recorded, and I can honestly say I live in Chicago land and trailers absolutely sell for two three $4,000!! Of course I can appreciate you sticking up for your dad's business but the fact still remain the same in 2022 an old trailer is just an old trailer. Before 76 nobody can move them out of parks so they keep trying to keep it running so it doesn't have to be hauled away. John is not wrong, and now I see Texas is building more parks due to the economy.! I hope it's not to house all those illegals SMH SMH

    Very interesting... I have been thinking about moving into the mobile home side of investment. I have a vacation home in AZ and there are a lot of mobile home parks. I was thinking flipping and renting them. A mixture of both.

    One option on a home that needs demolished, the local fire dept could us it as a training exercise and actually burn it. May not be an option in all areas. Still leaves a little clean up but should keep the cost down.

    I live here in Marin county Cali and there is not a moblie home here for under 50k....................In fact most of the bay area is really costly to get into and there is no inventory. Any help?

      Erik Lindquist You may want to look outside your market (your backyard) as they call it. Fresno or Sacramento does have lots of inventory if you want to step out a few hours drive or so. Getting help or "boots on the ground" especially if paid based off of performance is best when having people "work for you" at first.

    I have never seen close to a deal of 4k let alone 1k for a mobile home. Am I missing something? This sounds ridiculous.

    Maybe I'm skeptical but nobody sells their $25k mobile home for $3k at 300/month for 10 months. Why wouldn't the owner just rent it?

      people go through alot and might not want to deal with tenants. Probably needed to be out regardless. It was $8000/3k down

      Because you don't want to hold depreciating assets and many people have no desire to be a landlord.
