Being a single mom to a tween girl I like this layout! The loft could be her space and that tiny “bedroom” could hold a loveseat and our TV, so the living room area could fit a skinny island and two stools for eating. Just takes creativity. I like that we’d have two sinks for getting ready in the mornings. This model is one of my favorites from RRC.
Its unbelievable that a tiny home can fit so much people! Likes the double loft for multiple uses! Likes the walk-in closet and the two-tone kitchen cabinets!
Very interesting. I particularly liked that the master suite had its own half bath & walk in closet. That guest room is pretty tiny, but it would make a fine office.
Nice little place. Take 4 feet off the porch, and give it to the common area. This would make room for a kitchen table. Both bathrooms are small, but just manage to avoid being cramped because of their layout. The linen cupboards in the half bath are good. Many tiny homes don't provide any linen storage space. I'd rearrange the kitchen to have a dishwasher. It would probably mean getting a skinnier oven, but that's okay. There should also be more connected counter space for work, and to store countertop appliances, so the sink needs to be closer to the oven. There should also be no dead corner cabinets. They should be angled or have fold out or turning doors. Dead corner cabinets are a waste of space. I'd lower the floor of the loft about a foot to provide more head room up there. It's a concussion hazard right now, but with another foot of head room it would be safer, and many people could even walk around up there bent over. I know this one will sound strange, but I'd put a half bath up in the loft, for those of us who sometimes need to get to the bathroom in a hurry. I'd also like my knees to be good again, and no back problems, so I could actually use the loft. Hey, might as well include those wishes along with the others. Back to the model. The second bedroom is too tiny for a bedroom, but would definitely work as a home office. I'd stick the folding bed up in the loft, so I could use the cabinets in that little room for office stuff. That tiny bedroom is actually about half the size of the hall in my handicapped accessible apartment, where I have my home office. My hall has no windows, but is big enough to not feel claustrophobic. It also gets some daylight from the living room windows. The tiny bedroom in this model definitely needs the window that it has. The open shelves above the cabinets also help make the room feel less claustrophobic, but it really does feel a bit too small. Still, having that second bedroom is a plus. Overall, it's a nice place for short people with good knees and backs.
The porch doesn't count towards square footage, you can't use that space internally without going over the 399 sq ft park home limit. Same for the loft - any taller and it's considered habitable space so counts for square footage. The dead corner often has things like the water heater (with external access) although I can't tell for sure with this model as it's not marked on the plan.
@@coastalnana2766 Yeah, I posted the reply before I got to the part about the tankless. Although I still think it will go in that corner as standard, with tankless as an upgrade.
@@bluewrenbirdieso.... the definition of a "park model", in part, is that it must be less than 400 sq.ft.? So, there are parks designated for tiny home living with these parameters? Sorry, we've come from the land of lots and acreage, where a 900 sq ft house in a great neighborhood (for resale) is a min 'starter' home. Thanks for your info!!

Interesting layout. Wouldn’t work for me but I can see how some people could utilize it. Here’s what I would love to see: Take that small 2nd bedroom and make that the walk in closet. Take the half bath and current walk in closet and just open them up to make the bedroom larger. Put a pocket door behind the stackables to access the new walk in closet. 🤙🏻
This is a great model. It covers so many wants. Guest room/ office with a door, private 2nd bathroom, loft for storage and or sleeping. The porch Is perfect for outdoor lounging.
This is a wonderful layout and as he stated in video, you can place couch in front of window or on the wall instead. The extra bedroom adds option to have someone stay over without them having to sleep on a sleeper in livingroom. To add additional room you can always build on side for another living space and use living room for dining area. So many options. Love it !!
Agreed. The loft can go and make room for high ceiling. I would also add extra length to make my son's room a bit bigger as well as extending the main bedroom.
Cute home. Every tiny home should have a liveable closet like that. Looked like a twin bed in the 2nd bedroom. I would hope to move the kitchen sink to left up against the stovetop and oven and put extra coubterspave to right of the sink so that you have an actual prep area. A rolling island could help with that too. Looks like a great tiny home!
Love the kitchen. The blue is just making the back splash pop. Love the sink and double loft for the teenagers. Love the 2 bedroom. Love the fold away bed. I would use it as a office.
Luv it! I’m not a TV fan but I love to cook. Second bedroom looks like it would make an excellent sewing/craft room. Children/ teens would love the cozy hideaway up in the loft. By adding a wrap around porch at the property site for entertainment and adding a dishwasher drawer in the kitchen, it would make a perfect multi-functional home.
Love all the different options! I do need to have some of these options that are in an accessible model. I have to use a walker all of the time and need to be able to access the different spaces. Love what you do! keep up the great work!!!!!!
I think I am in LOVE. This would be absolutely perfect for me, but I do not live in Texas and it would be astronomical to buy land, and prep the land to have this placed on my area of the country.
This is the model I could definitely call home some day! Love all the features especially that double loft space and the two bedrooms and 1.5 baths , great idea. To have extra toilet in main bedroom and also love the walk in closet.
Love that it is 2 bedroom with good size porch. Love the built in nightstands and w/i closet in bedroom. Loft is nice also. Good price. Wish I could buy it today Good job! 😊

I don’t watch TV… so no worries on where to place it. Loved the walk-in closet. If I were to change anything, it would be the colors. A nice sage green on lower cabinets and open upper cabinets. Nice home!
Really like this design, the only thing that I would do reduce the porch to 6 feet, that way there would be 4 more feet of living space... and be able to include a small dining area
I’m a single mother with three boys and love this layout my tween son would love that first little nook like bedroom or it can be an office and the loft can easily become a shared bedroom as well TVs on wall mounts are perfect for such a space this is a dream
Love it! Easy to move the sofa differently, add an entertainment center, and small island to eat at. Perfect for my kiddo and I! Reminds me of the Jackson but with a better Common Room layout. Good Job!
This is the best layout by far! The only changes I'd like to make are drawers in the stairs and instead of the double loft a single with a valted ceiling in the master bedroom.
Love the flooring and the colors. Not enough kitchen counter or cabinet space. Would opt for a smaller refrigerator, no oven, and no 2nd bedroom to open up the other areas but they have models like this. This is for someone who must have a 2nd bedroom downstairs.

Love it! There are so many possibilities with this layout. For me personally im using the loft as a bedroom & lounge space, the master as an office, and the 2nd bedroom as a designated place for my pets.
This would be great for someone with one or two children. I can also see other options to do with this floor plan that would be awesome. For myself, I would want it without the loft, which would take out the stairs and give you enough room for a sofa and a chair. I'd use the 2nd small room to put all around shelving in for a walk-in pantry (remove the window), and put an office where the half bath is. I love the walk-in closet, and being able for it to have a walk-in pantry, and a tiny private office would be a game changer. I could definitely change this one up to have everything I wanted.
Love this! I could totally do this. The one thing that I would add/change is have vaulted ceilings for the loft instead to give it a little more height, add another shower in between the main bedroom walk-in closet and bathroom, and a dishwasher in the kitchen.
I like the layout of the loft and the kitchen and living space, but would change it for a single and some personal preferences. The full bathroom, I would want to omit it and change it so there is a good size pantry, and room for a side by side washer and dryer. The bedroom in the back I would keep the same. I would change the 2nd bedroom and half bath. Make the half bath into a full one. With a good size shower in the space where the 2nd bedroom would be. The rest of the space not used for the shower could be used for like the water heater or something. Or the stairs could be a bit further in therefore extending the living area.

I absolutely love it! I can see this model with a porch off of the main bedroom. And a porch that wraps around to the kitchen side with sliding door access.
This was a better layout than I imagined when Mike said, "Two bedrooms and one and a half baths." At first I couldn't figure out why he didn't show all of the smaller bedroom until he came back to it and I realized that most of it was under the stairs. I think that it would make a nice private office and I'd put the extra people upstairs, but then I live alone and think primarily how I would personally use the space. Because there is no dining area a table outside would be of some use in warmer weather and one of those pull-up-coffee tables would make a nice eating area for two in front of the sofa. An "interesting" concept, I would put the main bathroom for use in the master and the "half bath" out in the hall for guests. But then I'm not too likely to have overnight guests when living in a tiny home, so there is that.

I was thinking the same thing! Eliminate the 2nd "bedroom". I noticed Mr Tiny wasn't thrilled with it either.
