I just passed my first attempt with a 79%. I did a 2 week MLO course through Mortgage Educators. Then I read through the summary pages of the text book. After reading the summaries, I just watched review videos of Affinity with Atricia Woods, Claysmille & Rocky’s Study Buddy rapid fire. I listened to the videos EVERY DAY for one month. I did not purchase compu cram, any grids or other materials outside of the original course. So just wanna say these videos help ALOT. Watch while you drive, while you eat, work or anything. A 79% is still passing and for the first try AMAZING! Thank you for these videos !!!!

I passed yesterday on the first try with an 85%. I watched this video several times and even watched it in the parking lot before my test. Thank you for the great test review video! If I can give any advice regarding the test, get Compucram and take all the tests until you score a 90% on them. The questions are not the same as the MLO test but it gives you the practice of taking a 120 question test.
Studying for my exam w/ a 2023 textbook and here are some discrepencies for those studying along: In 2021, QM changed so that the 43% backend ratio is replaced by APR to APOR test, it's now a APR cannot exceed APOR by 1.5% on 1st lien or 3.5% on sub liens for safe harbor. In 2023, several fines were updated: CFPB: $6,813 on 1st Tier , $34,065 on 2nd, $1,362,567 on 3rd SAFE: $34,401 TILA: $13,627 on first violation, $27,252 on subsequent DNC: $50,120 I'm confused on FACTA here though, as FTC increased FCRA penalty to $4,705 (See 2023 FTC Civil Penalty Inflation Adj Memo) For Finance Charges there may be a mistake there: The CFPB posted in Section 1026.4(b)(3) that Appraisal fee , investigation fee , and credit report fees are included as Finance Charges Everything else seems good, thanks for the video.

Hi, at 27:51 minutes, what specific TILA violations = $5k single viol $25k reckless $1Million Knowingly, and also under 0% Tolerance, what does Zero tolerance for “L = Loan Origination” mean? I seem to keep missing the mark I’ve made a 71% twice. I did my course thru Mortgage Educators and absolutely nothing I studied was on the 1st test. I then studied from NMLS study material and Laticia’s videos… while I did see more familiar material I still made the same grade because I believe it’s because the exam was updated for 2024. So I’m hoping Ive stumbled across some strategies that will boost me to at least a 75% …4 points shy is just heartbreaking

I passed yesterday on the first try with an 85%. I watched this video several times and even watched it in the parking lot before my test. Thank you for the great test review video!
If I can give any advice regarding the test, get Compucram and take all the tests until you score a 90% on them. The questions are not the same as the MLO test but it gives you the practice of taking a 120 question test.
Studying for my exam w/ a 2023 textbook and here are some discrepencies for those studying along:
In 2021, QM changed so that the 43% backend ratio is replaced by APR to APOR test, it's now a APR cannot exceed APOR by 1.5% on 1st lien or 3.5% on sub liens for safe harbor.
In 2023, several fines were updated:
CFPB: $6,813 on 1st Tier , $34,065 on 2nd, $1,362,567 on 3rd
SAFE: $34,401
TILA: $13,627 on first violation, $27,252 on subsequent
DNC: $50,120
I'm confused on FACTA here though, as FTC increased FCRA penalty to $4,705 (See 2023 FTC Civil Penalty Inflation Adj Memo)
For Finance Charges there may be a mistake there:
The CFPB posted in Section 1026.4(b)(3) that Appraisal fee , investigation fee , and credit report fees are included as Finance Charges

I seem to keep missing the mark I’ve made a 71% twice. I did my course thru Mortgage Educators and absolutely nothing I studied was on the 1st test. I then studied from NMLS study material and Laticia’s videos… while I did see more familiar material I still made the same grade because I believe it’s because the exam was updated for 2024. So I’m hoping Ive stumbled across some strategies that will boost me to at least a 75% …4 points shy is just heartbreaking

Thank you and I'm part of a Facebook study group called "MLO Study Buddy Group - Let's pass the S.A.F.E exam!"... And here is a detailed game plan for passing the MLO test:
#1: Complete all the modules of the Affinity Mastery Course but don’t do any of the practice exams (save those for later). Print out and read through the 800+ Facts (from the Affinity Mastery Course). The course also has an audio version of the 800+ Facts that you can listen to as well. In fact, some people like to listen to the 800+ Facts and read along with it instead of just reading the printed version.
#2: Make sure you watch the 4-hour video (in the Affinity Mastery program)
#3: Make sure you go through the Audio Flashcards (in the Affinity Mastery program).
#4: Stay plugged into The Study Buddy Facebook group: facebook.com/groups/257646308865682/
#5: Consistently attend Rocky's group study sessions (found in the Study Buddy group. In the group, Rocky posts the ZOOM link to his classes). In Rocky’s classes, you will master the 800+ Facts. After you master the 800+ Facts, then go back and do all of the practice exams of the Affinity Mastery Course.
#6: Print out Jen's Cheat Sheet (found in the “files” tab in the Study Buddy group).
#7: Check out the several documents posted in the “files” tab in the Study Buddy group. You will see great resources from Jack Carpenter, Summera Shaikh, Charlee Jacobs, Adam Crandall, and Vicky Rowe
#8: Check out the “events” tab in the Study Buddy group for upcoming special events.

And after you pass the test and when you start to look for sponsorship, I highly recommend that you try to secure a LOA (Loan Officer Assistant) position with a high-producing MLO in your local area because that type of position will help you master the art and science of originating and closing loans and will put you on the fast track to becoming a high-producing MLO.
