Here's What Tampa, Florida Looks Like These Days. It's Complicated.

- Tampa is improving. But at what cost?
Tampa has a lot of new areas, but is it changing too fast? There are lots of bad areas here. But there’s more to Tampa than just bad areas, of course. It’s a big city. And in order to get a complete look at what Tampa is like these days, we need to look at a map and then drill down into each area.
This is Tampa today. Now as you can see there’s a lot of rundown parts of town. We saw that. But there’s a lot of really nice areas here, too, and it’s growing super fast. It’s still cheaper to live here than in many areas in south Florida, so it’s a big draw for new people. As we’ll discuss, poor people are being forced out, as newcomers with more wealth are flocking here in droves.
And you’ll notice there are a lot of bridges. That’s because, well, this place sits on a bay. Hence the name, Tampa Bay. Across from Tampa is the city of St. Petersburg, which I covered in another video. That’s where all the traditional beaches are. I mean, Tampa does have some beaches, but they aren’t the type of beaches with waves per se.
Driving across the bay to get into Tampa proper can be a really pretty drive. From this bridge, it takes anywhere from 20 minutes to 5 hours to get into downtown, depending on traffic. And downtown is where we’re gonna start.
Now Tampa has a pretty average downtown. It’s pretty clean and well maintained. It costs so much more to live here mow, so there’s a lot of homeless in the town, but they aren’t pooping on the sidewalks or camping out.
Downtown Tampa used to be DEAD after 5pm unless it was a weekend. It was like a ghost town down here not too long ago. But that has changed, mister. They’ve brought in a bunch of new reasons for people to stay downtown now with new bars and restaurants and the like. We’ll talk about the new fancy riverwalk area soon.

I live in land o lakes ....it's nice...I spend a bit of time down Fowler and Busch....to do business ...then back to Lutz into land o lakes to do business . My son attended land o lakes high school ..graduated 7th in his class ..got academic scholarship to UOF AERONAUTICAL ENGINEERING... Ah my city. Inflation here has just been god awful. It’s going downhill if you aren’t wealthy. Also the amount of people moving here is just pushing the locals out. It’s really depressing. All my friends rent has gone up atleast 450 dollars a month.

One of the housing problems in the Tampa Bay area is that real estate speculators are buying up the houses pushing the prices up. I'm in St. Pete and I get at least one call a week with an offer to buy my house. If I sold, it would be only to someone planning to occupy it.
My mom was older and got lost looking for the Tampa Airport. She stopped her car in a bad area and walked alone up to some young guys (different race) standing on a corner. One spokesman told her she wasn't in a safe neighborhood and walked her back to her car. He told her to lock her door and to roll down the window just a little bit. He then gave her instructions to the airport. There's someone out there who I'm very grateful to. I wish there was a way to thank him.

I've noticed that. Middle class/ lower middle class isn't necessarily bad. Working class people should be out down because their homes aren't worth 300g plus.

As a native Texan who moved to Tampa FL and stayed there for 7 years - only moved very recently - all I can say is: God do I miss Tampa and all its craziness covered here. Can’t wait to move back.

I lived in Tampa back in 03' to 05'. I can't believe the transformation of YBor and Downtown Tampa. What a difference! Ybor used to be a life or death decision. Now it's gorgeous. I may have to go back and visit.
A life or death decision lmao! I went clubbing in Ybor frequently in 2017-2019 and it was pretty ok, crowded enough to not feel too sketchy. Of course there's that infamous story of someone getting shot at the Columbia restaurant at 3 am.

I was there in 1975 all I can remember is Tampa was beautiful especially at night. The warm breeze off the bay at night with the palm trees blowing in the wind it was just heavenly.

Some of that hasn't changed but a lot of it has too. Personally most of Tampa is like a trash heap. Almost like you're in the deep south if youre not in those few nicer areas.
Tampa has grown tremendously in the last 5 years. An enormous amount of people are moving here making it a very competitive market. The housing market is top 3 in the nation depending on what article you read but according to Zillow it’s the number 1 market in the US right now. Personally, I love it here, tons to do, close to the beaches, great restaurants, and warm weather. However, it has become extremely expensive to live here now and you definitely need a good paying job to live anywhere near downtown or south Tampa area.

@@billdoty6438 they’re mad because it’s pushing lots of locals out. Locals can no longer afford to buy or rent in the area. Tampa saw the highest increase in rent anywhere in the nation and can’t keep up with the demand which is pushing prices up more.

I'd say you got it mostly right. However, as a Tampa resident for almost 30yrs, Seminole Heights is definitely not the bad part of town. East Tampa is the area I avoid, especially after dark. Ybor City is still very sketchy after dark, especially for theft, fights and car break-ins. I just moved to Pasco county, just north of Tampa in the Trinity area where the housing and people are nothing like you described. Houses start in the area around 400k and not the drug crime you described? The first thing you'll notice about the Tampa Bay area, if you come for a visit, is how clean the streets are and how much the locals are helpful & friendly

I agree, Pasco is mosty great. I mean Holiday, Elfers, and a few other spots need help. But that's a small percentage. But if the bad press slows down the influx, that's not a bad thing.
Downtown Tampa has gotta be one of the cleanest downtown areas of a city I have ever seen.
Downtown New Port Richey looks nice but the outer parts of town can be a little rough around the edges

Born and raised in Florida, I have been moving around quite a bit over the last couple of years. Despite its flaws, Tampa has been my best experience by far. You get a lil of everything so fitting in isn’t the hardest compared to other cities I’ve lived in.
You finally covered my hometown! You pretty much got everything right. Even when i was in HS back in 2015 there was a growing resentment towards people that weren't local. Now it seems it's gotten worse because "everyone" wants to move to Tampa.

The Tampa Bay Area isn’t to bad, south st Pete and north Tampa are the bad parts
We bought our home in 2008 in the Lutz area. We liked it because our area seemed rural even for the suburbs. In the morning I-275S going towards downtown is choked with heavy traffic. In the late afternoon it is just the opposite on the Northbound. Despite all the construction for years as well as the toll roads it never seems to matter how many lanes people are given, slow traffic in the left lane and impatient drivers create incredibly dangerous patterns especially at the I-4 East ramp. 18 Wheelers contribute to the chaos since there is no left lane restrictions. Cost of living is a topic, what isn’t is car insurance costs. I don’t care what your record is, you will pay more period. Accidents are common place, the I-4 corridor to Orlando is always choked East/westbound. On the upside there is a lot to do, major sports and plenty of entertainment. I have been in major cities all over the world. Downtown Tampa is one of the safest you will find for pedestrians. Ybor City on a weekend gets dicey with some bars but I have always felt safe here, with the exception of E. Fletcher and Fowler in the Busch Gardens/Temple Terrace, University South Florida campus area in general gets dicey late and night. Because it is a tourist area the primary concern is drunk drivers who like to go the wrong way on a one way. We loved it here, but the area from New Tampa, Wesley Chapel, Odessa, Land of Lakes has become saturated with too much traffic and people the smaller communities and businesses and identifies are being swallowed up. Unlike the Panhandle of Florida, hurricanes in the Tampa Bay area are rarely major events unless you live right on the coast. Up there we evacuated about 2-3 times a year. Here, not at all. Because of the urban sprawl and traffic, we are less enamored with Tampa so we are headed to the mountains of NC where the pace is a lot less hectic. Love this series, you do a good job capturing the areas you research.
You are so right. I moved to the Lutz area in 2005 but just into Pasco County between SR56 and SR54. They like to call the area Wesley Chapel by my mailing address is Lutz. I am close to the Interstate I75 which is good and bad. If you go south you can get on I75 to Tampa,St Pete or I275 more toward Brandon. It is really growing and has many Car Dealerships. There is the Outlet Mall and lots of Shopping areas. I used to live in Brandon and it has really grown. I would say this area has more options since stores can draw from people in the New Tampa are as well as the growth into Pasco county nearby. To commute to work in Tamp which I used to do is best if you can go to work earlier or later and the rush period. You have to check the traffic reports to see if it is jammed.

I love Nick's videos but there's a special kind of irony watching two transplants from California talking about how overcrowded a city has become because of transplants. People aren't just being priced out of Tampa, it's happening all over the country. That's what happens when millions of people from NY, NJ, CT, CA etc. decide to pack up and move to some place "cheaper". To local people, those places were barely affordable to begin with, now they're completely out of reach.

I’ve lived in Tampa my whole life. The way all these people moved to the city is horrifying for the people who’ve lived her for years. A lot of people can’t afford to live anymore. Apartments are ridiculous. I have a really good job and STILL can’t afford to move out of my parents house because the market is destroyed. And the traffic is so bad it takes me an hour to get to my grandmas house and a few years ago only took me 20min. If you’re going to move her at LEAST drive properly the amount of accidents daily is ridiculous. THANKSSSSS

I live in Jensen Beach, fl. But I’ve always loved Tampa.
He didn't swing through the most dilapidated areas like Sulphur Springs or Cross Fletcher.
Those homes are all being gentrified and going for close to 3,000/mo rent now. He didn't visit the actual bad parts of Tampa.
Martin county is quickly becoming taken over by the northerners.

As I watched your video, Nick, I was thinking about Jacksonville, Florida how so many hopes and dreams for the downtown area never come to fruition well Tampa Bay looks like their downtown is real prosperous and full of life and then your guest Randy showed up and he said the same thing I was thinking earlier in video. Downtown Jacksonville a place were plans and dreams and schemes for itself come to die. Jacksonville downtown was just like Tampa downtown used to be like, dead after 5 PM on the weekdays and it’s like a ghost town on the weekends. I know because I live in Jacksonville. I would trade living in J-Ville vs. Philly metro area within a heartbeat! While the downtown is not perfect with construction and whatnot, its soooo clean and beautiful. It’s like visiting heaven vs living in hell like I am! Junkies, dilapidated buildings, graffiti, foul stench, nasty mean people, pot holes, high violence/crime, corrupt law enforcement, etc. I cannot wait to GTFOH and never look back next year!!!! ✌🏽

Jacksonville downtown has so much potential to make it pretty. Lots of people there. Idk what they can do to fix it but maybe more residential high rises will fix.
Very confused as to why you picked old Seminole heights as being a “bad area.” I live on its outskirts and the median house price is $425k with prices exceeding the $1m mark. Also the vid you captured doesn’t look like old Seminole heights, it looks more like east Tampa. Might want to double check your info.
That’s what I am saying: the prices are half a million for a decent home in Seminole heights. They don’t like that the edges are near some rough areas. Some people are us to very segregated areas. Tampa not really.

I travelled arounf Florida a few years ago. Loved Tampa, Gainesville, Clearwater and Brickell, Miami. Downtown St Pete was full of skecthy people.
The traffic in Tampa was horrendous but I have seen much worse in LA and London.
For people visiting Ybor City in Tampa, take the Mafia Tour. At one time; Ybor City was the headquarters of the Traficante Family. The guide will give you the history of Ybor City and show you major landmarks. The Tour takes place in the evening when its cooler. The best place to eat in my opinion is Columbia Restaurant. It specializes in Cuban food.
Columbia was the first restaurant I visited in Tampa. I lean more with the St. Augustine location, but it was a great experience.

I've been living in Tampa my whole life and the city has had some major improvements over the last 20 years. 7 to 8 blocks North of downtown is nowhere near North Tampa. Depending on what street you're traveling north on you will end up in Tampa heights, Seminole heights, or east Tampa also known as the Belmont heights / Jackson heights area. The true North Tampa would be University of South Florida, University Mall, close to Busch gardens. But overall the city is definitely growing. It's definitely getting expensive to live here. The Riverwalk is beautiful along with three professional sports teams. Several different malls and outlets and close to the best beaches in the whole state. Orlando's just a little over an hour away St. Pete and Clearwater are about 30 minutes away Bradenton and Sarasota are about 30 minutes to an hour away there's definitely a lot going on and a lot to do. It gets super hot here and it never snows. I welcome the growth and the restaurants and entertainment has come a long way. I love my city it definitely has a lot to offer.

@@Shelly-in-Tampa Disagree. I moved to Port Saint Lucie from the New Jersey shore area 3 years ago. I enjoy the heat and the beaches are beautiful but that is it. There is nothing to do here and it’s gotten very expensive. I can’t afford to move back to the Jersey shore so I’m moving to southern NJ. Can’t wait to leave Florida.

Champaign/Urbana is probably the nicest part of Illinois minus some of the Chicago suburbs. Most of Illinois is pretty terrible but that area is nice

Personally I didn't think the area you described as the worst part of Tampa as looking all that bad. Some nice looking homes, nothing beat up and nice looking cars too.

This is North Tampa. It’s definitely rough but East Tampa is the part that everyone knows as the real trenches of Tampa. East Tampa is over 90% black and extreme levels of gun violence. Tampa already has almost 40 murders. And 30 happened in East Tampa. He did a good video but completely missed the well known part of East Tampa. North Tampa is kind of diverse with new growth but East Tampa is the all black part of town with about 20 different hoods that don’t get love.

@@tankshots3452 Nice try. Although East Tampa is definitely rough, it’s more like 68% black, 10% white, 20% Hispanic, 1% Native American, 1% Asian. Don’t try putting all of Tampa’s crime on the black population. Tampa is relatively a safe city compared to most major midsized & large cities around the country. There’s also a lot more to do in Orlando than Tampa. Tampa is actually kind of boring, but still nice to live in as long as you can afford to travel.

The murder rate is higher than average but crime rate isn’t because nobody reports to the police our city is used to crime but people definitely pop up dead. I don't live in Tampa ,I live not to far from Clearwater...I moved down here in 2000 and bought a nice 2 bedroom condo on a canal about 100 yards from the Gulf of Mexico across from a nature preserve...close to 2 beaches in my town ...There's no way I could afford to buy this place now...But... I'm SO GLAD TO BE HERE!!

Got promoted with my company and had to move to Tampa . Truly regret it . Waiting over a year now for a home build. Still hasn’t broken ground . Rent for a 3 bedroom house is 2500$ a month for a shack. Crowded and every single business in the area just tries to rip you off . It’s awful

I live here in tampa, you nailed this video. Tampa is pretty nice but the cost of living has skyrocketed. Pretty familiar with the entire Tampa Bay Area, and North Tampa is definitely the worst part. Brandon/Riverview/Ruskin is a suburban nightmare. But overall not a bad city at all.

Gentrification has no only invaded the residential areas of Tampa, it also has invaded St. Petersburg, across the bay. I live in Gulfport, located on the southern boundary of St. Petersburg, right on Boca Ciega Bay. I've watched St. Petersburg take rundown or partly rundown areas and build mostly condos. Downtown, like Tampa, has become an upscale mix of restaurants, bars, entertainment and marinas for boats. Northerners who have a lot of money come here to buy their dream condo or home at a fraction of the price they sold theirs for in the north. There is a lot of money here. And it's taking more and more property from not-so-desirable to upscale in one or two seasons. As a result, many who live in St. Petersburg, or even much of Pinellas County, have been priced out of renting. The rents have doubled, tripled and even quadrupled. Even renting a room or sharing a house will run what a two bedroom apartment used to rent for a couple of years ago. As long as there is demand and money flowing into this area from other states, things won't change. I think many renters have been priced out, and have moved to more rural areas. Anywhere there is water, there is demand, it seems. But along with the residential part comes the prices for eating out and entertainment. A casual sit-down restaurant will run you twice or three times what it would have three years ago. So even if you can hold on living here, a night on the town will take the entire week's salary, which doesn't impact those with money. Some businesses also have hiked their prices massively to follow the money. Getting someone to mow your grass can run close to $80-$100. Housekeepers, $30-$50 an hour. Many of the blue-collar laborers who made this area what it is, can no longer live here.
True I’m fully planning to have to move somewhere more inland when my lease is up. My neighbors and friends all have had rent increases of 500+ a month. In a few years it’ll be hard to find any native Floridians and I expect the atmosphere to completely change and it become just another city with no appeal

Moved from Boston to Florida 5 years ago. Ive lived in naples, Key West, and Ft Lauerdale. I can say I think Tampa Bay is the best by far. I lived there for 2.5 years before i moved to lauderdale and im heading back at the end of the month. The one thing i will say is dont just pick a spot on the map and move down. I had a friend from Boston move down and land in a terrible area. He hated Tampa and wanted to move back. After i got him to stay one more year in a good location his exact words were "im never leaving".

I lived in Tampa proper 1988-2008. I've lived in the burbs north of Tampa (Lutz and Wesley Chapel) from 2008 to the present. They are all great places to live. Among the best within the state of Florida.
I lived in Tampa for 3 months. It's a beautiful city with beautiful people. I've been amongst the rich and the poor in the city. They all have a very easy going vibe. Very pleasant place to live if you can afford it.

Same thing in Texas. I see a lot of people from Florida, California, Arizona etc over here but everyone has the right to move wherever they want. Life gets expensive overall but people are ok with spending $1200 for a phone, $30,000 plus for a car and also spend money on multiple video streaming services. Downsize or have a better paying job.

Yes prices have gone up tremendously. I used to live in the south Tampa area for literally about 500 a month for a one-bedroom apartment ( about 30 years ago) and then when I had moved back 20 years later it just got so much more expensive where even now a decent apartment in a decent area will cost you about a grand plus. It's getting way too overpopulated as well and drivers are so bad here and I guess it's because people are from all over but accidents are everywhere and you literally have to be on high alert and be very attentive to the road and who's getting ready to hit you because someone will in a matter of time. But I will say the food is fantastic! And there's a lot of fun things to do.

This is nice video and guest was informative too. TAMPA looks clean. I had no idea it was as big as it.looks in this clip. I like that its spread out. The historical factors here seem interesting and enjoyed seeing older buildings looking maintained there. When you compare Orlando I can see that. Orlando was surprisingly clean when I visited and it felt fairly safe on main areas where I was. It was easy to navigate as well. The river walk is really pretty. Minding the humidity that stretch of 4 miles woild be maybe nice for a run if path available. The water is turquoise in areas. Pirate water 😊👍 That Jose G event looks fun and well done. The Seminole Heights area you mentioned was the up and coming neighborhood when we moved out of there four years ago. Next to the interstate isn't great, but the rest of the area cost a lot to buy a house.

In case you were curious about how expensive it is to live here now... Since the CARES Act expired rent increased over 38% in 2021 and then another 35% in 2022.
Do not be under any illusion that Tampa has a lower cost of living than big cities like NYC or DC. I moved from the most expensive county on the East Cost last fall and Tampa is every bit as expensive now.
Landlords are trying to catch up on two years of unpaid back rent which they didn't get from the pandemic nonpayment renters that basically were squatting, not paying ,and now those people are gone. It's all of the newcomers and people who did pay their rent during the plague,who are now taking the backlash from the non paying ones.
Hey y'all! Tampa native here 😃 I'm surprised he didn't mention Carrollwood, Westchase, or Lake Magdalene for upper middle class which is NW Tampa. And New Tampa which is NE. Town N Country is a mix of lower and upper middle class and has the largest Spanish community in Tampa with bodegas on every corner. I actually bought my house in that "north Tampa" area that he kept referring to as bad. Better called the city limits of Tampa and it really isn't all that bad. Literally from one light to the next, or from one street to the next u can find yourself in a completely different neighborhood. U just have familiarize yourself with the areas. Plus Tampa city limits is going through massive gentrification right now so in 5-15yrs Tampa will virtually be a whole new city. I'm loving the growth and excited about the changes it's bringing in. If u appreciate diversity and culture u will love Tampa. There are lots of professional opportunities and lots of fun things to do whether in Tampa or surrounding cities which are all just a 30-45 minute drive on the interstate, including the beaches.

I moved to Tampa from Jersey in 2006, when you could get a 3 bdrm for 800 a month. Moved back to Jersey in 2014 - 2019 and moved back to Tampa. Imagine my surprise when I found out that rent was now damn near 2,000 for a 3 bdrm and it’s on the rise! It’s disgusting how wages are so low that it’s becoming hard to live down here! So sad, so damn sad.

Thanks for making these videos Nick. I lived in Channelside and then St Pete between 2017-19. It's true Downtown Tampa clears out after 5PM and on the weekend. Really threw me off coming from the NYC area. I love this area of the country. Ybor is great to get shitty. St Pete great to relax. Weather all over great. Besides transferring to Clemson during college, moving to Tampa was my best relocation. I'm back in NJ now paying taxes out the wazoo.

Used to live on riverwalk. 1 bedroom would bedroom run around $2k monthly. I moved out in March and don’t even wanna know what it cost now. I’m guessing a one bedroom is pushing close to $3k, everything else probably 3500-4K+
Other parts of Tampa that weren't mentioned that are very nice too, as well, close to one of the best airports (TPA) is Westchase, Citrus park, Carrollwood, Lake Madeline and Town and Country.

I have some family that moved to Tampa recently, and I've been down there a few times to visit and see the surrounding areas. My overall impression of Tampa? Eh... I feel like it's not there yet, which for a person whose looking to move and start a family and can deal with 80 degree temps in December is pretty good. But if you're looking for a more established city, maybe in 5 years Tampa will be there. Downtown is building up nicely, but its utterly dead at night, I dont think I missed the hotspot area, it's incredibly small and I walked the extents of it several times. The riverwalk is nice, and apparently it's going to be extended, but there isnt much to do along it, unless your into museums. Ybor City honestly scared me at night, I did not feel safe there. There were a lot of homeless and junkies roaming the streets and the cops were constantly patrolling. You could tell it wasnt a great place to be when all the visitors and families with kids left as the sun was going down. Channelside and Water Street are all brand new and trying very hard to appeal to northerners moving down south, I feel. All I kept thinking while I was there was "I feel like I'm in Brooklyn, but like, the nice parts." Not necessarily a bad thing, but it gives the impression that that area is/will be, unaffordable. The suburbs are pretty boring, you definitely need a car, most of the developments are not really pedestrian friendly, a lot lack sidewalks even, and the weather doesnt really lend itself to walks around the neighborhood. Most of the developments are very self contained, with not much other than a few strip malls nearby. But, Brandon in particular does have just about every big box store you can imagine, and a pretty big mall, which is convenient. St. Pete's and Clearwater were very nice, I felt at home in those areas, and they felt more Florida-ish than Tampa. I guess it was the beaches, the beach town feel, lots of nice bars and restaurants, the neighborhoods felt more established, and St Pete's had a great nightlife. I didnt really see South Tampa, looked too rich for me.
Overall though, it seemed nice, its got some expansion to do, in order to feel more like a city to me. And it looks like they would agree, apparently theres a huge flour mill that's being redeveloped that will better link Downtown with Channelside. If they do that right, clean up Ybor and redevelop the area between downtown and Busch Gardens, I'd say you've got yourself a city.
Lastly, the people were friendly and theres a lot of dog friendly parks and businesses which is nice if you have dogs. I didnt really feel like an outsider there and people seemed genuinely interested to know where I was from (and if I was visiting or moving there). I'd consider it as a place to live, but the heat is unbearable.

Lived in Tampa from 91-97- Many good memories but then again I was 23 when I moved there😄 Spent every weekend in Ybor City- It had an incredible night life- clubs, bars, restaurants…I lived in a beautiful apartment complex in Carollwood- The apartment complexes back then seemed like resorts. The one I lived in was absolutely gorgeous and had so many amenities with large pools, Jacuzzis, … I think I paid 750 or 800 for my one bedroom apartment which was beautiful and had a large screened in patio-traffic was horrible. I lived probably about 5 miles from the medical office that I worked in and it took me about 35 to 45 minutes to get home each evening and to get to work- Hyde Park was the elite of the elite - I wish you could have covered more areas

Edit: I bailed out of Riverview this year. You guys can keep the higher traffic, crime, taxes, and property insurance (if you can get it).
To be honest, we had a great time in Tampa. Was stationed at MacDill AFB for 5 yrs., 2014-19. From Busch Gardens to all the Thai restaurants. They even have an authentic Thai Temple. In-laws still live in Clearwater Beach. We had a house near Port Tampa just west of the base.

I live in South Tampa in an area that hasn’t been completely gentrified quite yet, but it’s slowly flipping. A house across the street sold last year for $127,000 and they tore it down and built one on top of it and it sold in March for $940k. House next door was sold for $275,000 (super small, had black mold, completely destroyed) and they tore it down and are about to build on the lot as well. I’ll stick with my little 900 sqft house from the 60s for as long as I can :’)
I'm from PA and moved to Tampa last year from Nashville. Tampa has a lot going for it, but it feels about 5-10 years behind a city like Nashville in it's downtown revitalizations, etc. I do have to disagree, though, that Brandon is "upper" middle class. I would say most people consider it to be "lower" middle class, and there is lots of working class there too. Riverview is a bit nicer, but overall I think Wesley Chapel and Odessa are the nicest options.
