    Appreciate your channel Kerry. So, basic question, do most of these companies use techniques and materials/insulation that will be effective in climates that experience winter temps below zero F? That might sound like an obvious question but I haven’t heard anything about these companies keeping that attribute in mind. Again, thanks so much for your information and weekly updates.

    Those $ per sq ft are crazy! It is a lot cheaper to stick build. You don't even need a permit to build a shed < 100ftsq in my market.

    Maybe I’m misunderstanding the purpose of modular/prefab homes. I was looking for affordable housing. I’d give up bells and whistles for new, large square footage that’s cheaper than pre existing homes on the market today. This doesn’t seem to be my solution.

    They need an 1104 with a rooftop deck! The prices arent crazy but still a little too high considering you have to buy land and all the other things involved! Still, they may drop a bit more...fingers crossed

    Unfortunately, if you actually do a bit of research, the prefab option is about double the price of a stick build home, if you compare cost per square foot. Until prefab manufacturers figure out a way to get to cost down, it's really just a product for gullible people who don't look past the romance.

    This stuff is so ridiculously overpriced it's laughable!!!!! 240 sq.ft for 78K! 520 sq.ft for 175k! What's the damn point of buying one of these??????
    Any GC with decent subs could build super high quality, twice the size, for half the price.
    Seriously.......what's the point?

    The problem with prefab is the price is not lower than traditional build ones. So what's the benefit? Build faster? Not sure if even that is true. Greener? Maybe but where is the proof? and how much does the owner care about that?
    One thing for sure is that I've seen so many ads from Facebook/Google on prefab homes. Specifically Cerca. This marketing alone is gonna bump up the price since the customers are paying for them.
    I suspect it might just be a fad.

    Before you decide to pursue this type of home, or even on site studio etc., you need to check your counties rules etc. prefabs aren’t allowed in a lot of towns and cities…

    I agree these are nice but I think that a lot of the prefab home companies have begun to miss their targeted market. Nobody wants to buy a prefab home and pay what you would pay for a traditional built home. These were supposed to be the alternative to the housing market problem right now. Why would I pay $338,000 for a 2 bedroom home when I could buy a 3 or 4 bedroom for the same price. Also these companies based out of California are out of touch with the real market of America.

    So the price of the home has nothing to do with the price of the assembling of the home. In other words you can buy the home but it's not assembled

      Yes, and a lot of space is wasted on TWO full sized bathrooms. A walk in shower is all you need and would cut down on space that could be used for other things.

    I love the designs. But... 80 sq.ft. @ $34k? That's $425.00 per foot. Or another way to think about it. 4 walls, a roof and a floor at $5,666.00 each. Are they using titanium instead of galvanized steel? Oh, no, wait, comprehension dawns... the cost of manufacturing this in Colly-FornYa...but really, $17k in materials and labor, and $17k in profit. I'm sure that 6 guys could bang this together in a day, start to finish. $1k each in labor, that leaves $11,000.00 for material or something thereabouts... Or maybe I'm out in left field? Thoughts?

    I'm just trying to find an affordable house for about $30k to $40,000. Then all I need will be a piece of land. I don't think many people in the comments can afford a house that cost $350,000.

      Almost none of these pre-fab or modular homes are created to allow for more affordable, yet high quality and efficient housing. They're just a snappy trend with comparable pricing.

    Why do these companies base themselves out of one of the most expensive states in the union? Do they not like money? That's not working smarter at all.
    If they want to sell only to a niche market in really expensive locations, that's fine, but there's a reason that Volkswagen owns Lamborghini, Bugatti, Bentley, Audi, etc. When you only sell expensive things to the rich, you have a self defeating business plan and you'll eventually fail and be bought by the company that makes things that everyone can afford, because they're the ones raking in the profits.
    If these people want customers, they really need to base themselves somewhere with a low cost of living with easy access to building materials. Labour will be less expensive, materials will be less expensive, land will be less expensive, taxes will be lower, and the prices can be more affordable because of your lower overhead meaning more people will buy the product, meaning more profit overall.
    As it stands, there are MANY places in the united states where 300k will get you a site built home FAR larger than that 1100; that closes the door on a lot of potential customers.

    Then you still have to buy the land and pour the foundation. You can get a much bigger home for less . With thoes prices in this market. I dont suspect this company to be around for too long

    What about mandatory fire sprinkler systems required in all California homes? Are these prefab homes exempt? Also, I thought the whole point of going with a prefab home was to save labor costs and material waste, but these prices appear to be the same or higher than a custom stick built home of the same or larger size. Where is the $10,000 Elon Musk home that turned into a $50,000 home, and by the time you actually finish getting one delivered and set up with all utility connections, you will probably spend closer to $100,000, or more? We definitely need better affordable housing solutions with the current state of the economy and inflation eating up wages faster than we can get wages to increase. Sorry for the rant, and I hope you can find some truly affordable prefab homes in the near future. I appreciate your work in trying to find them.

    Re: The Bidet with superpowers… YES YOU CAN! I stayed at a nice high rise Japanese hotel and the toilet had buttons, me being curious started pressing them. Next thing I know my back side is being blasted by what must have been 200 psi ice cold AF water. It was painful, it was an involuntary enema by brute force, I felt like I’d been raped. 🤣

    Smaller home will be more per square foot. But there is limit to price where I can build locally for less money. And basement is cheaper psf than regula

    idk 250 for the 800 seems high.Terry you may want to do a historical piece on the super successful Gunnison plywood panelized homes of the post WWII era(early 1940s-early 1950s.)Panelized houses are not new.

    I live in SF, CA and these prices are exorbitant: no land (no perk test and no survey)...no septic system...no foundation...no assembly...no connection to utilities...and BEFORE all those required costs PRIOR TO INSTALLATION are paid, the price per square foot of the 1104 model is already $303.00. THAT is why they're really pushing their backyard sheds.
    ...and just because you're in your sweatpants doesn't mean you can't still glide around the room and offer your guests biscuit-wrapped cocktail weenies before you plop down on the couch in front of your TV. Just saying...

    Please do not post a video like this without giving us the price of the standard package. If you hold back the numbers you come out sounding like a used car salesman ready to play a trick at the end. Run stay away from advertisements like this if they cannot post a standard price.

    Another great video. The only thing I can criticize is how you're forcing so many people to pay these outrageous prices. I mean, don't you have anything with permits, landscaping, furniture, site inspection and building permits included for $49.45? Oh, and it must be able to withstand hurricane gale force winds, earthquakes, fire and flood or you're a monster.

    I thought about getting a roof top deck but I live in Indiana with lotsa rain ice & snow and worry about maintenance to keep it from rotting my ceiling & leaking. Best part of prefab homes is the low maintenance aspect.

    buy the plans or design your own and build a similar home for 3% less

    Love seeing these companies providing prefab homes, so many material and design directions. I lived in one of the original prefab.. Steiner arch rafter. Here in Vancouver there is a company called Mitsui. I worked on a multi family..years ago, where they produce wood wall floor systems and have built the tallest wood frame structure. For people looking for wood a frame home having prefab walls that stand in no time it is an option. Keep on keeping us in the loop on new projects.
