If this property is still for sale, I would restage this space 8:22 as the dining room and 9:24 as the living room so it will have exposure to the big windows and the outdoors. Get a small table or something against the left corner and put the TV on it. The metal sink at 10:17 is redundant. The bathroom sink is right there! If anything, it should face the other way towards the stairwell and the entrance/exit so anyone coming in from the garage (after working on the car) and needing to wash up could do so.
