Loved the house, specially the opened to below spaces. Don't care too much for the double island. A pool is very important as the outdoor grill (991 likes so far 😁).
An extra bathroom upstairs and it would be perfect.

@@mike856ms Yes, any dirty pots that were used for cooking you should just turn around and put it in the sink. Also, the sink is ok where it is because when the dishes are being pick up from the main table or if they eat at the counter, all dirty dishes will just stay in that area and bend over and place them inside the dishwashing machine....

We're thinking of moving to the area and deciding between this home in this community, same home in Winter Garden, and the Palmer floor plan in Ardmore Reserve. We do have a realtor but would love to get your unbias opinion.

To answer your question about a pool. I personally think it's an luxury and an unnecessary expense. I would prefer a nice spa big enough to fit about six or more people: less maintenance and less headaches.
Hi! love all your videos. This house is nice. I love the double Islands the master bedroom could have been some what larger for the cost of the house. I do not necessarily need a pool. if anything I would like to have is just to have a spa on the outdoor with the outdoor kitchen 😃 and it needed more closet space for the him. I love all the movies but if I had to pick it will be The Incredibles 2 😂😂 but overall it was very nice house looking forward to seeing more videos. You do a very great job in showcasing each house in the community that you've showed 💯⭐⭐⭐⭐⭐ Thank you

The one thing I learned from having the upstairs open to the downstairs is one a/c unit will never cut off when living in a hot climate area! I will never buy a house like that in the south again!
Great point and it used to be worst in the past but today the homes are alot more efficient because of the improvements in insulation and roof barriers so it's not as bad as one might think.
That's a great observation and something to consider.
This model has 2 a/c units, 1 downstairs and 1 upstairs!

My house had 3 units. The point I was trying to make is that the upstairs unit will run 85% of the time because all the heat would rise to the ceiling making the upstairs unit run nonstop most of the time. 😊

If I pay almost a half a million dollars for a home it will have a His and hers big designer closets. Those closets in the master would definitely be a deal killer for me. After seeing the mater I wouldn’t have bothered to see the upstairs. What in the heck were the builders thinking??? Bad bad design for the price.

Vey nice house, this is on the top of my list, but I have a couple of questions. Where is the laundry room located? If I buy this home at 400k what things will not be included? Is it possible to put the master bedroom upstairs and put two bedrooms downstairs? In 2 1/2 years I will be leaving New York City, after selling my house up here we are coming to the Orlando area.

What is the advantage of going with a real estate agent to these new developments comparing to going by yourself? Thank you.
There's so many reasons to cover over text but just to name a few. You get someone who knows the real estate market and who could advise you on certain options to help increase your chances of resale in the future. And I look at so many houses you could probably just tell me exactly what you're looking for and I can point you in the right direction saving you alot of time and energy. Also these new home reps will tell you anything just to get you to go with their builder so you need someone with experience to fact check them. We also take all the sales pressure from them. We know the sales stats so when they say "oh we are selling like crazy" I will know for sure. Also I have relationships with alot of the builders already so if we need to make any special requests they are more likely to comply because they want me to keep bringing more clients to them.
Is there an application fee and an annual fee if so how much.
New construction should come with nema 14-50

Great tour. Question... Just moved back from Texas to Florida. Why are do almost all the new builds in Florida seemingly regardless of price point all put cheap wire shelving in the closets?
You know I honestly don't know. I assumed it was like this in most places in the country. I know some builders offer a "California closet" upgrade but it's usually so expensive that no one ever gets it.
@@Marlon.Persaud coming from the DFW area in Texas most new home builders do wood shelving as a standard feature. What they don't include in DFW is a fridge one has to negotiate that. Thanks for the great tours
yes, fridge as well does not usually come standard with homes here either.

For a house to be in the $700,000 the bedrooms are very small even the master bedroom. The best part of the house is the kitchen. Even the theater and game room looked like a after thought.
