    In case if it’s sold to someone by the means of cash / cheque but the buyer has not done sale deed in his name ....usually this is done by investors to avoid stamp duty ...in that case how would we know ........if the seller sells it again to someone ...

    MOST IMPORTANT: In Agricultural Land dealings, there is no clear demarcation unlike what is seen in urban property( “bounded on the east by.....DP road and to the west by....). By jjust changing position of a Bundh, huge gobbling of land can happen which is one cause of land disputes.

    I'm interested in purchasing a 100-gaz plot of 1-hectare agricultural land priced at around 8L/100gaz. However, the owner lacks a conversion certificate for changing the land to nonagricultural or residential use. Furthermore, they have divided the 1-hectare land into approximately 90 plots with appropriate roads. Is it legally viable to divide agricultural land and do plotting in this manner?
    From an investment perspective, is it wise to proceed with this purchase knowing that I would need to obtain the necessary conversion to sell it as nonagricultural land?

    Sir agreement ke baad buyer ko koi NOC ya koi papers banane hote hai kya, registration ke pahle.. matlab agreement ke baad 2 se 3 months kyu lagte hai , agar buyer full payment karne ko taiyar hai to kya dire 2 se 3 din me agricultural land seller to buyer transfer nahi ho sakti kya

    I am a PIO living in the US. If I buy land that is not currently used for farming, clear it and prepare it... can I then use it for framing? Also, any difficulties in farming in Goa?     Suppose us company ne 1000 square yards ka land kisi ek farmer se liya hua hai aur usi land ko 10 logo ko 100 gaj sale kar raha hai toh unhe apne naam mein kaise registry karna hoga?

    I am buying an agricultural land in Deoria Salempur of 5.6 lac . For registration lawyer is saying that land costs is 30 lac as per government record. Is this possible ? Govt rates are higher than public costs. Total area is .3 acre

    Plz aap ye bataye....Maharashtra me agriculture land me agar apna bunglow banana he aur baki land pe farming karma he like manoge , coconut n all other trees...toh uska lya procedure he...
    Agar me 10 guntha agriculture land leta hu toh kitna FSI milega aur kitne square feet pe ghar bana sakta hu

    मेरा नाम अजय मेरी मां का नाम शांति देवी है उम्र 80 साल है Hum South Delhi के Agricultural land पर 60 गज के प्लॉट पर मेरी मां शांति देवी रहती है करीब 50 साल से हमारा घर एक कच्चा स्ट्रक्चर है एक व्यक्ति ने सन 2013 में दिल्ली साकेत कोर्ट में permanent and mandatory injunction केस दायर किया था मेरी मां शांति देवी को अपना किराएदार बताया था करीब 50 साल पुराना उस व्यक्ति ने सबूत के तौर पर जमाबंदी फरद और आर्किटेक्चर से बनवाया गया नक्शा पेश किया था जज साहब ने उसके डाक्यूमेंट्स को सही बताया था पटवारी ने भी गवाही में यह कहा था कि जमाबंदी और फरद तहसील के रिकॉर्ड में मौजूद है पर हम उस व्यक्ति के किराएदार है या नहीं वह यह साबित नहीं कर पाया जज साहब ने उसके दावे को खारिज कर दिया और अदालत ने आदेश में लिखा कि इतने पुराने रहने वाले इंसान को उसके घर से नहीं निकाला जा सकता दिल्ली साकेत अदालत का आदेश 31-10-2017 को आया था अब दो बिल्डर जो कि मेरे पड़ोस में रहते हैं वह हमारे इस 60 गज के प्लॉट को हथियाना चाहते हैं South MCD ke भ्रष्ट कर्मचारियों की मदद से रिश्वत देकर 2015 RTI फाइल की गई थी. उसमें एमसीडी ने यह लिखा था कि यह लैंड South MCD का है मैंने पटवारी से इसकी डिमार्केशन करवाने की इजाजत मांगी थी power known legal documents ki requirement ki Jo Mere Paas nahi hai पटवारी ने कहा कि जमीन का मालिक ही demarcation करवा सकता है कृपया आप मुझे यह सुझाव दीजिए कि मैं कैसे पता कर सकता हूं कि यह एग्रीकल्चर लैंड है या एमसीडी की जमीन है

      Apne kaha ki jamabandi mein kisi aur ka naam hai, to zahir si baat hai MCD ki land nahin ho sakti. MCD ne agar land acquire ki hoti to jamabandi mein reflect hona chahiye. Jamabandi mein owner ka naam aur type of land, dono pata chal jata hai.
