A few takeways #1 PATIENCE: you may have to make a few, or several offers before finding the home seller that WILL budge on price.
#2 COMPS: Come armed with as many comparables as possible to support YOUR reasoning on price
#3 BE NICE: I find that not being a jerk, explaining someones situation, and reasoning that it's the best you can do despite comps not supporting the price- can help win you the home!

I’ve bought three homes in my lifetime and not once did anybody demand a down-payment. They ask if I WANT to put anything down and I say “Nupe” and bought the house. Why waste money renting while saving and saving for that “down-payment” when you can just buy today???

Is there no more bidding wars and overpaying for a house? Hahah. I remember when I bought my house in 2021 there were bidding wars. I paid 15k over.
There still are some homes! Single family homes that are priced competitively in the median range around 700k-1 million in Seattle still get several offers.
Weirdly, in Portland we still multiple offers in many neighborhoods!😅
I remember when Enso units were going for ~$250K (10 years ago?). 😭
a big big call out for the insignia unit in question, the reason why it was already so much cheaper than how much they bought for is because they grossly overpaid for views of lake union, but due to the construction of a new 30+ story building, that unit will get no views, no sunlight, no privacy. previous buyers likely didnt realize all that so they got in a rush to get rid of it

Is it really above and beyond to have a Tesla specific charger? Are they compatible with other electric vehicles?
I bought in December and I did get a good deal up in Everett.

100% yes. Staging helps SO much. I typically pay for it or atleast split the price with my sellers. I have staging furniture as well that I bring into some homes.
