Hi! I'm really sorry that the orange groves are leaving. I think you all should turn the orange groves into an another tourist attraction. People would pay for tickets to pay for admission price. They would get a tour guide for a tour of the groves, and the manufacturing process in the farmers factory on the groves. Then the tour ends at the giftshop/cafe where everything they buy or can buy came from oranges and from that grove. Exciting tourist attraction, isn't it? Even if for locals only or usually. ☺️ I learned this in Virginia!
@@kenpozek Is Clermont Florida a good place to live in???. Like how is the crime in the city and is it a good place to raise a family. And what is the average home price to buy a house in Clermont.
I've lived in FL from 2000 to 2021. Places I'd look at in 2021, Orange County, Seminole; College Park, Winter Park, Waterford Lakes, Avalon Park, Dr Philips-Windermere, Metrowest, Lake Mary, Heathrow, Lake Nona. I'd AVOID 🚫 Baldwin Park area. 🏘 it seems nice & modern(2002 to 2012 houses, shops) but the -s are the soil, water, ground may have toxins or contaminants from when the site was a US Navy base. ⚓. The Navy & Air Force(Air Corps) had training ranges, areas in the Baldwin Park area of metro Orlando up until the mid 1990s. The site was closed under the BRAC(base realignment and closure) program. I heard from some early Baldwin Park area residents they had to sign waiver & legal forms 📂 saying they were aware of these issues. Seminole County is a commute to Orlando with I4 🛣 but Sunrail helps 🚆 as does knowing you have a safe, quiet community with decent shops, dining, entertainment near you.
Hi, Ken. My wife and I were considering Celebration and have seen your videos. It didn’t make your “most popular” list though. Is that because of its small size (thus less sales) or private “boutique” atmosphere rather than being an actual “town”? Thanks.
Celebration is massively popular! But you’re correct. It’s a master planned community located in Kissimmee. They’ve often talked about breaking away from Kissimmee to be on their own, but as of yet they haven’t!
I did mention Lake Nona here too. Which is a master planned community inside of the city of Orlando. There were just more sales in Lake Nona which is why it was mentioned. 172 sales last month (Nona) vs. 56 in Celebration :)
That’s incorrect. You own property fee simple just like anywhere else. The bylaws are quite lengthy. It’s the trade-off for a living in a master plan community that Disney built!
You said a mouthful there my friend. With all the land Orlando has/had, it’s easy to see how changes could happen like that. Always chasing “the new hottness”. That said, areas like Windermere and Winter Park have stood the test of time. We’ll see how other places fare
I lived in Metro West for 6 months while I was student at Valencia. The first week I was there my car got vandalized (wasn't even a good car it was a Chevy Aveo) and my apartment got broken into. Got the hell out of there as soon as I could.
What are you counting as WIndermere? The town, or are you also counting the areas that are addressed as Windermere but really are WG and unincorporated?
@@jenniferescobar9383 Just very far out there away from everything, nothing quite unique about those areas. If you want to be on that side I'd say go towards Monteverde by Bella Collina. I'd suggest Lake Mary, Longwood, Oviedo, Winter Park (Between 17-92 and Lakemont along Fairbanks) and Windermere.
@@jenniferescobar9383 LOL yeah our city is very spread out along with all the suburbs but those are the areas that are the best in Orlando. Moving here in the future?
@@SamSingh-df6px not sure yet but wanting to move to FL this year. We had never done anything outside of Orlando other than the Disney stuff and we enjoyed exploring the area very much so! The people seemed friendly, nice areas, and lots of diverse things to choose from. I grew up in South FL and Orlando seems like a great place!
Other than Dr Phillips he mostly talked about big municipalities or Orange County areas that are still developing. Balwin park is already all developed but is one of the best areas to live especially close to downtown
Horribly planned with massive amounts of building but little to no infrastructure. This is why I moved from there to hunters creek. Champion gates to get on or off of 4 is a nightmare
I'm curious are you looking for new clients? I ask because I emailed you 5 days ago, and sent another one yesterday and you never respond. So....ya....
Dude you left out Lake Mary/Heathrow. Seriously way better than half of what you listed. Dr. Phillips has become crime ridden over the last 20 years. Also, you left out College Park. Sorry but in 15 to 20 years you can look back at this and you will understand. You haven't gotten enough of this area under your belt yet.
New video on college park (and others) dropping tomorrow! The amount of calls I get for Lake Mary is pretty low. Love the Heathrow area, but it’s not as in demand as other spots
@@kenpozek Actually with realtors it has been in big demand. The lake mary area as grown in business, hdqtrs, etc immensely over the last 20yrs. Seminole county has the highest rated schools in Central FL.. Houses are selling within a week there. It's crazy. No offense but do a little more research and you will find this all to be true. No offense but people like yourself who move here from the midwest usually gravitate towards Disney and that leads them to living near Disney. Most of your choices for the video are naturally around Disney. you live here long enough the love affair with a mouse becomes less and less
@@pdg61met I disagree. We lived in Lake Mary and Heathrow for 12 years. Born and raised in Florida. We moved to WG and love it. Didn't like driving 45 minutes to Disney and we were tired of the area. My in-laws and friends also moved from that area. So the blanket statement that people tire of Disney doesn't apply to everyone. The ones that do are not going to the Lake Mary or Heathrow area.

Ken, you're a Rockstar. That was so cool you got a shoutout! Very informative video as usual. Thanks so much! Have a great day!
Great job Ken!
We’re looking at building a vacation home in Horizon West later this year or early in 2023, maybe one of those 55+ communities, like Del Webb.

THE FASTEST GROWING is Horizon West which is primarily Winter Garden/Windermere.
I agree, was wondering why he left Horizon West of the list.
Horizon west isn’t a city. It’s a portion of Windermere and Winter Garden. Which I cover ;)

Not the city of, but the general Windermere area
How did Lake Mary/Heathrow not make that list. Grade A Seminole county schools + low property tax. Clermont is shit along with Winter Garden
