Okay so I am NOT a fan of cold calling.... BUT THIS WORKS!!! Literally the Second person I talked to and I got the appointment.. I watched the video... Made 3 Calls in total... and bam! Definitely motivated me to want to keep calling! As for everyone asking what to do once you get the appointment; Personally I'll PROVE it with stats. My MLS has IMAPP where I can compare sold prices that weren't listed in the MLS pulled from tax record and sold prices that were through the MLS. When you have that stat in-front of them showing them that the average difference for the past 2 years has been THOUSANDS (my city around 60K)... They want to list...

That is very good script Jackie! But I have a question: when you are at the listing appointment and the seller asks you how to benefit financially from working with you to net more money from the sale, how to you answer that question?

Jackie, I a.m setting a lot of appointments using the scripts. I have made two presentations and had three who set appointments and then canceled....any suggesstions? Two canceled the same day after I set them and emailed them the Zoom Presentation.
@@denverhomes4sale It's unusual for appointments to be cancelled when they are scheduled for the same day. Did you call the sellers to reschedule? The best way to know why they cancelled is to ask them.
Great script, but would love to see an actual appointment and how you convince the client that he/she will get more net than if they saved the commission and the end result of the actual sale.
I would just tell you if you can really bring a buyer at higher price bring me the buyer and i will pay you that commission otherwise don't waste my time
That's fine. However, at that point, the agent works for the buyer, not for the seller. So, no, you wouldn't get your higher price. You would just get a buyer and an agent that would want to get the buyer the best deal. Not the seller.
I disagree. People dislike the agents who are unprofessional and desperate. A knowledgeable, professional and experienced agent is an asset to every seller, including for sale by owners.
