    The contract situation sounds a bit mixed up. I don't think it's even possible under German rental law to ask a renter to present a new renter. The typical scenarios are:
    a) the lease is unlimited = the renter can terminate the lease at their own wish respecting a defined period of notice. (it's much harder for the landlord to end the lease)
    b) the lease is limited for a certain period of time = in this case the law allows that there's no possibility of terminating the lease before it ends. (there can be, but it's not a must)
    BUT in both cases you can asked the landlord to terminate the lease early. But it's only goodwill if they agree. And it is possible that the landlord will ask you in return to present them usually 1-3 candidates to renew the lease. But if there's no goodwill, you'll have to pay the lease, even if you already moved out of the place.

      If it is in the lease, you are obliged to present a new tenant if you cancel the lease prematurely, otherwise the lease exists as long as the notice period is fixed.

      @@teardrop-in-a-fishbowl yeah, that's exactly what I was saying. except that you've got the causality wrong. The German rental law NEVER forces you to present a new tenant. But if you, as the current tenant want to get out of the lease before it ends, hence, you yourself don't want to stick to the contract, then, and only then, the way out might be by presenting a new tenant. This option might be part of the contract (which is good, because otherwise you would have to pay for the whole period of time no matter what) or the landlord accepts your offer due to goodwill.

    the only(!) time when you are supposed to present another tenant is when you want to skip the cancellation period. lets say you have to give a 3 months notice before your contract ends, but you wanna leave already after 1 month. in that case they might agree to cancel your contract prematurely without you having to pay rent the following 2 months, since they dont lose any money with an empty flat.
    once those 3 months are over, you're out, doesnt matter if you're presenting another tenant or not. if its witten in your contract you have to bring someone to live in the flat after your cancellation period, thats not legally binding and can be ignored.

I as well signed some random subscriptions and i kept getting newsletter which i was then asked to pay,I also took lots of subjects first semester and it ended up not so good with me,so sad......Learning so much from this.God Bless **TheHappyHoot**

    One important query. In the 2nd point, you mentioned that we can claim back some amount of tax if we are not planning to stay in Germany. My query is, if we don't claim it back for like 3 years while doing Master's, considering we don't know if we will be staying in Germany, can we claim all of it back after 3 years or do we have to do it every year?

    Yes a very mature view, all in all, but i doubt most of ur audience is up to it!
    Reading contracts is always a good thing, but sometimes, they are not easy understandable, even when you speak the language!
    BTW: as so already mentioned, it is quite questionable that a rental contract forces someone to bring a next tenant. Typically doing so is a "convenience act" from the land lord, when the "renter" wants to move out before the contract is legally terminated.
    Otherwise stay awesome and have fun.👍

    Miss how about this for a question... i wana come to germany to pursue my master in electrical engineering. But my cgpa is very bad like 2.5 bad. At present i have been working for 4years in engineering department of a five star hotel.. any suggestion how i can get an admission

    Also i am planning for my masters in Germany by next year. Iam a baker and i already have a business in India can i start a small business while on study visa in Germany i means can i start the business from my home itself? Please answer if you have some clue about the same?

      Hi Doreamonn, not sure if i understand you correctly ... If you're talking about opening a bakery in Germany while studying, you'll most likely be disappointed. You won't get a license selling food cooked in a home kitchen. Also you'd have to have equivalent qualification to a German Master Baker Diploma AND it would have to be recognized by the authorities ... en.wikipedia.org/wiki/Trade_and_crafts_code_of_Germany
      You might find loopholes, maybe with something like a food truck (or food bike) selling on the streets, but even then you'd have to at least register your business, learn about the relevant laws and regulations, go through health and safety training, get insurance and, of course, pay taxes. So, it's probably not impossible, but I'm afraid, if you don't want risk getting in trouble with the authorities, you'll have to do a lot of research before getting into something like this.

    Literal scanning of the contract and translation will not give you proper translation. Also lots of Germans will be very hesitant to convert a contract for you English. Partly coz they are scared that you catch them later for any Miscommunication
