Put the TV on the wall facing the dining/kitchen area. An island can't have an appliance on it; water, water everywhere; or cooking oil splattering from a pan. An island should be just that; a true island. Love this arrangement, otherwise. I like the ceiling vents; having a dog in the house almost requires ceiling vents! Did I miss the floor plan? I like seeing those.

They are not. Modular homes are built to IRC. International residential code. Exactly the same as a normal home built out of 2x4s and 2x6s on a lot. The only differences is that its split up into smaller modules that fit on a truck and transported to your site. Imagine taking a giant saw to your house and splitting it up in 2 or 3 equal size sections to move it and then taking a crane and putting them all together and sealing the seams. A modular home is the same as a normal home with the only exception being that it is constructed indoors. A mobile/manufactured home is what is traditionally known as a trailer. It is built to a different standard (HUD) and the construction is not the same as a site built home. They are better built today but nothing close to a modular or sitebuilt.

I have looked and looked a mobile and modular and this one particular model caught my eye. We farm and ranch in Southern Missouri and the selection of mobile homes is pathetic. A good choice for many reasons. I too decided to buy a stick built house, and for only $140,000, I got a 4 bedroom, fully remodeled, 1960s ranch, which has two garages and a finished basement.

The Omaha......Very "NICE"!!! LOVED The "COLOR'S Of The Wall's, And The Flooring. Liked The "Seamless" Shower Door's.The Room's Were ALL A GOOD SIZE, As Well. There was One Thing, That I Did NOT Like...The Big Ole' OVEN !!! I Would Prefer A Double Wall-Oven, (Meaning...Smaller Oven With Micro) A Cook-Top Stove, With A Pretty Vent-Hood. Just A "Suggestion," Which ALOT Of People NOW, Would Prefer...... Sometime's, Builder's Just Go Ahead And Put Certain Thing's In, And People Just "Accept" Them. Karen

Modular homes appreciate at the same rate as a comparable site built home. Mobile homes do not appreciate at the same rate as modular or site built homes. Depending on the quality of a mobile home, some will depreciate as the home ages and begins to deteriorate due to poor quality materials and finishes. If your placing a home on your own land, choose modular over mobile. The resale value will be equal to site built homes. A mobile, even on a permanent poured concrete foundation will not have the same value. Choose wisely. Pay a little more now to earn far more in the future. There are options you can get. I am getting a wall oven with the microwave over the top. Plus I am getting a gas cook top instead of electric.
