      想问一下,那个变态的女屋主有没有逼你陪她念经,因为她时常叫我儿子和她一起念经,吓到我儿子,每次放工都不敢早早回去,到最后要搬的时候他才讲出来😡

    我是新加坡人,记得9O多年的时间,我在幫助马国来新工作的人,三位,起初来住我只是要求不可以煮,不可带男朋友回来,住下来后,后来我有煮,会要他们一起吃,他们也很大方,最后我们像一家人一样,相处的很好,甚至有时他们去买菜煮了我们大家一起吃。成了好朋友,直到他们组织家庭才回去。其实没有所谓的新加坡人还是马国人。

    其实最难搞的就是那些假新加坡人,就是移民过去或者在那边很久的马来西亚人,通常反而最LCLY, 我有认识不少真正的新加坡人,他们反而很nice

      @@zchannelzack 确有其事,正如在网上时常听到在新国工作生活的中国人说到,欺负自己的人通常是中国同胞,对自己的老乡更要小心警惕。老乡老乡,不欺负你不占你的便宜才怪。话说回来,这次的主角是个前马国人,都已经被不少马国网友把新国骂到‘臭头’。若他是土生新国人,那还得了,马国网友的吐槽肯定把新国给淹没了。正如博主的意思,一种米养百种人,没有真正的国际之分,这才是正确的心态。

      讲个例子:我有一个同学叫ivory (不是真名),回国找绣眉师同学绣眉要市价1/3,原因是1/3的后面的眉毛要绣整齐,不应该付3/3full.跟z 的屋主一样讲话有“hor 有hor”这样

    我也是马劳,看了你这影片,你真的那么“好彩”遇到神经病屋主。这些人喜欢骗人 deposit。 之前我就遇到一个不还deposit的屋主,一直说要check那个这个有没有坏, check了2个月 都还没check完,我都搬走了两个月。 然后我们就直接摊牌,跟他说如果不还deposit,我就去report给IRAS,告诉他们你出租房间没有报税! 他听到 1小时候马上还回deposit来。你看看能不能用这一招。敢敢去 不用好声好气跟这些人讲话的,他骗了你等下又target下个人一直骗,我们幸幸苦苦赚来的钱 就给他们骗吗?话说能不能 PM我下那个房间地址?我要通知下我的朋友们不要踩雷。

      真的提你们感到气愤,换成是我也是一样感受。老实讲,其实这些都是社会存留下来的人渣,有些是本地landlord 也有msia移民来的landlord.
      我觉得排除这些人之外,都还有好人在。。
      我自己本身也有租屋子给外国人,
      缅甸人。我的心态是既然要租就不要干涉tenant基本的生活像用水/煮/很BASIC的东西太多..
      因为将心比心,第一换成是我是租客,房东这个不可以那个不可以。然后又要做怪怪的procedure.我哪里受得了。有点变态。
      第二,我as landlord 有收到租金,人家用钱买我家1年两年。哎呦,直接开放让人家住好好来对吗。要不然头头开始就不要租对吗。
      我租给缅甸人一年后,他们还要继续租。我不是就ok lor . " happy u continue haha " 他们也是开心。毕竟我都是有收钱。
      第二年完了,他们不大算住了。回的时候还送我礼物,屋子整理还比我交给他们的condition还干净。我请自送他们到机场,因为他们要回缅甸。。你看这段过程大家都好,以后他们要在租我又对他们熟悉。
      我是觉得这种人,为了骗deposit.,出这个方法那么幸苦赚一个几百块。。哇,吃饱没sai pang😅. 不会去路边做乞丐赚更快。
      会想骗deposit/讲风凉话/没有诚信的人基本上,日子也是没有什么开心的啦。

    听到你的经验真的感同身受, 我遇到的可怕屋主也是原本是马来西亚人的两夫妇,尤其那个女屋主才是可怕,很年轻却很缺德。我常告诉自己 这些坏人是会自己尝到恶果的,what goes around comes around. 加油!

    新加坡有小额法庭. 你可以排,然后上庭保护自己拿回定金.
    而且出租房间要上报HDB交印花税,要得到HDB同意才能出租.
    所有的手机对话保留白纸黑字是证据。
    我之前遇到Pasir Ris 屋主不还我们,我们也是这样拿回来的.

    听过很多都是“前马来西亚人”和 “马来西亚PR”才 这样坑马来西亚人来糊口饭的同乡。我遇到Singaporean owner 都很讲理,很懂法律, 照着agreement 和 law。还真是感恩他们

    Thank you for this video, it is really an informative and eye opening video👍👍👍👍 this woman and brother are conning people's house deposit.
    I think renting a room it covers electricity & water bills, unless you are renting the whole house. And yes everything must be written in back and white.
    May Mrs.Z have a speedy recovery.

    U know, thanks goodness u are TH-camr. The way u talk in all videos, the way u treat ur family, the way u treat others, we can see from all videos.
    How people judge us? It's by the thing we already done. And all these is the image u have built for urself and is the trust u have gain from us.
    I trust every single words u shared.
    Hope u and others who watch ur video gain a lesson from this incident. No matter how much u trust the person, black and white is essential.
    Don't get discourage ya, there are good people out there, and there are good people in Singapore too. Btw, I'm a Singaporean, if i have a place, I sure rent it to you

      新加坡法律很严格,好奇是为什么类似问题一直都发生,可是屋主们都不怕反而一再而在放肆欺诈?

      管道是有, 只不过没逾越合同规定范围或毁约之类的事, 唯有自己处理, 所以在租房前要仔细观察, 别等住进了发现货不对版、进退两难才来后悔, 最好是与同乡或同事合租, 还是朋友介绍。

      屋主没有报税也是犯法,

    現在的屋主在選租客都很挑剔和嚴厲。 身為租客的我們也要花點時間過濾屋主。 如果可以的話盡量找沒屋主住在裡面的房子:) 限制少住得也開心! 謝謝你的分享。

      组屋要看屋主的经济条件。屋主如果本身就是移民而且从事的工作工资也不高,最好不要组他们的屋子。因为他们在小事上都会很计较,你用他一点水电他都会很心疼水电费多花的钱。工资不高的移民一般上都还有房贷要还,财政比较紧张,所以会有剥削比他们更新的移民的心理,也就是老员工欺负新员工的那种心理。和土生土长新加坡人组房一般上会好一点。

      赞同最好不要和屋主一起住,不管对方是本地人或者移民过去的。因为和屋主一起住,他们一定会有很多要求,尤其是他们看见了不合心意的事时,难免会提出自己的想法,毕竟是他们的家。想要钱,可是却又不舍得~ 是人性的常态~

    我这里来跟大家分享我遇的新加坡奇葩屋主里面最奇葩的一个~去年搬进了woodland附近一带的公寓~大概住了4个月 Mco之前我基本上是除了晚上睡觉的时间是不在家的~然后大概是遇到mco之后没办法回去马来西亚了~pattern就开始来了~据我所知她家的冷气大概有8-9年了~不是什么新的冷气~因为我在mco之前不常在新加坡冷气也没什么用的,直到mco之后每天都住在新加坡才开始有用冷气~结果呢大概1-2个月的时候冷气就有开始有漏水了~屋主说以前冷气都不会漏水是我们搬进来之后才开始有漏水的情况的~叫人来打gas service 要我出钱ok我理解~但是我才搬来半年冷气坏了~换冷气却要我们给一半换新冷气的钱?这种事情我还是第一次听 我当下是真的很无语~这样的话我付一半的钱那我要搬走之后冷气我切开一半我带走这样行吗?结果是怎样??我坚持不给钱~ok很好屋主也没有提起我以为这个事情就这么算了~大概住多半年之后我提早两个月通知了要搬了~搬去跟朋友一起住了~然后记忆力好的房东pattern就来了 说你的700块deposit我是没有退给你了 当作 你那时候弄坏我冷气赔给我的钱了~我当下是真的很生气 但是我们没有合约什么都没有~也没有证明 屋主是新加坡人就是赢完了~家是她的 我一个马劳年轻人就这样被欺负到死死我也是一个比较容易被欺负然后随和的人~真的各位 凡是在新加坡租屋子合约全部要黑纸白字全部写好好 不然屋主会有很多pattern来 我们是不够她们斗的~现在我怕了每天来回了 当下我就发誓不会再租新加坡的房间了。

      我和你说 她冷气坏是因为她没有 专业清理 和 1个礼拜最少开一次(是 冷气清理人员说的)不然里面会积东西阻塞的啦,你一开不通就漏水。更本是屋主问题。

    注意!在新加坡只要是出租在政府主屋或者公寓/私人房子都必须要有正当的租房合约和合同。。如果没有的话都是违规犯法的。这是最基本的,如果那个房子里发生意外那个人在这个房子里没有注册名字是访客或者他是在外发生意外或者是通缉犯所以这个牵扯到很多相关部门的调查。。。加上现在的屋主也是马来西亚人你也是个马来西亚🇲🇾人双方也是拿着永久居民Pr的身份。。看起来你这次拍的会引起新加坡建屋局的人注意你的Video 了。。。
    在新加坡🇸🇬这是违规犯法的事尤其你们是外国人还是客工或者是Pr很容易被遣送回。。。

    I'm a landlord for over 20yrs and I'm shocked to hear there is such thing happening. I think that landlord just want to makan your deposit. You should make a police report. Meaning go to the house meet with her and ask for deposit back nicely and if she dont return you the money call the police then and there. They will nego for you abit like a 3rd party. Its still her choice if she wants to return you the money as there is no contract. But even if you don't get back the money they will at least have a record and if happen again I think the authorities will keep an eye out. Also it will let her think twice to do it again to another person. Good luck and stay safe.

      Very good suggestion. Domestic dispute may not be a police matter, however she will think twice before committing the same offence again.

      Yes please do make a police report. Best if can get all those who got cheated by landlord and to also make a report. Bet landlord did not inform HDB about her subletting so she had broken HDB rule. And also not reporting her income to the tax authorities. Rem the Jover Chew Sim Lim case? He did it so many times till it caught the attention of the authorities. End up is cheating case go jail 33 mths. Once convicted of cheating, victims can band together share to hire one lawyer to get back money. If each person pays $200 get back $450 still worth it.

    其实通过agent找是可以帮助避免这些坑的,虽然我不是做这行的。你想想,通过agent找房客的屋主都要给一个月或半个月的commission。屋主如果要骗deposit然后租客走了后又要给agent commission找租客,他们才不干呢。给commission的屋主是最不想租户住一下就搬的,所以不要觉得commission是白给的。

    I used to be a landlord and I understand what the rental contract is about. A rental contract must be minimum 6 months because of official HDB tenant registration. I doubt she registered your name in the HDB tenancy cos she has to pay like $10 per head and your rental money will be added as extra income to her income tax. As she didn't provide you a contract, most likely you didn't have her personal info like IC number and name. She might not even be the real owner and her renting out bed space or room to you is consider illegal subletting. I suggest that you make a police report then officially make a formal complaint to HDB directly. I also agree that her intention is to make you move out and confiscate your deposit as you have not stay for minimum 6months. This is a loophole she is exploiting and basically there is nothing you can do on this loophole. In the past, some of my tenants left after 2-3 months stay as they found that their company didn't give them the salary that they were promised. As our contract was through agency, I not obliged to refund their deposit but I still did refund them about half. And make the agency absorb the other half. So in future, consider agency as an insurance policy. You can divert any over-the-top demands make by landlords to your agency who can use the legal contract and stop these landlords. If too unbearable, you ask your agency to find you another place after ensuring that you get your deposit back and no agent fee on the next place you rent if it's less than 6 months. Also make sure the landlord pay you off first before you move out.

      @@mousefatfat actually the agent didn't absorb but there's too many cases with me. The company that my tenants worked for isn't very honest. Say 1600 for a month and they discover it's 1200 plus many hours of OTs to make 1600. So many of the tenants decided to leave after within a few months. After several tenants left, I asked the agent to absorb half and she agreed as she wants to maintain a healthy long term work-relationship.
      As for finding another house free of charge is another matter to help tenants to avoid nasty landlords. Please don't read half, understand half and be sarcastic about it. Wow.

    I faced the same problem too 30 years ago, I stayed in many places and I felt that their personalities I mean landlords weird, I don't know why. Is it they are taking advantage of us as foreigners. Until I had my own landed house. When I stayed in KL during my student time my landlords there were very helpful, and even bought us food during the weekends. I was so grateful to them till today and I did mention it on their FB too just recently. They knew that we came from other places and when they came to collect rent every time they would come with 'tang sui'.

    Always sign a tenancy agreement. State all house rules in the tenancy agreement no matter what. Write them down in the contract if there is no pre-printed terms! Then both parties to sign on it. Also, when a room rental is too low, it can be too good to be true!

    既然業主不是第一次跟租客有這樣的糾紛, 那就很可能是業主本身的問題, 而她還是一直用這樣方式對別人也很恐怖, 希望杰克能盡早搞掂這場麻煩, 無論結果怎樣, 錯只是對方, 不用氣餒。

    Now I know why my tenants said am the best landlady that they hv come across. Can use my fridge, pots and pans. I even hv alkaline water for them to drink without limit. Can even shower up to 5 times a day. I even clean their rooms, change and wash their bedsheets. Some even stayed as long as 5 years. They only left when they go back home to Malaysia to get married or change job and location not convenient.

    说真的我也遇到不少奇葩屋主或是二房东,说真的新加坡有很大的出租市场但很遗憾没有什么专门部门或是相关的法律部门来确保租客和屋主之间纠纷问题。我也试过报警,有了证据(printscreen 录音或是拍照等)报警后也是要去小儿法庭来提诉讼。基本上HDB那part 他们才不会理会屋主要怎么去租房,最够力最多超租HDB才会发警告或收回租屋(case好像可以查到)但房客或两方面问题或押金他们根本不会理会。在新加坡租了快20年,真的希望他们在这部分加强!不管是租客或屋主都能很好的把屋子租出去和收回来。
    再来没有装修和有装修也是一样地区一样租金,这就是你要嘛就租不要就走。反正一样有人来租。。。可以学习日本

    Hi Z, I'm Malaysian PR staying in SG also. I had a similar experience as you. I once stayed with a 70+ old aunty. First meet-up, she has this 'good' attitude, all smiles and talk. She said she is a very flexible person blah blah. Things changed when I stayed with her for about a week. She began to rant 1)oh, after u boil water must pull out the plug and hang properly with the hook. 2) oh, you must rmb to off the switch (water boiler) if not the electricity bill will increase. 3)oh, you cannot shower too long if not bill increase 4)oh, try not to shower more than 1 time a day 5)oh, the toilet bowl cover must open after u used 6)eh, you don't talk to me like that, I cleaned the toilet for you leh 7)*sees me hang cloths* eh, you hang wrong la, easy things also dunno how to do *proceed to laugh n mock at me*. 8)she went into my room and clean the room, (we have agreed she can go in and clean) then complain about how I placed my things, in her eyes is messy but I think otherwise, but wait, the last I've checked, I am the one staying in the room, wth?!. 9)oh, you used too much electricity, I must increase the rent (oh by the way, she's the one playing mah jong outside until 1-2am)
    I had a big argument with her when she say she wanted to increase the rent, I just couldn't hold it anymore. It is too ridiculous. She even threatened me that her daughter's husband is a lawyer that will help defend her blah blah blah. I was so depressed and decided to move out after 9 months. Luckily, we have a contract and I got back my deposit. They don't make sense and you can't reason with them, they are so kiasu to the point that they prefer to choose conflict over settling it in an amicable manner.
    Too much ego, pride, selfishness and siao one. :(

      same experience with you at 1 Dalkeith Road, it is a private landed property with a big family , it only let out 1 room to me, I was willing to get my deposit forfeited, and moved out asap.
      From there i learned that better rent HDB with rooms rented to different nationals!

    坦白讲,我觉得你可能对这边租房情况不清楚,这里的屋主真的很爱干净,所以不惊讶,他们都会要求你跟他的rules ,不过我觉得她唯一的错是说不给你拿水(那个不人道),其余的脚踏车我觉得她有顾虑 然后好心和你说,是reasonable, 毕竟我们也真的不能就把人家地方当成自己家样随性做。至于deposit, 他真的没错(人情上可以退回给你,但是如果practice 来说,hdb rules 真的是最少半年,因为如果你因为磨合的关系(如果她不是那种搞事,冤枉你,骂你),自己选择退租,他真的有权利不退给你。 你的是小case, 最多只能说遇到个不好相处的,但是至少他不是那种真的黑心屋主 丢你的东西,每天找事骂你。

      其实事件爆发前,在谈的期间我也跟这位阿姐表明了,因为大家生活习惯不一样,所以勉强住下来没意思,而且她根本没有跟我报HDB,也没有前合同,所谓的需要住最少6个月是不成立的,但无可否认,我感谢她没把我的东西丢出来😌

      @@zchannelzack 是的,我也是说事实。所以才说你对这边租房情况不大清楚,他们会和你拿NIRC register tenancy, 好像两天process, 你立刻就可以上网查了。Tenancy Agreement 虽然很重要,可是就算有,也不能保障你什么。很多怪怪的屋主啦,我们文化差异不一样,因为新加坡水电费高,所以各种限制(有些还给你一本bible house of rules, lol),然后有些tenant 又不responsibility. 我很少住aunty, 因为很多都是这种cleaniness issue problem (个人觉得很subjective), 他是不是吃租金,我不懂。总之找房,找那些working professional owner, without owner 会比较避雷。

    In SG, needs to have a proper agent because there are paper work to be done with the authority, and also to report to the nearest police station of stay within 14 days. HDB will also need various proof to approve the rental....this is part of SGsecure...

    我刚刚进入新加坡,很努力的找房子的期间,我的新加坡亲戚知道后叫我和他们一起住😭,省下几百新币。
    设备什么都有,房子很干净,衣服还帮你洗,偶尔带我一起出门吃好料。
    不过只有一个要求,就是我表妹,有时会回来,大概一个月一次(我这间房子是表妹的)那我就需要睡客厅一晚(我完全没问题😂)
    太感恩了!

    除了Facebook,你也可以试试在Carousell找房子。自己本身觉得脸书比较多这些“boomer karens", 遇到坏心眼屋主的机率比较高,但Carousell比较多年轻人,他们想法可能就没那么顽固/荒谬/传统。我自己本身因为大学太远的原因在外租了一个单位,付deposit前是屋主自己提出先制造合同的。屋主是马来人,所以满chill & friendly的 (Allow me to say this, but 我反而觉得跟华人屋主租比较恐怖... 😂)

    我也是遇到和你一模一样的神经+变态屋主 一个中国女人 也是家里一大堆规则 那时我是和朋友一起住 限制一个星期洗两次衣服(两个人的衣服参着一起洗)如果要自己洗自己的 一个星期一次 然后早上四点多要出门去上早班 开门出来行动关门那些要小声 因为她很醒睡 然后一开始还限制早上出门去上班最好不要洗澡 因为怕洗澡时候那些水声会吵醒她 然后还整天跟我吵水电费 说新加坡水电费很贵 叫我节省 说可能你们马来西亚的水电费可能没有这么贵吧之类的话 然后还连我的上班时间都要去干涉 每天我放工回家就一直跟我吵 为什么我跟我朋友的上下班时间又不一样 一头一尾地回来中间浪费了她很多水电费 还说她不喜欢看到有人一整天都在家的。这种这样的日子 我也过了几个月 每天下班回来很累还要听她在那边吵 已经很遵守她的那些规则了 一直在那边得寸进尺 到最后自己忍不住了 毁约搬走了(有签一年合同)只住了三个月而已 压低钱就这样亏给她 虽然说只是几百块 可是到现在还是觉得不值得 被她用这种这样的奸计逼走!

    I think anyone whoever rent a room from is considered super lucky.
    I even allow them to use my bicycle. They need to repaired it if damaged.
    No control over usage of air con n water unless they abused it. So far so gd.
    I sometimes even offer food to them.
    Hope u can find a good landlord soon.

    不要说租房啦,以前我在sg找工也是遇到前马来西亚人老板娘,听顾客说每次一两个月就换人,我就知道自己踩雷了。因为我去面试他隔天就把试用期的员工炒了。做了一个月才和我谈工钱不能给那么高,然后我说我不要做了,她就出工钱给我,然后我就说做么没佣金,她说使用期行规是没佣金,我说试用期不是2-3天罢了吗,那有一个月试工的。摆明这种就是要吃人家啦。

    No matter what, an English agreement is a must, followed by a stamp duty + HDB submission of your work pass or PRs. Its sad to hear to have such owners in 🇸🇬 but I hope some sort of regulations can be in place soon. Oh yeah, last but not least, ownership check and check internet for blacklisted units.

      well there are many, in one case, my experience 15 years ago, i cant even use my computer during the night as they (owner) complain that will disturb their newborn baby sleep. Paid them the deposit for starhub to apply cable, dont want to return back.

    找屋主真的要很小心。
    我的朋友以前也是被踩雷,大约十多年前了,屋主还会偷瞄窗口看里面😢……结果她有打小官司(要认真找,应该是类似纠纷和解法院之类)这类应该都不会花太多钱吧……结果她拿回了属于自己部分的订金。
    我觉得是屋主放大吓唬你了。太欺负人了。不还租金的屋主还是存在的,要懂得保护自己,选择屋主也很重要,黑白纸,前后程序都要弄清楚才行。

    水电费,都是屋主比较在意的问题。像我的房客,人不在家尽然开着风扇吹衣服,长周末四天,他打算开着风扇吹四天。😅这是个人道德问题,并不算屋主吝啬不吝啬的问题,风扇是吹人不是开着吹衣服。

      @@zchannelzack 忘了提醒博主,E-bike爆炸事件频频发生,我相信多数屋主多多少少也非常害怕他们的组屋一旦发生火患,影响太大了,如果邻居的组屋也被烧到,赔偿责任可就是一个大问题 。如果没买保险,每天都会提心吊胆。HDB的租约也有提到这点,除非是屋主自己的e-bike,他也要买火患保险。如果租户非要带e-bike,可能也会要求买火患保险才应许。这点博主需要慎重考虑考虑。

    我不仅遇到过sj屋主,还遇到过几次sj警察。其中印象最深的一次是有次放工回家,被新加坡华人屋主偷袭,原因不明可能因为我洗完澡滴了几滴水在客厅,那人本身早年混黑帮,后来做包工头的。那时候我都没反应过来就被从侧面突然推到然后被压住挨了30+拳,那人嘴里还不停嘟囔着:”反正我50多了还怕什么。“ 我大概猜到他什么意思就是他已经过了挨鞭刑的年龄,但我那时还只是个少年郎而已,虽然已经取得公民身份却不敢还手,因为我知道新加坡的法律是不健全的,我一旦动手就面临背上留下一辈子伤疤的风险。然后那人还恶人先告状我也不知道他打去警局说了什么,然后就从seng kang 分局那边来了三个警察。当时很明显的,我是受害的一方,因为我脸上、身上淤血什么的非常清晰可见,但他却毫发无损,结果警察里那个姓Ye的小队长却因为那个房东是土生新加坡人而我是新移民就偏袒那人,不顾我带伤+第二天还要上班+一时间也没法租到房子,一脸坏笑地叫我马上帮走,而且也拒不负责送我到医院疗伤让我自己打车去,当时我已经在那个房子住很久了所以物品也不少,加上军队的训练品好几个大包总共该是有五六百斤重,我只得去找个旅店暂时安顿了下,然后才找到新的地方住,但过程也是很曲折,毕竟脸上带伤一般人看了也怕会是帮派分子什么的就很难租到。期间有个调查官(investigator)有打来给我说室外被袭击的话她们会逮捕那个新加坡男屋主,但室内发生的她们就不管了,然后很敷衍地说会继续追踪处理,结果就那样一直没有结果了我天,好几年就这样过了,这就是新加坡的所谓法制?经过这件事我基本也是对本地执法机构的专业性非常失望。其实我对MHA的大部分下属部门历来印象很差,我有不少新移民朋友在服兵役时候是在警察局和消防局里服役的,有跟我说过里面的腐败情况,工作人员素质多么的低,随便谩骂NSF人员,特别是中国移民来的那些被targtted最多,后来我几次去ICA办事也感觉那边人员工作效率、待人接物的态度、道德水准等方面总体都很差,比我十来岁来留学那时候差太远,确实感觉新加坡这些年真不太行了,有这样乱来的警察部门在我看连唐山警察局都比他们专业好吧😔。

    You should make a police report . Also go with a English Room rental agreement which is recognised in law of Singapore . Not Chinese language. Go for the room with landlord represent with agent so landlord agent will do proper submission to HDB.

    首先,新加坡有限制住户人数的上限,如果你找到有人要出租床位,很可能要走法律漏洞或者是犯法的,所以你们的第一步就已经是错了,更别说有没有答应签不签合同,新加坡的确实是有很多无良屋主,但如果你们本身要走漏洞,也大大提高会遇到这类人的可能性,在诉说别人的坏之前,你自己本身的决定也很重要

      这点我赞同,我不对的地方就是贪图节省Agent fee和贪图如果租到不适合可以提早搬走才答应她不签约,但万万没想到她的做法就是为了引我这条“水鱼”上钩😮‍💨

    10 years ago, I came to SG to work after I graduated. I got cheated by landlord for the deposit I paid. Lesson learnt, I always get contract with stamp duty since then. Don't trust verbal agreement.

    我也遇到过这种屋主,我直接在门口喊现在我就打电话报警,她马上回房拿现金退回deposit给我(我也是没有合约)这些屋主吃定我们不敢闹事,但是不好意思遇到我这种不怕事的人大家一起拼看谁更疯😂😂😂

    杰克,我觉得你可能需要先去报警,保护你自己比较好,毕竟我们不知道那位屋主会不会先发制人自己去报假案。新加坡真的很需要你们这些人站出来,不然有些屋主真的很无理取闹的。加油杰克!

    陈年往事 应该十多年前..
    在sg我与同事搭房搬过三间房子,只有一间还好其它两间很无奈,前一间与屋主孩子同住关系还好,就经常会有不一样小姐姐进去房里过夜😑有时还有声音*控制不到.. 过后屋主要卖了所以搬.. 接下来的两间房噩梦开始,搬出来的第一间与屋主一家四口同住,日子久了就不一样了,有钱时他们会show买了什么给我们看,经常上云顶赌, 没钱时水电都没还,还搞到被割电没电可是有水用,还要我们去还了然后从房租里扣,我们也呆不下去了搬… 到最后一间,这间也好不到哪里去,与单身屋主同住每次看到我们都称兄道弟,但有时很少看到屋主,得知一直往batam找快乐,有时也带女人回来,还会跟我们借钱,我们最多也是预支他租金然后在下个月里扣,然后就没然后了.. 搬.. 回家。

    I live in Singapore for almost 12 yrs. Although the story is nothing new, it is still very disappointed that so far there isn't any proper channel to deal with such disputes/ cases. Let me share my story in the past 12yrs:
    1st room rent: landlord is an Indian Singaporean. The entire flat resided by the landlord, the separated wifi (Pinoy), the daughter and a maid. The landlord has a mistress (Pinoy) who sometimes come to the flat. When the mistress was home, I always hear quarrels in early between the wife and mistress right after the landlord left for work. And of course, both husband & wife also always quarrels on money matter. My parent always asked me to move out as fear that it might turn out domestic violence. Besides, the wife/ maid will suddenly switch off water heater when I was taking shower. Or even turn off the water tape when I was washing dishes.
    I lived there for 3+ yrs until one day I had disagreement with my landlord. He likes to bring back those reuse furniture previously owned by his relative. One day, he wanted to move in a wardrobe to my room and my room is small so I declined. He said nothing. But next day he called me during work and informed me that he wanted to take back the room and don't rent out to anyone. I was stunned but thought reasonable since I was given one month notice. But later when I asked about the deposit, he refused to refund and said I always cooked (contract allows cooking). I was so furious and read back my contract and i browsed HDB website but couldn't find anything useful to me. At the end, I didn't manage to take back deposit. Though, without paying further, I moved out 0.5mth later than agreed. So, to my dear future landlord, if I meet u in future, don't be surprised if I asked u "will u suddenly move the furniture/ anything in or out of my room during my stay?" The room I rent ain't a storeroom!

      2nd room: landlord is malay Malaysian. Everything is good except the landlord is a smoker (my fault that I didn't check this before move in coz my earlier landlord isn't a smoker). Can't live with smoker. Moved out after 2+ yrs. Deposit refunded within 1 week.

      3rd room: landlord is Chinese singaporean, a single male bought the HDB under single scheme. Landlord asked tenants to pay for everything fixed/ replaced due to wear and tear. I ignored the request. Moved out after 1yr after contract termination and non-renewal by landlord. Deposit refunded.

      4th room: owner is Chinese Malaysian couple. I must say this is the cleanest HDB I ever stayed. But if the landlady saw a single hair on the floor, she would frowned and complained to husband. The door lock is smart lock with cctv. She always checked what time I left and returned home, and questioned me why you never work today. Feel extremely stressful under cctv. Moved out after 6mth. Deposit refunded.

      5th room: owner is an old Chinese SG aunty (not sure if she is divorced or widowed). 奇葩中奇葩。When I viewed the room, both had agreed on date to move in and no aircon and 6mth contract. When signing contract, she acted blur and forgot all these above. Furthermore, 1st day move in, found out half of wardrobe is occupied by his son's clothes. I argued with her although she said she doesn't have space to put her son's clothes. At last, she clear the wardrobe (but still left with some). I also found out that she likes to lie ( for no reason). She always complained utilities bill increase. Come one, if tariff hike, we can talk on the rental, pls don't keep nagging like siao-lang. She always will call my housemate if she is not back home at 10pm, as well as questioned me why I was late home (later than usual. Like 9.30pm?). She didn't flush the toilet after use. She always sweep the floor and leaves the rubbish at the corner instead of dumping it into dustbin!! In addition, I saw her once washing her bucket (which was used to soak her undergarments) and poured the water into the wok to wash the wok (yuck!!). She will go the upper floor neighbours house to "geh-boh" and found out how much the neighbours rent out their room. Heard from my housemate that there was once the neighbours already signed contract with new tenant, she go "geh-boh" and said " why u rented out so cheap. It shouldn't be at this price. Bla bla bla.." at the end, the neighbour default the new tenant unless the tenant accepted rent increase. Also, very often when she return from work, she nagged in front of me that no one does housework but I am alone. I rolled my eyes. I'm tenant but maid. Besides, she always helped her son to tout business. One day she asked my housemate out for lunch. Unexpectedly her son was there. After the lunch, her son suddenly said "well, let's go to my office. Heard you want to buy insurance". My housemate was stunned.

    Hi Z ... feel sorry regards your experience. But I hope it is not treated as it is Singapore problem. I hope it is treated as an individual person dat is really bad. I hope u know what I mean as others have pass 'unhealthy ' remarks over the causeway. This is not a cross-country issue but of an individual. That individual do not represent a country. Lesson learnt here for all of us.... no matter what contract is important for both tenants n landlord. I really hope somehow u can get back your deposits but it seen hard.     hmmm听了这些,果然我之前的屋主夫妇俩很好!搬进去后,还告诉我衣服放着就好,她会帮我洗衣。还会告诉我开水煲好了,随便从这里倒来喝就好了。如果将来有幸在新加坡有房产我一定会成为好屋主,造福来打工的马来西亚人。虽然只能造福几个。哈哈。

    我也是住新加坡屋子,现在很多新加坡人aunt uncle 40多岁-60岁以上的人都是做奇葩事情的。还有又没有工作的aunt uncle等你们来养他们也是搞很多事情出来的,所以我都会找第一没有屋主同住第二是二房东要看是哪里人第三要找年轻人有在工作着比较这些是不会监视你们在做的东西。

    I quite certain u can get back ur deposit
    1) I'm quite sure she didn't submit HDB APPROVAL
    2) both of u do not have contract
    3) u have her history track record from previous tenant
    4) report to police

    Future just take note:
    *Must have a contract those requested terms also must add into the contract.
    *ask for hdb approval from owner
    *ur side must pay stamp duty
    I'm a agent also an landlord, till now me and tenants are like friends.

    你們可以嘗試收集證據和過去租客的經歷,然後發給HDB.
    HDB是有權力把屋子拿回去的。

    Ask HDB if the landlord has declared online to HDB that her flat has rented out to tenant. Show HDB proof of rental between you and the landlord e.g. website advert by the landlord, your whatsapp with the landlord etc. Also, one lesson learnt...always sign rental contract.

    Try go to small claims tribunals of the state courts. It only costs 10 dollars to register. The court will help you get back the deposit

    很多道地新加坡华人屋主,比较喜欢马来西亚华人,会将心比心,也比较不记较,有些还特别照顾。像博主这样的,真是好房客,很自动。
