I take it the bottom line will be less than 19k because of holding cost of the asset per month during the refurb and sale process as well as the estate agent fee + vat and stamp.. look forward to seeing more and what true bottom line profit is once sold all the best
There’s no holding costs as the property was bought outright, also there’s no stamp duty on sale. The estate agent fee was fixed from what I can remember, so maybe if he gets a buyer who falls in love with the house he could get an offer over asking, therefore making more than 19k. Anything is possible in this market 🙏🏼

Their is always a holding cost with property even if purchased via cash route insurance, utilities bills, council tax, cleaners if you use them or not this all adds in to the numbers and if your holding for few months in the sale this all come of your profit. thanks for video any way interesting to see what peoples main focus is right now and some good learns from this cheers m8.
When we did the video we took all these costs into account as any smart person would, so when we gave the profit figure we had already accounted for any extra disbursement 👊🏼

I know this was a while ago but had he sorted the minor things you stated you would of done which I agree with, what would the end profit be, compared to what he made without doing them, would he of still made 19k or gained more from sorting the minor repairs. Thanks great content

In regards to builders ..probably your first flip will not be in a local area because your sourcing a cheap property, so knowing good builders from not so good is going to be difficult as time is always against you.
