Honestly hnhanap ko ung contractor na medyo mababa ang tanggap pero pulido pa rin trabaho nila, contractor na mag agree na iloan ko ung certain amount aside don sa downpayment na ibbgay ko sa knila. Im planning to have a loan pra pampuno sa pagpatayo. May nahanap ako tga dto samin sa pangasinan. Hopefully, in God's grace.. Hindi mgbago ung rates na cnabi nila sakin nong una kmi ngkausap. And hopefuly pumayag sila sa loan na cnsabi ko. Also Planning to build on the 2nd quarter next year. 🙏🙏 Thanks. Godbless po

Hi ms janice im building na rin my apartment and i hired contractor my total contract price is 1m for 3 doors..now im already gave him 550 but 2 doors pa lang nagawa niya at sa dalwang door wala pa siyang naacomplish like wala pa lababo at cr tama ba ang price na yun for 550 at ang sukat eh 21 sq m per door.nung dalawa..now i told him to finish the 2 first and he asking me 150k again to finish so bale i ever 700 na ang 2 door pa langactually studio type lang siya ..diba siya mahal for the price at di pa kasma ang isang door kaya nagdadalwang isip ako kung ituloy ko pa siya ang gagawa..could u give advice di ba magkaroon ng problema pag di ko na sa kanya ipatuloy yun kahit di ko pa nabigay sa kanya ang kabuuan sa 1m..salamat

So kawawa naman ang sinaing ng tenant kung mtiempuhan 😅. Sa nga condos sa Metro Manila madalas nga ay electric ang gamit for safety reasons. Pero siguro kasi kaya ng loadng kuryente nila. Dito hindi. Kung sa inyo kaya, wala naman masama. Imention mo lang in advance sa promo mo para di magulat si tenant. 😊 pero kung super unstable and mahal kuryente sa inyo, better not to impose restrictions. Last last week actually nagkaroon kami ng scare sa apartmeng. Tumawag ang tenant namin sabi may amoy gas daw. Yun pala nag leak yung sa Unit 4. Sira na pala ang regulator niya. So tumawag agad sa fire brigade then pinaayos then kinabukasan nagpalit na sila agad. So sinasabihan ko nalang sila na laging mag-ingat. May 1 tenant kami na electric stove ang gamit pero madalang magluto. Yung isa naman butane. The rest gasul. Wala rin kasi kami choice.

Hello! Good morning. Apologies for the late reply. It is an option for you if you want a third party to objectively check the work of your contractor. Ideally, tour contractor should already be a licensed civil engr. Sa ibang bansa may 3 parties sa isang project: Client, Contractor and Consultant. The Consultant acts as the Client's representative and he checks the project if nasusunod ba ng contractor ang specification. But of course this is an added cost. Sa maliliit na projects, mabigat ito cost-wise. So if your contractor is already a licensed civil engr, you can go with him/her. If you have doubts, though (hopefully wala kasi nabackground check mo ang track record niya) you can hire another engr to check the work. Depende ito sa iyo and sa budget mo. But if the contractor has a good track record and subok na, kahit hindi na. Makikita mo rin sa gawa nila kung maayos or hindi. So basically, it's just an option. Hope this helps! 😊

Hello, Norman. You can hire a third-party consultant, preferably a structural engr with a good track record, to inspect and assess the building. He must inspect the approved building plans (hopefully they had one during the build 15 years ago). He must also inspect the extent of repairs that you'll need to make eventually. A 15-year-old apartment building will have so many issues unless it is well maintained. I'd be happy to assist, but this is not a straightforward answer as there will be a lot of considerations. You may please message me on our page (it's in the About Section) so we can discuss better. Still, hope this helps.

Hi ms janice im building na rin my apartment and i hired contractor my total contract price is 1m for 3 doors..now im already gave him 550 but 2 doors pa lang nagawa niya at sa dalwang door wala pa siyang naacomplish like wala pa lababo at cr tama ba ang price na yun for 550 at ang sukat eh 21 sq m per door.nung dalawa..now i told him to finish the 2 first and he asking me 150k again to finish so bale i ever 700 na ang 2 door pa langactually studio type lang siya ..diba siya mahal for the price at di pa kasma ang isang door kaya nagdadalwang isip ako kung ituloy ko pa siya ang gagawa..could u give advice di ba magkaroon ng problema pag di ko na sa kanya ipatuloy yun kahit di ko pa nabigay sa kanya ang kabuuan sa 1m..salamat

Good morning sis! 😊 wow thank you thank you for always watching! 😊 sa amin allowed ang gas kasi dito sa Palawan, specifically Puerto Princesa ay palagian ang blackout. As in minsan nakaka 9x a day. So kawawa naman ang sinaing ng tenant kung mtiempuhan 😅. Sa nga condos sa Metro Manila madalas nga ay electric ang gamit for safety reasons. Pero siguro kasi kaya ng loadng kuryente nila. Dito hindi. Kung sa inyo kaya, wala naman masama. Imention mo lang in advance sa promo mo para di magulat si tenant. 😊 pero kung super unstable and mahal kuryente sa inyo, better not to impose restrictions.
Last last week actually nagkaroon kami ng scare sa apartmeng. Tumawag ang tenant namin sabi may amoy gas daw. Yun pala nag leak yung sa Unit 4. Sira na pala ang regulator niya. So tumawag agad sa fire brigade then pinaayos then kinabukasan nagpalit na sila agad.
So sinasabihan ko nalang sila na laging mag-ingat. May 1 tenant kami na electric stove ang gamit pero madalang magluto. Yung isa naman butane. The rest gasul. Wala rin kasi kami choice.

Hello! Good morning. Apologies for the late reply. It is an option for you if you want a third party to objectively check the work of your contractor. Ideally, tour contractor should already be a licensed civil engr. Sa ibang bansa may 3 parties sa isang project: Client, Contractor and Consultant. The Consultant acts as the Client's representative and he checks the project if nasusunod ba ng contractor ang specification. But of course this is an added cost. Sa maliliit na projects, mabigat ito cost-wise. So if your contractor is already a licensed civil engr, you can go with him/her. If you have doubts, though (hopefully wala kasi nabackground check mo ang track record niya) you can hire another engr to check the work. Depende ito sa iyo and sa budget mo. But if the contractor has a good track record and subok na, kahit hindi na. Makikita mo rin sa gawa nila kung maayos or hindi.
So basically, it's just an option. Hope this helps! 😊

Hello, Norman. You can hire a third-party consultant, preferably a structural engr with a good track record, to inspect and assess the building. He must inspect the approved building plans (hopefully they had one during the build 15 years ago). He must also inspect the extent of repairs that you'll need to make eventually. A 15-year-old apartment building will have so many issues unless it is well maintained.

Hello Team Jakobsen! Yes po, Occupancy Permit ay after the build. Then Business Permit or Mayor's Permit to operate it legally. Check with Airbnb and Booking if nay ibang requirement sila. Si Airbnb ang pagkakatanda ko may additional fire protection sila na required like smoke alarm etc. So best to check with the platforms din para mas madali for you later on.
