Thank you, appreciate that. The ceiling lights are not recessed. Unfortunately you can’t tell HDB how to build the details in a flat. You essentially have to undo or redo things you need.

I just got the reply from HDB for the flexi flat at Tengah today about the OCS, 5 minutes ago, it says Tengah flat built under the prefabricated prefinished volumetric construction method. Under the PPVC method, the flat will come with the pre-installed flooring for the whole unit, internal doors and sanitary fittings. Hence, optional component scheme OCS is not applicable to this project and flat buyers will not be able to opt out from the pre-installations. I'm new here, and i have no knowledge in all this, i will just ask around and leave it to the HDB. What should i take note?😊

1) This is Punggol Drive. 2) There is a switch for the door bell but you have to buy your own door bell buzzer. There is no need for a ramp these days because the front door is the same level as the common corridor. There is a smoke/heat detector in the hall. There is no window film as such however the windows have glass with a slight tint. Sorry, don't recall any details about the wardrobe.
3) I think it was tape used to mark a defect, can't remember what it was. 4) Blue and red sticker tape in the bathroom denote cold and hot water respectively, the plumber will find this useful. It's tape, it can be removed. The hot water heater was pointed out in the narrative. 5) There is a magnet on the folding door. hi would be good if u could show us the corridor outside these units as well. im curious to see what those fins along the corridor do. are they supposed to maintain privacy to adjacent units or something? cos i don't like the idea of having people looking into my unit from the corridor especially if the corridors don't have the fins like some projects have. i've seen some units in northshore projects that don't come with the corridor fins so passersby have clear view of those units
Hi, understand what you mean. In the case of this unit the corridor led to the next door unit’s front door, so couldn’t video that part. There were “fins” in front of this next door unit and that blocked a direct view into the unit I featured. The owner, in the meantime, has added some tinting to the windows enhancing his privacy. (Hope to feature an update to that flat within a fortnight, by the way).
For the induction cooker, you can contact Sincero Pte Ltd, 6841-9133. HDB provided an induction cooker with the hood, but the owner here did a trade in for the cooker. This unit came with cabinets.
Was wondering what if the cooker spoil after many years down the road and such model out of fashion, may end up having difficulties getting one that has similar dimensions that can fit the hole 😅
@@sunggao6848 That size of cooker is popular for a lot of flats and condos, chances are, it should not be a problem. If it does happen, it should be possible to find a contractor to make a bigger hole.
The OCS is confirmed at the time you confirm your exact flat and commit to the price. As I understand it, there are 3 levels of OCS for 2 room flats. The most comprehensive one, including wardrobe, kitchen cabinets etc (as you see in this unit) are only for the seniors.
This particular batch of flats had vinyl flooring provided. For future batches is unknown. At the point of purchase they will inform you of the type of flooring that will be provided.
Basically, it is a scheme which gives buyers of 2,3,4 & 5 room flats an option to include additional fittings with their new flat. The 2 room flats have more options. Details will be as per HDB at the time you buy the flat.
What your advice on 2 bto on flexi lease with 3 ocs for cash or cpf upon key collection since there no mortgage loan but full payment ? There no shortage of fund on both cash n cpf. What your advice with advance thank.
if you have the investing skill/acumen, i would say use CPF. frees up your cash for things that will get you possibly more returns. otherwise use cash, ultimately when you sell off the apartment, you will need to pay interest on CPF that you used.
For the flexi 2 room flats there is no loan. So when you confirm the flat then you must decide if you want the complete OCS or parts of it. You must also consult HDB, because the policy may change in time.

You should take note of the finished product when you get the keys. Check for cracks or any breakage.
