It's interesting that President of the US is specifically left out. President also is the only office that has retirement of natural born citizen. It seems they had a different concept of what is being pushed today by saying the President is an officer. The definition of "insurrection or rebellion" in the context of Section 3 of the 14th Amendment wasn't explicitly provided in the amendment itself. However, Section 3 did draw on the Treason Clause of the U.S. Constitution for its language, particularly in its reference to "given aid or comfort to the enemies thereof." This connection suggests that the understanding of "insurrection or rebellion" was similar to the concepts of levying war against the U.S. or aiding its enemies, as outlined in the Treason Clause. This is incorrect, Congress does not need to act to enforce the provision. Congress can act to remove the effect, however, only by a 2/3's vote. The provision is self executing.

Chamath, when was the last time the US experienced a period of massive deflation? Everyone talks about deflation but have we really experienced more than a minor drop for a short period?
As a realtor for over twenty years, When the market is easy like when Friedberg and Jason sold their home and have buyers already lined up to buy, then I would say negotiate fees with realtor or get attorney , because issues can still arise for both seller and buyer. Buyer brokers protect the buyer from overpaying , finding financing, help with due diligence, and help resolve issues that could kill a deal if an experienced agent isn’t there to help. Currently , with limited inventory and rates so high buyers really need help with even finding a home. Therefore, Buyer agents can work with a buyer for a lot longer then a selling agent. Many Buyers , also , can’t find a home that meets their needs , or don’t have market expertise , or can’t make up their minds to what type of property they really want or cost involved in owning a condo vs single family. The seller agent is not there to protect the buyer. Also, The selling broker cannot be a fiduciary to both seller and buyer.
The Red Sea situation. There are 4 players who have a direct interest in keeping this shipping lane open . Egypt losing fees from the canal. Europe paying more for transport for goods from the Middle East and China. So why is the US leading this charge? If this continues it only helps the US by making our products cheaper via transport

I am in real estate and insurance, the model is no longer consumer focus. It has become a frenzy creating loss in trust from consumers, building that trust is going to take work and bringing back consumer focused agents. Great conversation!

We have bought two houses without agents… one was years ago as a “contract for deed” transaction and the second was because I saw a house while at a yard sale and told the owner to contact me when she as ready… I got a call some months later asking if I was still interested… we closed at a title office and I secured my mortgage at my bank. Further we sold the first house direct without an agent… we just put a sign in the yard “for sale by owner”… it sold in a week. Another technique used often when credit is tight is where the seller takes back a second mortgage i rent with option to buy offer… both require contracts best handled by an attorney… the attorney fee is much less than a realtor commission.

Challenging jcal’s “houthis will be dealt with” claim and giving the people the ACTUAL reality is what more people need - especially western audiences who often ignore and disregard guerilla groups as simply nuisances (just like they did in Vietnam, and countless other non-western groups). The only long term solution is a diplomatic solution in Gaza, ceasing war.

I've been following the situation in Yemen and the war in Syria (which resulted in the strengthening of the "Axis of Resistance " that they are part of) for a decade+ now. That includes the US intervention in Yemen during the Obama admin and the Saudi battle with the Houthis. The Houthis can be "dealt with" but at great cost to the civilian population if major bombing campaigns are conducted and/or great cost in casualties to ground troops who might move in to take over their territory. Also great political cost to anyone who attacks Yemen. However... the Houthis (and Iran) are losing political capital every day, rapidly, as they attack seemingly random ships and disrupt a major shipping corridor. Like Hamas they don't seem to give a damn about the civilians. Look at the dissonance of having and using an arsenal of expensive weapons while people starve. That's not sustainable. And more... too much for a yt comment. Bottom line is that it is possible to "deal with" this issue but the costs are high. Forcing Israel into some kind of agreement ASAP would cost less in the short term. But it won't solve anything in the longer term unless a more comprehensive agreement is made in the broader region. People have been trying to do that for decades.
One more thing: while Sacks did show that he understands the situation to some extent, iirc he didn't offer any solution. Jason was more focused on a solution, whether or not it was realistic. Sacks was more focused on shooting down that proposal, it seemed.
@@JoanneLeon I agree I would love some more discussion on this. I think overall they don’t spend enough time on this topic, at least long enough to come up with strategy/thoughts on ways forward. For the last few weeks the topic has largely been skirted or just used as a side tangent for some other story. Also I didn’t see Sack’s shooting down as purely negative, just being clarifying that the situation is not as “simple” as jcal was making it out to be (IMO). I would love for them to spend more time and also bring some other perspectives on the overall situation to find a realistic landing place for this entire thing. I think the guests they brought on for previous episodes have given largely homogenous perspectives. And we haven’t had the “hard discussions” with the other perspective.
@MosabElagha I can understand why some people from the region would like more attention and discussion, analysis of the Israel Palestine issues and the broader Middle East problems. But honestly, from my own experience most Americans really would like to disentangle from that region almost entirely. I keep hearing that the vast majority of the populations there hate us anyway, so wouldn't it be best if we just disengage? At the same time, both "sides" of the current crisis (there's always some crisis) demand more attention from not only our government but our population too. The propaganda has been dialed past 11. I don't think you'll find solutions here. The people of that region IMHO need to figure this out, decide that there can be more peace and productivity, make the compromises and get on with it. Nobody but the people of the Middle East knows what those solutions are. And in my (probably unpopular) opinion, the Axis of Resistance isn't the answer either. Axis of Resistance includes Russia and China who have only their own interests at heart. Axis of Resistance - their entire existence depends on constant war. If there's no conflict they lose support, funding etc. But again, we are not the ones who will be able to figure it out. That should become more and more obvious to all interested parties as time passes. We're pretty much done with it. It will be better for everyone. And the people of that region can then start looking for the real underlying problems rather than putting all the blame on the boogeyman of the day.
Great segment on the NAR lawsuit! Besides flat fee MLS listings (& discounted full-service listings), you should also mention buyer agent commission rebates. For example, your buyer's broker rebates you 2/3 (at Hauseit) of the buyer broker's fee, and thus the commission can be compressed on both sides. The NAR legislation isn't going to have that great of an impact, unless they do something drastic like outlaw buyer brokers altogether. Then you'll have the UK model (single-agent, listing agents only), and just like Sachs mentioned with travel agents, natural competition will bring total commissions down to 1-2%. In the current set-up, discount brokers (i.e. flat fee MLS, agent assisted FSBO, broker commission rebates) have been around forever, and already compress commissions on both the buy and sell side for those who bother to do their research (like Friedberg).
The infrastructure of South African ports has not been properly maintained by the ANC government and South Africa has been struggling with its own supply chains. I don’t know if these ports would be able to cope with more ship traffic.
I'm a big fan of the pod, but I wish y'all had done more research into how real estate agents, transactions, and brokerages work before speaking very broadly on the topic. You all are exceptional individuals who produce a lot of revenue for your lawyers, and expect service that goes above and beyond. For the everyday American buying/selling a property, oftentimes the lawyer (and firm) act as a contract mill and do not complete extensive due diligence sufficient to replace a hardworking real estate agent (they also drag their feet in communicating with clients). I would really appreciate it if you sent an intern or employee to interview (or even shadow) agents at different price points and understand the nuances of the industry and huge risks taken by agents and brokerages and report back to y'all, even if it doesn't make it to the pod itself. FYI any successful buyer's agent that values their time will ask that their buyers sign a contract and agree to pay the buyer's agent fee if the seller doesn't.

This episode is particularly dense with insights and information, great part about the Red Sea. I particularly enjoyed the part about the New Era of building startups. It felt like I was sitting by and listening to "old" business owners and self-employed from around my local city. And I felt lucky to have the chance to listen to them.
We bought a home by putting a flyer in homes we liked in case they would like to sell; and we sold the home by putting signs at the entrance of the community. Only fees were paid to the lawyer and inspectors. Never taken any lessons and it was before TH-cam, or even Google. Done based on nothing but common senes that somehow uncommon. People tend to do what they imagine that they are told, and not actually told to do.
I have sold two homes "by owner" and also purchased two homes in the same manner you describe: putting flyers on homes we were specifically interested in.
typical brokerage comissions in Germany are 6% or more depending on the state. the state with the lowest commission may be below 5% , but definitely not “typical”.

As a US developer with experience working with offshore devs, it’s hard to understate just how much higher the standard of American engineering is (in general). You always get what you pay for.
I’m not sure how you can generalize to that degree. I’ve co-founded a company that grew to more than 300 ppl (half of which were devs). I hired more people and built more teams than i can remember. We were a remote company and hired people from all across the americas, europe and Africa. We found talent everywhere. If anything, my personal experience is that I had to sift through US candidates more thoroughly as they were much better at selling themselves than others, but when put to a task, they were no better or worse than the other candidates at their level. Just because you have a hiring process that yields good us hires, doesn’t mean the same process is yielding you good non-us engineers - it very clearly is not. So i’de say try different things and identify why that is the case rather than assuming ‘us devs are better in general’ cause i can assure you talent is globally distributed.
As an adobe customer I’m annoyed by the Figma deal falling through. Adobe has one of the best Subscription models in terms of bang for your buck. I don’t want to pay another figure/subscription to another company. Monopolies can be beneficial for customers especially in the creative community space who are notoriously underpaid and lack coin. Something I don’t think the SEC has taken into account.
I lost everything over voting for Trump. My apartment, job, banks closed my accounts and idkwhy, and my family even went so ar as to set me up to lose my son and ostracize me from the entire family. My cousin who I lent 2,5k to help him retain a lawyer to get custody of his son, once he heard, told me to ask trump for the money back he borrow if I loved him so much. I was homeless for 1 year and sick during that time. I'm still trying to fight out finacially but Thank my Lord Im alive and still fighting to live. There hasn’t been much commentary on the voters who brought the Colorado suit. Four of the six voters brought are Republicans and they’re backed by CREW, a left leaning watchdog group that was dropped from the Democracy Alliance in 2012 because they are “apt work outside the Democratic Party's infrastructure,” according to a HuffPo article cited in CREW’s Wikipedia page.
Hmm. As a Broker I can see a ton of lawsuits coming down if home owners start selling their own homes. People already sue indiscriminately in housing. Everyone knows commissions are negotiable. Only bad or new agents negotiate because agents know people who negotiate will squeeze the life out of you. You also have to understand, one deal could make an agents year. Agents getting paid for all the free work they do which is a lot!
Not to mention, majority of real estate agents make less than minimum wage. Imagine a bunch of billionaires going after a bunch of McDonald’s workers. This is basically what’s going on here.
It’s a great example of rent-seeking. The industry will likely shift to flat fees for brokers rather than % of the gross. Generally, the brokerage industry will collapse because it was operating on artificially high profit margins all along.
In Wisconsin, we used to be able to do a for sale by owner through Zillow. Then the realtors came in and started flooding our legislators with money so now they say you have to go through the MLS to list your home. That’s garbage. I have sold two homes on my own, opening them up to the public. Showing them just as a realtor would, and was able to sell both of them with no real estate agent fees, but paying a lawyer to review every offer and every counter offer. I organized all the inspections myself, and as part of the offer it was determined who was to pay for those inspections . I set it up with my title company that any check of earnest money would be payable to them, and not to me as an individual. So any buyer who put down money knew that the money was being held by an independent source. It takes a little work, but Ipayable to them and not to me as an individual made buyers very comfortable. So any buyer who put down money new that the money was being held by an independent source. It takes a little work, but I saved myself in excess of $50,000.
@@PamGrundman yes, you did all the “work” of an agent. The commission pays for all of those things and more. Sure, you can do it yourself but, I can name a bunch of examples of why that model won’t work in every case. Having someone in your corner that has been through the process numerous times can also save you $50,000 +. No, I am not an agent but, in my experience of at least 2 home transactions I was in, my agent was invaluable handling affairs for me while I was away on business.
About M&A, Friedberg said it right. You can' take Adobe and Figma as the norm. That is a market with few dominant players (if not 1) and Figma was relatively established (in its niche). Big companies can still acquire startups, if they don't create a monopoly and if they buy them early enough. It might be good for startups, actually. Earlier exits.

We have had success with calling the listing broker to show us the property and asking them to write the offer for us. This has worked out when competing with multiple offers, since the sellers broker doubles her commission, she pushes for our offer to be accepted.
Great video. Just one small detail I would have to disagree with. David Friedberg mentioned that the buyer doesn't sign a contract with an agent, this is not really factual. Most agents will require the buyer to sign a buyer agency stating that the buyer is obligated to pay the agent which is typically paid by the 2.5 to 3 percent commission being offered by the seller.

Yes, buyer’s agent is worth more than a sellers agent. I’m not kidding you when I say the LISTING AGENT does 3 hours of work. And they are so entitled to a commission. Buyer’s agents also shouldn’t be making commissions that high. It’s a nightmare

You're touching on the problems with what is the VC industrial complex - which in part suffocates-drowns out (or buys out; consolidation) viable competitors who can't outpace injections of $100s of millions of billions into a space - killing off all of the small home-grown "mom and pop" offerings.
I took that more to mean that most startups have -100% growth (death) so you need the few winners to make up for all the losers

This is incorrect, Congress does not need to act to enforce the provision. Congress can act to remove the effect, however, only by a 2/3's vote. The provision is self executing.

As a realtor for over twenty years, When the market is easy like when Friedberg and Jason sold their home and have buyers already lined up to buy, then I would say negotiate fees with realtor or get attorney , because issues can still arise for both seller and buyer. Buyer brokers protect the buyer from overpaying , finding financing, help with due diligence, and help resolve issues that could kill a deal if an experienced agent isn’t there to help. Currently , with limited inventory and rates so high buyers really need help with even finding a home. Therefore, Buyer agents can work with a buyer for a lot longer then a selling agent. Many Buyers , also , can’t find a home that meets their needs , or don’t have market expertise , or can’t make up their minds to what type of property they really want or cost involved in owning a condo vs single family. The seller agent is not there to protect the buyer. Also, The selling broker cannot be a fiduciary to both seller and buyer.

The Red Sea situation. There are 4 players who have a direct interest in keeping this shipping lane open . Egypt losing fees from the canal. Europe paying more for transport for goods from the Middle East and China. So why is the US leading this charge? If this continues it only helps the US by making our products cheaper via transport

I can’t believe Jason and Friedberg (disregarding the one minor point of clarification you made, which really totally ignored every point both of them articulated) didn’t engage with Chamath and Sacks on anything they said. That is the problem that I have with smart Democrats. How can people claim to be enlightened or intelligent without the willingness to engage with those that are well meaning, well spoken, intelligent, well mannered individuals that happen to disagree with them on a political issue as large as denying the opposing party of their leading candidate for President? We have bought two houses without agents… one was years ago as a “contract for deed” transaction and the second was because I saw a house while at a yard sale and told the owner to contact me when she as ready… I got a call some months later asking if I was still interested… we closed at a title office and I secured my mortgage at my bank. Further we sold the first house direct without an agent… we just put a sign in the yard “for sale by owner”… it sold in a week. Another technique used often when credit is tight is where the seller takes back a second mortgage i rent with option to buy offer… both require contracts best handled by an attorney… the attorney fee is much less than a realtor commission.
Loved the points about focus on good products and services and build a real business.
Also loved the analysis of the banana-republic-state, CO decision to skip due process.

Once again Sacks is the only person who truly grasps foreign politics here. Challenging jcal’s “houthis will be dealt with” claim and giving the people the ACTUAL reality is what more people need - especially western audiences who often ignore and disregard guerilla groups as simply nuisances (just like they did in Vietnam, and countless other non-western groups). The only long term solution is a diplomatic solution in Gaza, ceasing war.
The idea that these guys think we aren't already "at war" with the Houthis over this just goes to show their FUD regarding foreign policy and military strategy
I've been following the situation in Yemen and the war in Syria (which resulted in the strengthening of the "Axis of Resistance " that they are part of) for a decade+ now. That includes the US intervention in Yemen during the Obama admin and the Saudi battle with the Houthis. The Houthis can be "dealt with" but at great cost to the civilian population if major bombing campaigns are conducted and/or great cost in casualties to ground troops who might move in to take over their territory. Also great political cost to anyone who attacks Yemen.
However... the Houthis (and Iran) are losing political capital every day, rapidly, as they attack seemingly random ships and disrupt a major shipping corridor. Like Hamas they don't seem to give a damn about the civilians. Look at the dissonance of having and using an arsenal of expensive weapons while people starve. That's not sustainable. And more... too much for a yt comment. Bottom line is that it is possible to "deal with" this issue but the costs are high. Forcing Israel into some kind of agreement ASAP would cost less in the short term. But it won't solve anything in the longer term unless a more comprehensive agreement is made in the broader region. People have been trying to do that for decades.
One more thing: while Sacks did show that he understands the situation to some extent, iirc he didn't offer any solution. Jason was more focused on a solution, whether or not it was realistic. Sacks was more focused on shooting down that proposal, it seemed.
@@JoanneLeon I agree I would love some more discussion on this. I think overall they don’t spend enough time on this topic, at least long enough to come up with strategy/thoughts on ways forward. For the last few weeks the topic has largely been skirted or just used as a side tangent for some other story. Also I didn’t see Sack’s shooting down as purely negative, just being clarifying that the situation is not as “simple” as jcal was making it out to be (IMO).
I would love for them to spend more time and also bring some other perspectives on the overall situation to find a realistic landing place for this entire thing. I think the guests they brought on for previous episodes have given largely homogenous perspectives. And we haven’t had the “hard discussions” with the other perspective.
@MosabElagha I can understand why some people from the region would like more attention and discussion, analysis of the Israel Palestine issues and the broader Middle East problems. But honestly, from my own experience most Americans really would like to disentangle from that region almost entirely. I keep hearing that the vast majority of the populations there hate us anyway, so wouldn't it be best if we just disengage?
At the same time, both "sides" of the current crisis (there's always some crisis) demand more attention from not only our government but our population too. The propaganda has been dialed past 11.
I don't think you'll find solutions here. The people of that region IMHO need to figure this out, decide that there can be more peace and productivity, make the compromises and get on with it. Nobody but the people of the Middle East knows what those solutions are. And in my (probably unpopular) opinion, the Axis of Resistance isn't the answer either. Axis of Resistance includes Russia and China who have only their own interests at heart. Axis of Resistance - their entire existence depends on constant war. If there's no conflict they lose support, funding etc.
But again, we are not the ones who will be able to figure it out. That should become more and more obvious to all interested parties as time passes. We're pretty much done with it. It will be better for everyone. And the people of that region can then start looking for the real underlying problems rather than putting all the blame on the boogeyman of the day.

Great segment on the NAR lawsuit! Besides flat fee MLS listings (& discounted full-service listings), you should also mention buyer agent commission rebates. For example, your buyer's broker rebates you 2/3 (at Hauseit) of the buyer broker's fee, and thus the commission can be compressed on both sides. Would love to share more about how this works if you guys have any questions! Thanks!
The NAR legislation isn't going to have that great of an impact, unless they do something drastic like outlaw buyer brokers altogether. Then you'll have the UK model (single-agent, listing agents only), and just like Sachs mentioned with travel agents, natural competition will bring total commissions down to 1-2%.
In the current set-up, discount brokers (i.e. flat fee MLS, agent assisted FSBO, broker commission rebates) have been around forever, and already compress commissions on both the buy and sell side for those who bother to do their research (like Friedberg).

I'm a big fan of the pod, but I wish y'all had done more research into how real estate agents, transactions, and brokerages work before speaking very broadly on the topic. You all are exceptional individuals who produce a lot of revenue for your lawyers, and expect service that goes above and beyond. For the everyday American buying/selling a property, oftentimes the lawyer (and firm) act as a contract mill and do not complete extensive due diligence sufficient to replace a hardworking real estate agent (they also drag their feet in communicating with clients). I would really appreciate it if you sent an intern or employee to interview (or even shadow) agents at different price points and understand the nuances of the industry and huge risks taken by agents and brokerages and report back to y'all, even if it doesn't make it to the pod itself. FYI any successful buyer's agent that values their time will ask that their buyers sign a contract and agree to pay the buyer's agent fee if the seller doesn't.

We bought a home by putting a flyer in homes we liked in case they would like to sell; and we sold the home by putting signs at the entrance of the community. Only fees were paid to the lawyer and inspectors. Never taken any lessons and it was before TH-cam, or even Google. Done based on nothing but common senes that somehow uncommon. People tend to do what they imagine that they are told, and not actually told to do.
I have sold two homes "by owner" and also purchased two homes in the same manner you describe: putting flyers on homes we were specifically interested in.

typical brokerage comissions in Germany are 6% or more depending on the state. the state with the lowest commission may be below 5% , but definitely not “typical”.

Absolutely. I lead a product team and without a doubt, my experience with offshore has been borderline horrific.
I’m not sure how you can generalize to that degree. I’ve co-founded a company that grew to more than 300 ppl (half of which were devs). I hired more people and built more teams than i can remember.
We were a remote company and hired people from all across the americas, europe and Africa. We found talent everywhere. If anything, my personal experience is that I had to sift through US candidates more thoroughly as they were much better at selling themselves than others, but when put to a task, they were no better or worse than the other candidates at their level.
Just because you have a hiring process that yields good us hires, doesn’t mean the same process is yielding you good non-us engineers - it very clearly is not.
So i’de say try different things and identify why that is the case rather than assuming ‘us devs are better in general’ cause i can assure you talent is globally distributed.

As an adobe customer I’m annoyed by the Figma deal falling through. Adobe has one of the best Subscription models in terms of bang for your buck. I don’t want to pay another figure/subscription to another company. Monopolies can be beneficial for customers especially in the creative community space who are notoriously underpaid and lack coin. Something I don’t think the SEC has taken into account.
I lost everything over voting for Trump. My apartment, job, banks closed my accounts and idkwhy, and my family even went so ar as to set me up to lose my son and ostracize me from the entire family. My cousin who I lent 2,5k to help him retain a lawyer to get custody of his son, once he heard, told me to ask trump for the money back he borrow if I loved him so much. I was homeless for 1 year and sick during that time. I'm still trying to fight out finacially but Thank my Lord Im alive and still fighting to live. I speak to none of my family and hopefully I can get somewhere before the next 15 yrs. God bless all and great interview.

There hasn’t been much commentary on the voters who brought the Colorado suit. Four of the six voters brought are Republicans and they’re backed by CREW, a left leaning watchdog group that was dropped from the Democracy Alliance in 2012 because they are “apt work outside the Democratic Party's infrastructure,” according to a HuffPo article cited in CREW’s Wikipedia page.
Hmm. As a Broker I can see a ton of lawsuits coming down if home owners start selling their own homes. People already sue indiscriminately in housing. Everyone knows commissions are negotiable. Only bad or new agents negotiate because agents know people who negotiate will squeeze the life out of you. You also have to understand, one deal could make an agents year. Agents getting paid for all the free work they do which is a lot!
IMO, the besties really over simplified what realtors do.
Not to mention, majority of real estate agents make less than minimum wage. Imagine a bunch of billionaires going after a bunch of McDonald’s workers. This is basically what’s going on here.
It’s a great example of rent-seeking. The industry will likely shift to flat fees for brokers rather than % of the gross. Generally, the brokerage industry will collapse because it was operating on artificially high profit margins all along.
In Wisconsin, we used to be able to do a for sale by owner through Zillow. Then the realtors came in and started flooding our legislators with money so now they say you have to go through the MLS to list your home. That’s garbage. I have sold two homes on my own, opening them up to the public. Showing them just as a realtor would, and was able to sell both of them with no real estate agent fees, but paying a lawyer to review every offer and every counter offer. I organized all the inspections myself, and as part of the offer it was determined who was to pay for those inspections . I set it up with my title company that any check of earnest money would be payable to them, and not to me as an individual. So any buyer who put down money knew that the money was being held by an independent source. It takes a little work, but Ipayable to them and not to me as an individual made buyers very comfortable. So any buyer who put down money new that the money was being held by an independent source. It takes a little work, but I saved myself in excess of $50,000.
@@PamGrundman yes, you did all the “work” of an agent. The commission pays for all of those things and more. Sure, you can do it yourself but, I can name a bunch of examples of why that model won’t work in every case. Having someone in your corner that has been through the process numerous times can also save you $50,000 +. No, I am not an agent but, in my experience of at least 2 home transactions I was in, my agent was invaluable handling affairs for me while I was away on business.
About M&A, Friedberg said it right. You can' take Adobe and Figma as the norm. That is a market with few dominant players (if not 1) and Figma was relatively established (in its niche). Big companies can still acquire startups, if they don't create a monopoly and if they buy them early enough. It might be good for startups, actually. Earlier exits.

We have had success with calling the listing broker to show us the property and asking them to write the offer for us. This has worked out when competing with multiple offers, since the sellers broker doubles her commission, she pushes for our offer to be accepted.

Great video. Just one small detail I would have to disagree with. David Friedberg mentioned that the buyer doesn't sign a contract with an agent, this is not really factual. Most agents will require the buyer to sign a buyer agency stating that the buyer is obligated to pay the agent which is typically paid by the 2.5 to 3 percent commission being offered by the seller.
I love your podcast! It's so much fun. I even learned a few things I'll never use unless I play Trivial Pursuit. On a more serious note, I am concerned with the trends using lawsuits as weapons, using the law itself as a weapon and the access to huge sums of fast money that may prove to be financial static electricity. First a quick zap, then once spent, it's gone. The assumption seems to be there will always be a recharge. History proves this is generally not the case.
