- Here we have our most recent Historic Victorian Home in need of love, our Mississippi lady we've named Pearl. Pearl was the home of the same lovely family for nearly 50 years, and now they have given her over to our care.
We are so incredibly excited to get started with her rehabilitation (NOT renovation!) and we want to share all our plans with you.
Nineteenth century floor-plans functioned perfectly for their time, but the twenty-first century homeowner has different needs. Join us as we walk you through how to transform this dated space into a wonderfully livable home, without compromising the historic integrity of this lovely lady.
Everyone always wants to know how best to get started on their rehabilitation: well, this is it. The first and most important step is planning! Come with us room by room as we share with you where we'll restore and add bathrooms, remodel the kitchen and transform this historic home into the very best version of herself.
When we finish Ms Pearl we will be selling her. We truly feel that her highest and best use is as a single family home, so she'll be for sale sometime in the not too distant future. Will you be her next caretaker?

I’m excited to see this especially this unusual kitchen design. Relieved you will have space for a standard fridge! When you mentioned the under counter fridge, I was ooh that’s not going to be enough for most people lol!
I thought the same thing about the under counter fridge! I’ve lived in an apt with one and I hated it, way too small
It’s not a standard apartment style under counter fridge. It’s actually a double drawer with the same cubic footage as a standard fridge

When I first saw the intro of you guys holding the dog, I figured it was to keep Dilly from getting hurt.
Very quickly it became evident that Dilly is far happier basically being a large purse. Wow.

Love everything about the plans. Especially putting the fridge in the pantry to help keep the historic look. Who says the fridge always has to be a focal point of the kitchen anyways! Can’t wait to see more! 😊❤️

I don’t know if we have a spot for that one yet but it’s a good one and will definitely be used at some point.

I love this kind of video where we see all of the plans before the changes are in progress, and I am extremely excited to see how Pearl comes into her own!
The entire kitchen in an island concept is a little perplexing to me, from an everyday practicality/ease of use standpoint as a designer but that just may very well be because I have never seen or experienced one before.
I cant wait to see how it all turns out!

My son in Milwaukee just upgraded a Craftsman Style small home kitchen. They also had the window issue. Into a large pantry they added a double electric wall-oven they found at the local Habitat Restore. That simplified the kitchen a bit. They also used a cabinet-top gas range.

I like your plan! All three bedrooms will have access to their own bathroom, and the kitchen will be period-appropriate to the greatest extent possible. You are fortunate that the fireplaces with their lovely tiles are still intact. I look forward to see it take shape.

We live in a 1885 Victorian house in Southern Indiana. Our kitchen has 2 very tall long windows and four doors. One goes outside to the back porch, another goes into the dining room door three goes to a side hallway and door four goes up the back staircase. It was quite a challenge when we were designing our kitchen. Oh also the kitchen is only a 15 x 15 room. Good luck, the house will look amazing.
It is the perfect size house, and perfect size job to really enjoy restoring. I used to love subway tile, years and years ago. Before it became the rage. Now I still like it but it's getting old, it's in everything old & new now. The features in this home are just remarkable, love the blue tile.

It is so great that the two of you together enjoy this "hobby" of restoring and renovating historical homes. So much better than just 'flipping' for resale. I kind of envy you as you recreate these old beauties and actually turn them into functional works of art.
Love what you are doing with the house, love the idea of reconfiguring the pantry space, love that you pass on the cabinets to others rather than destroying them, love your overall design and sense of updating while honoring historic elements. This video has inspired us to do a total walkthrough and plan where our bathrooms will be, and the modifications that will need to be done in the kitchen. Good news is we are starting with a blank slate as those areas were gutted in our house years ago. Currently working on our exterior-as there’s so much we have to do there before we can even think of electrical and plumbing, let alone the bathrooms and kitchen! :)
I love your doggos! Very cute Poms. I love to cook and I like kitchens that have a lot of space to move around and one that has everything you need within arms length. So I'm excited to see what you do with the kitchen, after all it is the heart of a home.
The plans are so innovative! Especially love the idea of using the big kitchen pantry for "modern" appliances. Brilliant!
I live in an old rental, and the two bedrooms connect to one another as well as connecting onto the main part of the house. It reminds me a bit of this layout.

I love your ideas. I, as a single woman, would use the “master” as a library/office, the larger other as my bedroom, and the smaller as a sewing/quilting room. The only thing I would change is the kitchen. My dream is a chambers stove. Yes, I know it doesn’t fit into anyones budget, but when I retire I want a kitchen I can fit one of them into 😁. Other than that, your plans sound perfect. Yes, I am also one of those odd ones who love wallpaper and feel anyone who “opens up” an old house, paints all the woodwork, paints all the walls grey, and then covers beautiful old wood floors with gray fake wood has committed a crime. Thank you for what you are doing.

I totally agree about the hallway. I grew up in my grandmother's house and there were no closets, no hallway and originally no bath. But we did have a claw foot tub!! I thought it was a swimming hole as a child! We also had this triangular fireplace that was open to 3 rooms!! But there was a coal furnace, we're talking middle TN a hundred years ago!

I truly love all the windows in the living room, I love natural light and the living room seems to have just that.. sooo pretty
The pantry is an unbelievable find!!!! If you gut the shelves and take about a foot from the China cabinet, you have room to put a small counter top which is great for like a coffee or tea spot with trash recycling and compost underneath. It might not be possible cause of the age of the house but even a tiny sink in there would be unreal as far as day to day use so long as you can install hard wear with a hose option. There would still be plenty of space for shelves because the height and layout. You could install one to three bars across the window and maintain an herb garden. If you don’t use the counter for a coffee spot on top and trash below it could be great great storage for kitchen electronics or even a little dog feeding spot with storage for dog food too. There’s so many options in that space

That plans for Pearl sound so good. I chuckled when I saw the pencil sharpener, my grandmother had one on the inside of the doorway in her pantry. I remember many a trip to there while doing homework. 😊
Love your plans. Pearl is going to be once again a grand lady. I can’t wait to she her finished n glow. I was a little worried in the kitchen with a small refrigerator but when you mentioned what will be in the pantry then it all came together. I’m so excited for you both. A lot of work ahead but we’ll worth to save every old house that deserves to live on in the 20th century.

Looks very much like the fireplace in the house where I grew up. It was a bit more elaborate . I still have the top shelf , which my Mother used in her new for many , many years. I loved the Victorian fireplace. The front door and stair landing window originally had stained glass squares around the perimeter. I love how you are really thinking it through. I will be very happy to see your progress. From 👵 2. U

I'll be really interested to see how the kitchen functions with all the goodies in the middle of the room. Not saying it's wrong, and it is a good solution to the issue of the low windows; I just am really curious to see if it increases how much you have to walk. It could very well be that I'm not seeing quite what you have in mind, either. You guys always do the most interesting things! We dealt with that low window thing in the house I grew up in, which was a colonial-style exterior with Craftsman/Victorian detailing inside, built around 1900. The kitchen originally had 3 doors and 2 windows in it, and I don't think it was any more than 12x12. We closed up the side window (which wound up inside the attached garage anyway) and put the stove there; the one that was left was a front window, which couldn't be messed with because it was a front window and would have destroyed the symmetry of the facade. The solution arrived at was to clad the back of the cabinet that sat in front of the window in copper.

I once saw an old house that had all the trim around the doors and floors painted - it was all off-white or creamy and throughout the house. Yes it was painted but it tied all the house together when all the rooms were done in different wallpaper, or paint. So everybody don't freak out when the trims painted it still might be alright.
For a refresh it still seems like a lot of work! LoL I know you will do a great job making this house more functional. Studio Green is one of my favorite F&B colors! I look forward to watching it all come together.
I love old homes. The fireplaces, pocket doors, French doors, large rooms are great. I try to imagine living in one of these homes.
Thank you for sharing your vision for Pearl! I can't explain it, but something in me wanted to take the Sunday School light fixture and put it in the room you're calling the Dining Room and transform that room into a kitchen... It just 'felt' like a thing to do. Of course, I've never done any restoration and don't claim to be anything but a loyal fan and viewer. Can't wait to see the transformation!
