Thank you so much for this information, I had to learn everything the hard way after taking over my late mothers property. It was such a challenge but things are better now. One thing I've learnt that it is so important to state the rules and regulations from the get go and everything must be ON PAPER. Another that has also helped is praying for the kind of tenants you want that has given me so much peace because I am saving myself from unnecessary warfare. I would rather have no money coming than money that gives me headaches😅

Thank you so much, although the Pei act favour's the tenant, its cruel someone locks your place & leaves without a notice while you have to continue paying the bond & rates & you not allowed to change locks, eviction can take up to 2 years, its crazy.

The problem a land lord is cumbersome task of eviction deliberately placed into law by Government. As Dawie Root the financial guru has stated, property in SA is not a good investment. Also with Expropriation without compensation still.on the horizon my investments are going overseas.

In my experience, you can do everything right, follow all the rules as the landlord and still end up with a horrible tenant. Always pray for LUCK...!

If may ask if property is into your business and financed. Don't you get a tax benefits of tax free. How does it work if you fully financed the property not as an individual

The PiE AcT favours government. It places a duty of providing accommodation which is of the government on a private person (the landlord). I’m still waiting for a group action to tackle the PIE AcT. It is actually unconstitutional and if it were to be taken to task. Actually it would be correct if the landlord was to collect rents for the period in which someone is not paying him considering such a duty is not of the landlord but government
