When your are thinking about purchasing a tract of land to hunt on, you must carefully consider its value, its potential for improvement and potential as an investment. There are important things to consider when buying hunting land, land for investment or land for homesteading.

I have 120 acres near a lake in Alabama and had 40 acres logged back last December and I’ve been thinking of ways to make money from it besides timber

I like farmland and timber land. but it has to be productive to be valuable. These land investments can make low or no taxable income while you hold it. High population growth areas are a good bet since development pressure can drive up prices. I think productive farmland is a good investment long term. I have been saying for years that good hunting land is going to be in great demand and it is definetly true. Guys who bought land in the Midwest that nobody wanted for farming made out like bandits. My rule of thumb-you make your money when you buy it. No matter what, you have to buy right in the first place.
