That apartment is like a palace.
That Italianate style strikes many of us in the West as kitschy. The kitchen is just ridiculous, and impractical. If I had 3 million lying around, I think I'd find 1000 apartments to spend it on before this one. Interesting to see though, and you can't argue with the location and view.
Yeah, I still think it is overpriced even at 2.5 M

There must be sellers anxious to take any deal to secure dollars ahead of the “threat” of Odessa falling back under Russia
You will be surprised, but VERY FEW people are willing to sell these days even 10% below the market price. Bargain prices were maybe in March 2022, but still people were not selling much at that time, but after May 2022 prices returned back as they were before the war.
If you look at Odessa these days and especially Arcadia area you will understand that nobody is afraid of raschists at all 😀

Odessa has no reason to fear rashists. I’ve been visiting Odessa for 15 years. I’m not surprised Zelensky hasn’t bothered trying to filter Odessa residents. The city would lose 3/5 of its population to the Ukrainian Gulags! 2014 was a terrible year in Odessa. I was present during the trade union fire and as a westerner, with all the devastation my country has caused around the world, I honestly couldn’t bear watching that fateful event. I knew at that very moment, Ukraine would turn into Libya. I pray that Odessa architecture survives. Thankfully there’s no AZOV base in Odessa like in Mariupol.
