In Nebraska you can do wholesaling but you have to have a licensed Real Estate Agent to sell the contract. There is no way around it. They passed a law you don't get a equitable interest in a property and you can't assign it with out a licensed agent. So just offer an agent $1500.00 to handle the transaction or sell it for you or a percentage.

If you offer 70$ and they say no then you don't have aby room for a counter and you get stuck. Shouldn't you offer at least 20% below that so you have room to negotiate?
No because the buyer will see the price himself. It’s already an agreement in the contract for you to get your cut before the house is even bought. So basically the buyer will always know what you’re asking for before the deal is even made

You don’t need a license. I wholesale in Chicago. You just need an investor friendly attorney and title company
You can double close also but you need to price in that cost in your deal

If you plan on using the money to buy your next rentals then yes but if youre pocketing it then no reason to spend the money until You get a few deals

I would say it’s best to have an llc as early as possible. Anything can happen and you want to protect yourself with an LLC
