I started watching your mansion tours that I can't afford and got spoiled. This one is a perfect size for my family and the pool is gorgeous. The light bright feel of the home feels like a tropical paradise. The reflective glass is also great for curios neighbors.

I love how the videography minimized the spectacular shots on the callipygian accent of the neon green pants and brought focus on the highlights of the beautiful home with staccato insertions of those magnificent B-rolls.
Really a 3 bedroom house, the first room is more like a storage closet. I would combine the 1st and second bedroom so theres 3 good sized rooms. I would also raise the height of all the counters, they look low.
i agree, even the cabinet in room 2 was awkwardly place. I just hope it ain't fixed furni tho.

Bedrooms are too small, and there are lots of upgrades that are needed, like the fences and doors to the closet. Lastly, the locations are far away to be considered 16.5 million price range.

Becareful using the term "affordable". 16M pesos is an enormous amount of money in the Philippines.
16M is affordable now a days if you get a loan. If its in Manila it is very cheap.

Considering the specs of the house. It is actually relatively affordable. I’ve seen 20M houses that were very unpolished and didn’t even have the same features.

The brokers are hoping a foreigner who doesn't know any better will purchase the house. Also, we have no idea what this house is actually selling at. The brokers routinely put up a much higher price than the actual selling price to make a huge profit.

16.5 M murang mura na sa lot size at sa bahay na ito. Marami dyan presyohan 20M plus pero mas maliit ang lote at hindi maganda ang finish. The only thing na pangit sa bahay na ito e yun pagkakabit sa split type AC. pwede naman hindi kita yung drain pipe. Yung samin hindi naman ganyan itsura malinis mismong ac unit lang yung butas hindi kita. wlang expose pipe sa loob.
If the Government in the Philippines would allow EX pats to own property even if they restrict it to build a home say 2 or 3 acres max or their size comparison. Homes like these might sell.
As a Foreigner you are Not allowed to Own Land in the Philippines, When it comes to buildings your only allowed to own 40% of any Buildings the other 60% must be shared ownership with a Philippine. The only way is to trust a Philippine citizen and thats a Huge mistake with high risk as they can easily scam you, The other way is in a Company Name , Again the company must be trading by Law and Show running costs etc, Thats a lot to take on if you have decided on early retirement.. If you buy in a company Name there are huge TAXs involved also, So not worth it, RENT DO NOT BUY…

I like the house. I do not like that they skipped installing central AC and provided not one tub to soak in.
There is no such thing as central a/c in the Philippines unless you custom install it....which would be very expensive. Central a/c is common in the West because our houses already have the heating ducts in stalled....it's not like that in the Philippines because heating your home is not necessary.
The swimming pool is nice but the price is more nicer😅

Well security is a problem with this house. There aren't enough bedrooms on the first floor young children and elderly people can't be walking upstairs. I don't mind the style the house the bathrooms are big enough in the showers are big enough. The master bedrooms not big enough. The style the house is pretty clean I didn't see any ceiling fans. The kitchen was awfully small. Like you said there's no bedrooms there's not a lot of bedrooms on the first floor.
I would redo the entire 2nd level. Rooms are too small compared to the huge hallway that is too small for a family area. Also a carport without a roof is just a parking lot definitely need a roof to shield ur car from the heat. Overall its overpriced because of some bad design issues

The wardrobe not next to the bed,how about the pantry,under the sink in the kitchen does it has cabinet,pantry next to the toilet.wardrobe at the masters bedroom in the bathroom,i rather have it in the bedroom.i want another bedroom downstairs.

You could build this house for a fraction of the price. Most likely this home cost around 6-7M pesos to build including the land and the interior decorating.

Yes it’s a nice house, but it’s not worth 16 million to be honest. This house should be $7 or $8 million nothing more nothing less. I don’t care what all of you say, i hope who ever buy this house will be happy spending $16 million, i won’t even if i have millions to spend.
