That land owner is lucky to have found you....most people would have done the bare minimum and left the property with a lot more work left to be done and the landowners looking for another contractor to finish the work. With that sort of integrity and work ethic, you will probably be getting more work than you can handle real soon Brock!
You did a fantastic job on this project man and some of us actually understand that your not complaining on these videos your actually just explaining the process and that’s great. Don’t listen to all those other knuckle heads giving you grief. I think the bud was low but your right it’s hard to give an accurate bid when the grass is tall and you don’t know what’s hiding underneath. Overall you did a great job on this project! Dumping/disposing debris like that always seems to be the biggest expense for me doing stuff like this. It’s crazy the prices landfills want now to take debris like that.
I’ve been using it as fill but obviously that is on the long term solution I think that the local landfills will still take about anything without charging much around here

Massage that land owner and your price,and give that lot the final power rake and prep for seed.Seeing that it's newer home build,get a sign on the job after your done.Advertising pays.Just my thought.
You know my friend from mistake you learn .but to much equipment for so little money.but the good part is that you didn't give up on the job that shows your responsable person be careful next time .
As a property owner I understand unforseen issues and the fact you were trying to save them money. If they have it in the budget offer them the opportunity to have you power rake it. That will even out most of it.
As a longtime ( 38 yrs ) contractor I know your gonna run into 'unforseen ' items that need to be addressed. After years of "Eating" the extras I came up with a very simple estimate formula that left room for a mutually agreed upon adder to the estimate for work that was unforseen or out of the scope of the original estimate . Customers generally are understanding . Payment and handshake time is much nicer when there are no surprises when explaining the agreed upon 'Extra ' charges. Your learning Brock , and you will do very well with this " Other carear " ....just don't sell yourself short, #1 you absolutely have to be profitable ( Net ) I love the channel ! pc

You may want to bid with an escalation clause. If for example with the mulch you found debris underneath which clearly wasn’t mulch. The customer should have also realized you did more and offered to pay accordingly. However those times have passed and most people are not like that nowadays. How sad.
@@RockhillfarmYT yes indeed, used to do construction work. First job bid on a shingle roof job and underpayment bad in three or four places and needed to be replaced. Well didn’t want shingle failure from shoddy workmanship so I fixed it right. Didn’t make much on that job.

There's more to a job than just money. A sense of accomplishment should be a part of any job. There's no way I could have driven off and left that job half finished and felt good about it. As far as the bid goes, hindsight is 20/20. The lot looks fantastic compared to what you started with. I hope the landowners appreciate what you have done, and give you a good recommendation.

If a locator miss marked a line and you hit something, the burden of proof will be on you if the marks were not renewed (statute 66-1804(c)). I’m not nit picking, just make sure to cover yourself. I would Have immediately went to the homeowner with what was discovered. that is what change orders are for. you HAVE to charge for your time, and equipment. at $1300.00 for that job, they were taking advantage of you and they knew it. its min $1000 per day just for the skid work, the hauling and trucking is additional. I understand you just want to get jobs but sometimes they arent worth it if you arent making money.
Do you have any clauses in your contracts to protect you from unforeseen situations? Like for example if you bid a job with 6 foot grass on it and the job ends up turning into some thing way more expensive than initially thought. Also, where did you get your contracts? Did you pay a firm to make custome ones or did you find something standard online? Also, do they sign it before the work begins? Thank you
Is the purchaser unable to walk the land prior to purchase? Seems they failed to do their research and that's not on the seller. Everything you showed is fixable with a few more days of work. Not really a big deal considering how great the yard will be when done.
Completely random question. Do you use anything else but Facebook to advertise your tractor business? I've been looking at the other social media stuff, but I honestly don't even care about Facebook besides the business stuff.
I haven’t done it yet but a couple of other people told me they have good luck advertising on Google. I do that for my other business and it works I have issues with Facebook but I do so much advertising on the platform that I am tied to it

That Box grader attachment is called a "Gannon"
Common name for stuff like that usually varies regionally. I bought mine from John Deere and they call it a Box Blade

How does the Harley rake handle hitting a sub grade stump, or large roots?
It starts bouncing but you’ve always got your hand on the joystick and can pull it up really quick as soon as you hear a change in the noise.
Make sure you get utilities marked, didn’t see any in the video, maybe I missed them.
They were marked when I showed up the first day which was several weeks ago. Nothing on the side of the property I was working

I am not using contracts. I think it is smart thing to do especially when you’re bidding high dollar jobs with complications, but I’m not doing it yet
